    Let me tell you, Mrs bepgof can endure only max 2 days then action liao. The D cup sure OUT! Mrs always allow no Mr's eye to "eat" ice-cream or tufu. Mrs always like to "eat" vinegar leh.

    we're not ready to rent out yet ... but the thought of having such problematic tenants gives me cold turkey :( feeling scared that they will practice black magic leh... :ph34r:

    Well renting room comes with both gain and risk.

    I ever got some calls from tourists who wanted to rent my room for 1 month. I flatly rejected them cos it is illegal and unsafe. The items in our house are worth much more than their 1 month deposit ($500).

    Do you actually have those house rules written down in the contract? Maybe if you impose a fine of some sort it will help?

    I know of a friend who used to rent a room from this family. They made her sign an agreement that if she smokes or anything is damaged, they'll forfeit her deposit. Or something along those lines. Since my friend really doesn't smoke, she signed.

    Fine and warning are no use one on my ex-tenant. And I rather change tenant than be like a hawk on my tenant. I just want to relax after work at home hehe. :) Your friend's landlord are not scared that the tenant will add funny thing to their water and food meh if tenant got pissed?

    After 1 month stay, she owed me rent and told me that she would pay me 2 months rent at month end but she only paid 1 month rent at month end. Thus I do not own any security deposit from her since it is used to offset her rent. She cooked up sob stories that her previous housing agent cheated her money etc. and refused to move out.

    She had degree, employment pass holder,and earning more than 2.8K. Aiyah she obviously got money to pay my rent but she didn't want to. Once, she said she had 1K in her posb account and few thousands in pounds.

    Even for moving out, she told lies. She said she would move out , mop room floor, let me inspect room and pay for any damaged item on a particular date. She secretly moved out 1 day earlier than that date while we were out for lunch for 1 hour LOL. Her room was never mopped. Good thing was nothing was damaged in the room.

    Hope she would not be too "mean" to her future landlord, she forgot that we knew what is her company in Singapore from her emp pass, we can easily visit her at her office if we want. :rolleyes:

    I am not going to rent out my room anymore. Peace is more important. :sport-smiley-004:

    p/s: I also had 2 nice ex-tenants before. God is kind.


  4. I caught my female tenant in her early 20s showering without closing the bathroom door at night several times. I also caught her walking around in my living room in only her bra and panty.:notti:

    I told her that her photos may appear on STOMP and requested her to dress properly in the house but she didnt listen

    She also cooked and smoked in my house, although cooking and smoking were not allowed. During signing of lease, I already told her about these house rules and she agreed at that point in time. Whenever I reminded her not to cook or smoke, she would just argue with me. She poured her food straight into my kitchen sink and left her dirty plates in my sink for days. End up I would wash the plates for her. She used my washing machine machine 4 times per week, I closed 1 eye to this part and let her be.

    The last straw was she refused to pay her rent, so I asked her to move out within 1 month.

    The reason why I only sign 3-months lease with my tenants is to make it flexible for them and me to change tenant and landlord if we are not happy with each other LOL.

    Before you sign, toilet can flush.

    After you sign, toilet cannot flush?

    When buy resale, most ppl will be worry about ah long problem.

    Stuff break down, still can use $$ to solve it (like buy a new one or repair it)

    Ah long problem, is a long term war issue.

    As what forgotten has mention early "For resale, the condition is simply what you see is what you get."

    Even our world class shopping centre, ION's toilet bowls couldn't be flushed properly yesterday, let alone the resale hdbs where owners have been staying for years LOL.

    Yesterday, ION suffered from low water supply problem and had to close down all 8 toilets! No water to flush toilet bowl :P


  6. I am a buyer of resale flat too. I got the following info from the correspondences between HDB and my seller when there was toilet leakage problem happened and repaired during the period of OTP to second appointment.

    If later the leakage really happen and cause by upstair unit, you may report to HDB branch office. They will send an officer for inspection at both units. If repair work is required, HDB will assign a contractor to perform the work. You will be informed in writing on which day the work will be executed, and the contractor's contact.

    Payment wise, HDB 50%; upstair unit 25%; downstair unit 25%.

    Hope it helps you. One thing to take note is I am not sure whether this is a by default payment method, or you have to go through some channels to apply for it.

    My inlaws' upstairs neighbour unit leaked onto their unit years ago.

    Yes. Their payment wise was also : HDB 50%; upstair unit 25%; downstair unit 25%. My inlaws paid $100+.


  7. Hi forgotten! I don't have kids yet! I'm still pretty young, just that I'm moving into a new house with my own room, Haha. I was actually thinking of getting a black velvet fabric for the bed frame. Bed bugs would even affect platform bed frames? I thought its in the mattresses itself?

    Yes, Bedbegs like to live in fabric. I read it somewhere. You can google about bedbugs' online and learn more about their "hobbies".

    Some bedsheets and mattresses at hotels tio bedbugs, then the bedbugs can migrate to our homes through our clothes in our luggages :bangwall:


  8. PU - Easy to clean. I can wipe off stains with a wet tissue.

    Fabric - Fabric absorb stains, hard to clean. If you have kids, fabric is not recommeded. Fabric beds "Tio" bed bugs more easily than metal and PU beds in Singapore too.

    I am more of a practical person, and super scared of bed bugs, so my current platform bed frame is PU type.

    my MIL install system 4. all the rooms aircon switched on less than 10 times last year. in fact this year.....only switched on ONCE during chinese new year :bangwall:

    My aircon usage pattern is like your MIL hehe. My area rains almost daily, so fan is sufficient for me.

    I know I won't get to save much on the electricity bill. But I will still get inverter aircon for my next house. Reason is that the noise from my current non-inverter aircon compressor is very loud, especially if it is right outside my bedroom windows. I want a good night sleep.


  10. How rotten door discuss until nuclear energy?? Can come back to earth and recommend me bifold or multi-fold doors? Can a bi-fold reuse the door frame? Where to get cheap and good bifold door?

    I find Bi-fold door more lasting than multi-fold door after using both types. Yes you can reuse the door frame.

    As for the door vendor, I let the other forummers recommend.


  11. To be frank, have been to more than 30 countries, saw and stayed in all sort of hotel/motel and living quarters, stayed oil rig platforms in the middle of sea, boat cabin onboard parked parked & decked in middle of river in Brazilian jungle, camped at various parks and mountains.......

    There is no one place as safe, as secure, than the place we called "home".

    Put some weight at the bottom lah. I've been to many hotels, see many different kinds of showering curtain...

    Tell you one "secret", my home's storeroom has no door, only a pull up/dowm blind.

    Think you have tried staying in all places, left only nuclear plant lol. :rolleyes:


  12. In the past, HDB blocks sometimes had 5-room flats along the corridors and 4-room flats at the ends (I guess this was one of the few ways they could get people to chose corridor units over end ones), and it sometimes resulted in configurations like this:

    Where the flat ended up being wrapped around the block's central staircase. Must be a bit scary hearing people walking up and down the stairs at night while you are sleeping in your bedroom right next to the stairwell... :(

    Woah I wonder who came up with this layout! Yes, it will be very errie at night.
