    BUt if I choose white or cream, its good to look at but not easy to maintain :(

    Hence, we chose a colour thats in between...its call 'Stone'.

  2. my contractor always said that he came across alot of problems like my kind. And always tell i don't know how the market goes. How can a renovation contractor talk such things to me, how can i accept such reasons. He said to me : "don't worry on your floor lah, what if i really put cardboards, if after putting cardboards then got damages or scratches i also need to do for you, so what's the difference between lay and don't lay"! How will you feel when you heard this kind of conversation by him. That contractor looks decent when first approached, after received the money all sorts of things just push to me instead, like i am an idiot don't know anything. Some chinese called "JIA WA SA TU COW". somesort like "EAT YOU ALL THE WAY SO WHAT, YOU ALSO CANNOT DO ANYTHING TO ME"! isn't possible go to CASE and HDB to lodge a complaint?? thanks for the advice........

    Im sorry to hear about your bad experience.

    Actually we as house owners have to do due diligence of checking up on the contractor that u engage.

    My friend also recommended me to my current ID/ Contractor, A&D, which I eventually engage their services.

    Everything went smoothly.

    Even when there is any hiccups, he gave us the assurance that he will get it done for us.

    Due diligence such as, checking on the firm or speaking to a few more firms to find out how exactly does the market operate.

    After which, we as house owners will not be taken for granted and ignorant of everything.

    Our experience was we short listed 3 and having find out more about the company we chose A&D.

    I can tell u a lot of info about the firm that we engage.

    Eg: A&D was set up by 5 brothers.

    The firm has 7 ID.

    They own 2 carpentry factory at AMK Park 2

    In AMK, there are 7 groups of carpenters working on each ID's project.

    Each group of carpenter is made up of at least 3 skilled carpenters.

    A&D hardly appear in advertisements, print ads, etc...they got their endless business through word of mouth which is very important to consumers.

    They have done at least 100 units in the new estate Fernvale (I got his info from their worker).

    They are currently working on at least 7 units at Duxton along Cantonment Road.

    They have their own in-house Draughtsman.

    A&D is listed under RADAC and HDB list of renovation contractors.

    We also went onto a few forum to find out about them.

    Renotalk and living in punggol.

    Then we realise that they were among the top 3 contractor that residents in Punggol engage.

    We went down to their office along Upper Serangoon Road and we manage to see a wide variety of materials, etc...

    And after speaking to our ID for nearly 4 hours for 2 separate session then we sign the contract agreement with him.

    I have to see we were kiasu, kiasee but it was all worth it :)

    And that was how we eventually chose A&D :)

  3. @Samdolmat i understand your fustration. But this type of issue can be resolved easily without consumers suffering from irresponsible contractors. its not uncommon to make business on credit first. unlike you go to groceries where you pay a few dollars upfront and collect goods, this renovation involves tens thousands of dollars. as i said, consumers have a lot to lose and contractors have nothing to lose. they collected payments then consumers at risk?! its nothing to do with trust. its all about progessive payments upon jobs done. job satisfaction is another issue

    Oh good to hear that.

    He is almost done with mine except touch up.

    Our payment terms was spread out into 5 parts with additional work to be paid at the last payment upon completion.

    But becos he had displayed good service throughout, we paid him the last payment even before he hand the house to us.

    So after completion we will pay him the additional work done :?

    As we've met more than 10 Ids and contractors , these are the 2 we've shortlisted based on reputation of workmanship in this forum and pricing as well.

    The 1st quote I posted earlier is from the famous Henry and this 2nd one I'm posting is from Ronald of Tiler Seng.

    As we will only be visiting one of the homes he (Ronald) did tomorrow, it wil be very much appreciated if any forumners who has engaged him before could comment on their experience . My neighbour and I will be engaging either contractor to renovate our place together so to get a better discount.

  5. so thats the norm in the industry. customers have so much to risk and lose. then contractors have so much to gain. no wonder so many complains when the renovation works started. after paying lump sum, contractors go MIA and giving a lot of problems. why isnt the authority protect the consumers? i believe progressive payments would be more fairer

    i heard of a comany like Hamid and Sons giving "contra" payment mode. im not sure how true it is but they they do the work first then pay later. obviously a satisfied customer will eventually pay his/her cost after a job well done

    Yes its the norm to pay a 15% downpayment then progressive payment along the way and the last payment is when they hand the keys and house over back to you.

    It really depends on individual, whether u prefer to pay more first or pay more at the final payment. I guess most people prefer to hold back more money at the end so that the contractor jolly well attend to all your needs otherwise the last payment which is more is within reach :)

    The ID that I engage does have a slightly better last payment than the rest I've seen.

    But my husband and I actually ask for our very own set of payment terms. Something that cannot find in the market one hahaha...What our ID did was, checked with boss, and once boss gives the green light everything went on smoothly.

    So the idea is to ASK for it. ASK for whichever type of payment mode you prefer but of course not something that is too overboard that the company is not able to accept lar :)

    Im very impressed with carpentry work and my husband requested for a lot more switches and plugs around TV console area and yet the ID, Jon, is able to do it in such a way that its hidden and yet practical...the TV console looks clean instead of cluttered with switches :)

    I am new to this forum but would like to seek advice whether my quote is too expensive.

    1. Design and construct ABS laminate finishing kitchen cabinet c/w handles and 1 set of drawers - 4ft top and bottom. ($1,040.00). Does that translate to $130 psf ?? ($1040/8ft= $130)

    2. Supply and install 4ft postform table top ($200.00). I intend to put a cooker hob on top, which means most of the area top are occupied by the cooker hob. The reminding area covered by postform top and it cost of $200. Is that expensive ?

  14. You sound like a ID already, bet you did some serious research.

    I know about those materials while working out with my contractor renovation on hdb where my parents are staying.

    I call him contractor as there is no drafting, just discuss over photos and doing the measurement on the spot. I am also not too particular about outlook, the workman ship is good. Now of course is different cos my wife had higher expectation on outlook whereas i go for practical function.

    The quote you had is around my estimate budget as i want to get a nice dinning table & sofa. As for appliances, fridge & tv i am using is still < 1 year so those are secondary, only need to get washing machine/dryer.

    Considering only to have L-box on the sides with squarish down light, and to install a big ceiling fan, dont know if it will looks 'funny'.

    Three of my colleagues took keys to their apt recently, all condos and all there had complained a lot about their IDs, maybe they had too much expectations. Or IDs are good at design but not at managing carpenters/electrical/painters. Hope your experience is better.

    Yup we did a lot of research, read a lot up and the ID we engage also taught us a far bit.

    L box with downlights and ceiling in the centre is fine. Cos we are doing cove lights thats why ceiling fan not advisable by our ID, it will have shadow to a certain extent.

    I have seen designs that u mentioned L box with ceiling fan, looks fine too :)

    This firm does of course ID job and have their own in house draughtman and contractor.

    So far everything had been fine, we should start with electrical works this week.

    Did you query the ID on the materials used on TV console/cabinets/false ceiling? Usual for IDs to claim they r using better materials so the quote are higher.

    Do u have a break down cost of each item in the cost?

    Yup, this ID that we engage always strive to come out with different console design.

    had seen some of his work and they do look different for each and every household :)

    His designs are more daring but I guess it depends on whether we dare to take on thses designs a not. On the other hand, he also drew us some less bolder designs for consideration.

    This is a console design that we are doing not so much of wall feature.

    Like most contractor, gympsum board will be used for the false wall, ceiling.

    There will be wallpaper, mirror and lights for the console design.

    We are doing false ceiling and cove lighting.

    Plywood for cabinets which is again common.

    Dont use compressed wood which feels like plywood but if u will to look at it from the side angle u can tell the difference, we were taught by him how to tell.

    I find out quote very reasonable as compared to the other 2 ID that I had requested for.

    We went to look at his workmanship, visited the office/ show room where he showed us lots and lots of samples of different types of laminating, paint, wallpaper, wood, edesigns, tc... then we decided to engage his service. We also learnt a great deal from him. Like the pros and cons of using certain materials, etc...

    We do have a break down quote but after we asked for a discount, our quotation shows a lump sum :)
