  1. Hi Dokiesim;

    Most 60cm , 4 zones induction hob need at least 30AMP power input . Is best to check with your designer or electrician about the power supply whether can it take it .As air con takes up 15 AMP , Storage heater 15 AMP so theres not much left .

    In the current market theres 30cm Induction but it requires 15 AMP so you may try to consider it . one side install a 30cm induction than beside put a 30cm single buner :) At least theres flame and electric on stand by ( No gas use electric , No electric use gas ) :)

    Hi, I am eyeing on 2 cooking zones brandt brand. The sales person from harvey told me it needs a 13mp plug. If my apartment has 60mp, can I say it is sufficient? I wonder whether if induction hob consumes alot of electricity and it costs more to cook a meal using induction hob as compared to gas hob.


  2. Mayer salesman said I need 30A plug to connect to their induction hob. How do i do this when the typical apartment has only 13A or 15A?

    Anyone tried 30A?

    Did u buy eventually? I am interested in induction hob but not sure whether can install or not? Typical apartment, are u referring to HDB?

    I recently signed the OTP to sell my HDB flat without engaging any agents. After signing the document and receiving the option fee $1000, I asked the agent of the buyer to do the paper / leg work for me by promising to pay him $500 after the completion. Since I found this agent seems quite new in this line, I am not so sure if he can do everything properly for me. I am happy to find people like you sharing your DIY experience in this forum, thus would like to ask a few questions.

    (1) I still have outstanding home loan with a bank, how the outstanding mortgage be discharged? It is required to fully redeem the loan from the bank before the resale completion date? Or I just leave it to HDB to handle? According to the bank, if making full redemption, a three- month notice must be given to the bank and engaging a lawyer is required. If I wish to let HDB to handle it, what I need to do?

    (2) If the buyer simple fills up the Acceptance on the OPT without notice me and he also does not pay me the deposit (Excise fee), can the buyer submit the application form and whether this OPT is a valid contract?

    1. You should enquire with your lawyer (be it pte or HDB) on the correct procedure/timing to settle the bank loan. Countercheck with your bank as well. HDB procedure are very standard (for non-complicated cases), so a call to HDB call centre may be all it takes to clarify your doubt.

    2. Did the buyer accept the OTP on or before the option period (stated in the OTP)? To be binding, it must be accompanied with the payment (cash/cheque) as consideration to you (the seller). A prudent buyer would insist that you acknowledge receipt of the Option exercise form and payment, stating the date/time to do so as time is of the essence in OTP/exercise.

    When do you think is a good time to bargain on commission? Given that no documents were signed on Exclusivity as well as Commission rates. I do understand that the norm nowadays is 1% for Buyer Agent and 2% for Seller Agent. However, if the Buyer Agent is unable to secure a good price on our behalf (i.e. bargain on the COV), are we obligated to pay the 1%? We have given our word (no signed documents) that if the agent can help us source a unit, we will let him represent us on the selling of our unit. This is effectively giving him the 1% and 2% of the sales proceeds amounting to more than $10K.

    We have already made an offer on the unit that the agent has helped us find, but the price was at the full valuation plus the full requested COV and an additional $2k. As we really liked the unit, we agreed to the price, but now thinking back, we begin to wonder if the agent has done his job to help us bargain. I know if we are unhappy about the agent's performance, we can let other agent represent us in the selling of our unit but we do not want to resort to that. Also we are worried about being saboed by the agent as well.

    So am I stuck with giving all the 1% + 2% commission though I felt he could have done a better job?

    Similar to engaging service of a dentist/lawyer/hairdresser, best time to negotiate on their fee is BEFORE the service is being performed not after the apartment has been identified and secured with an OTP for example.
