  1. worldangel: the unit is vacant because the owner got married last year and move to stay with her husband =)

    sand: not sure all condo 3 months or not........ because bank tell me they need 10-12 weeks? if i buy CASH, then 4 weeks..... haha......... no $ buy cash la

    booy: it's at joo chiat place... actually i din bargain.... i just view the house at 12pm.... then my husband like it cos the unit number is the same as his parents' flat... then 3pm my mum go and see.... she say ok...... then 7pm my dad go and see....... and ask me quickly issue a cheque. then i just issue the cheque and ask then agent help me lor. but of cos during the time in between i went to check the valuation price with the banks la.....lol.....


  2. Your house is a condo? Come with built-in cabinets in rooms and kitchen?

    Are the floors in living, dining, kitchen and room already done?

    ya it's a condo........ comes with cabinet in rooms and kitchen......

    marble living room and parquet bedroom.......

    however the previous owner is still single when she bought the house........... so the kitchen is totally brand new........ but the living room and bedrooms has been ID-ed by her....... but it was soooooo........ 'single'....... not suitable for couple and kids.....

    therefore need to re-do.... =)


  3. After 3 years of waiting for property price to come down, we finally get our apartment within 2 weeks of intensive house viewing.

    It's totally god's blessing because we need to move in to our own house before our wedding next feb. Therefore, after viewing this house, we offer a price which is 65K below the owner's asking price. The agent was shocked when we offered a 1% deposit of our price on the spot and 'force' him to pass to the owner. After one week of praying, the owner accepted our price. =)

    Anyway we are first timer buying a house, and i really dunno what i should do now. I can only collect the keys 3 months later, and need to have the house ready by end of the year.

    please advise

  4. Just to check....... my husband and i are believers of feng shui..........

    yet at the same time we are catholics..........

    We are getting our apartment soon.... therefore we will seek advise from the Master..... yet we wanted to have a chirstian altar........

    Anyone did that before?


  5. u r really very brave to have exercised the OTP b4 securing a loan...

    u signed ur OTP at the lawfirm? did the lawyer advise u on the consequences?

    as a side note, pls never exercise ur OTP before securing a bank loan cos u might not know wat will happen...

    u have 14 days to exercise the OTP, it is long enuff to find a bank who can give u an LO...

    not trying to scare u... u r pretty comfortable as u have stashed some cash as backup... have u ever tot of the scenario tat the bank will totally do an extensive check on you and your co-borrowers? and tat the loan will be rejected totally? they dun even give u a chance to get a lower financing of 70%? there r such cases whereby banks totally rejected a home loan application... everyday the banks will just reject a few with poor records n other reasons... whichever bank u go to, while u r waiting for the LO to be given to u, every phone call from ur banker will be a torture to u... as long as its not telling u tat ur LO is ready for collection... so pls, faster secure ur loan now...

    hmmm..... like i mentioned in the previous post, i signed the OFFER to purchase........lol...... not the option to purchase.......

    i do understand the point about how bank decide whether loan or not loan because actually im from the loaning industrial too......lol....... just that im not from the mortage side...... :)

    so im not brave la...... is just that what the banker can excess and check..... i myself can check....... and we had never ever taken up any loan before...... so it's fine for me.

    but of course i will only exercise the OTP when my loan is totally secured or i strike toto :D

    anyway im shortlisted to 2 packages:

    SC

    lock in 2 years: first year 1.5% fixed, second yr onwards sibor + 1.35%

    Monthly installment will be awarded point just like credit card......

    Maybank

    lock in 3 yrs.

    first year 1.6%

    second year 2.6% (if i loan below 70% then 2.2%)

    3rd year 2.9%

    most likely i will go with maybank....... i shall apply from these 2 banks first and see how. =)

    u sign w/o getting in-approval principal (hope I get the name correct)?

    Just call the bank or write a email to them.

    Just remember, don't take board rate. It sucks

    Yes i had signed the OTP.

    I have not gotten the in-principle approval yet but im pretty comfortable because i had set aside cash in case my loan is reduced.

    now u said dun take board rate......... so do you mean do not take those rate that is sibor + X.XX% ?????

    dbs now having this promo

    locking period 2 years

    first year is flat rate @ 1.5%, second year onwards is 3 months sibor + 1.35%

    what do you advise?

  8. hi, im a first timer looking for private housing in D15 or D16. Looking at 3 room with a budget of $750k

    you mentioned:

    1) where or how should i go around to find those TOP or fire sales units?

    2) what are the smaller listing website?
