  1. Reno Picture Story: Chap 2 - Ceiling Works

Most of the ceiling works have been done when DH and I came by on Saturday.

Before pictures were taken on Thursday, lunchtime. After pictures taken on Saturday morning.

    @ Living Area

@ Dining area. There's supposed to be a veneer L box running parallel to the false ceiling but it's not up yet.

  2. oops! sorry, the $16450 is for the plastic wicker set only! The custom made dining table was $2400 without the glass top but with 6 teak chairs

Wow, for $2400, wouldn't it cost the same as the John Erdos table you were eyeing?

  3. - for the bedroom with the 2 single beds, suggest u put them side by side, with the window separating them. That way, the foot of one doesn't intrude into the face of the other :)

That's what I mentioned to my hubby when he suggested this layout. He said just build a partition will do. (Ugly)

Do you mean something like this?

    sroom1.jpg

My initial idea was this? Which is better?

    boysroom.jpg

I like your initial idea best. The two kids have their own private work space, so one person's stuff won't spill over to the other person's area, leading to WWIII in which Mummy hv to be peacemaker :)

A further suggestion to this is to put the L-shaped study desk to beside the bed so that the passageway is cleared.

I didn't know about the middle of the kitchen island thing. That's too bad :(

Looks like I may hv to retire in Switzerland like what I've always dreamed of, if I want to hv kind of kitchen :)

  4. OMG! got a quote from a door supplier that the plantation style louvred sliding doors will cost $6-7k!

Yah, I did ask for this type of doors many years back from a curtain shop and they said it will be ex.

Why a curtain shop> because I saw something like it in their display. I think its from Hunter Douglas.

  5. I got them in Pasardina in Dempsey, where I got my teak table custom made. Cost me $1650 for a table with 4 chairs (with a tempered glass top). Really loved the Ohmm ones but it was soooooooo expensive!!

Is your teak table part of the outdoor furniture?

or is the $1650 for the plastic wicker set, without the teak table? I confuse....

Still too ex for me leh.... :(

and I hv 2 balconies to fill!

I don't plan to spend more than $1000 for the outdoor stuff. I kno, I kno, very cheapskate of me, right? :D

  6. Liverpool off from "champion league" zone already :P

Main differences from EX300 is full hd.

Same as u, i only will install it on my new house :good:

For non hd channel, the pic quality is not good,

    pixelate and strech.

But on HD channel, wow, it is very nice :yamseng:

But please, dont compare Apple with Orange.

If you wish to have another set in your house,

    bear a couple more months.

The 3D LED is coming out,

then the normal LED price will be drop soon.

And Man U seems to be out of the title race :(

Is this HD stuff really good? I'm thinking of switching my Starhub box to HD, and signing up for Mio TV for my MBR.

but then, if there's no World Cup coverage this year, I might as well invest in a good antenna to catch the Indon or M'sian channels!

  7. Eh, Clementi_PR, I notice u hv e Sony EX 400. How is it ah? I bot e EX 300 but only going to fix at my new place. Is e pic quality good? If I hv lotsa $$$, I will buy e samsung led, extra slim tv. I'm in love with it

  8. Quite fast to finish the job only around 5 hours.

Any plan to put ManU logo around your house :P

Ya, we quite surprised. But they still need to come bk to place e switches n install e lights.

ManU logo dun fit my decor theme leh :D

and if I hv ManU must oso hv Liverpool, or else will hv WW3 at home :D

hv e logos in our car good enuf lah.....

  9. Reno Picture Story, Chap 1: Electrical Works (cont'd)

Five hours later, when DH and I came back from our 'shopping', most of the work in the living room was already done.

Lighting points for living area done. L-boxes are going over these points.

    4520184653_1a4b8f6f42.jpg

Dining area which will have a false ceiling.

    4520188045_c355805e18.jpg

The Bangla worker posing for a picture :)

Actually, he is outside my house, in the lift lobby to remove the downlight there and put in the conduit and pull-string for future Opennet fibre optic cable. Must plan ahead, mah....!

    4521541773_818c4fa1e2.jpg

The other end of the conduit and pull string (orange wire) is at my feature wall.

    4522174594_94da7bfe1e.jpg

Also excited to see that the false ceiling stuff are oso alr here.

    4520191785_7526b4bd21.jpg

Not going back to house until Friday or Saturday. Hopefully, by then most of the false ceiling will be up alr.

  10. Reno Picture Story, Chap 1: Electrical Works

Yesterday, electrical work was done at my place. The electrician sent 2 workers + 1 Sup - so things got done pretty fast. Good thing my ID was there cuz he missed out some things (even tho he had noted them down) which we had discussed previously (and which he had quoted already).

By the end of the day, most of the work was done, except for the kitchen and master bathroom. And boy, the place was so dusty, even the lift lobby! When I was abt to leave after locking up, my neighbour came out to go out, and said loudly in a very snooty tone that the outside is 'so sandy'. Sheesh....hope it's not an omen of things to come :( Anyway, hv warned my ID not to open the door so wide when they do the work cuz the wind will blow all the dust out.

Ok, here are pictures to tell the rest of the story.

Bangla worker pulling out the entrails of the ceiling.....

  11. ---- oh no! just bought one of those plastic woven chairs!! hope mine lasts... forgot to ask about the warranty. didn't like the solid teak set coz it'll look sooooo bulky in my puny balcony

Where did u buy your chairs?

  12. Already looked at a few IDs. Waiting for quotes. Did my own layout. Any comments?

    288alayout2.jpg

Wow I really like your apt's layout even tho there r a few odd corners. A balcony for the master bedroom? very rare to find in HDB. This is HDB, isn't it?

Which part of Bt Batok is this? I hv a friend at Blk 288, near the Nature Reserve, the one with the curved balconies which I really like. Is this anywhere near there?

Looks like u hv plenty of space (envy, envy). I think you have laid it out beautifully, except for the rectangular dining table which seems out of place there. Some suggestions:

    - do u want to consider WIW for the MBR if u can squeeze in the space?

    - for the bedroom with the 2 single beds, suggest u put them side by side, with the window separating them. That way, the foot of one doesn't intrude into the face of the other :)

    - is that a fridge just outside the kitchen? Why not put it inside the kitchen itself?

    - I would love to have a big island in the kitchen! This can double up as a breakfast or quick meal counter as well. My dream is to have an island with a sink, hob and hood built in. Like Jaime Oliver's kitchen in his earlier shows. Drool....

Do u have any 'before' pictures to share? Like your ideas of the french folding doors. I would so totally put them in my condo if the mgmt allows it. It really gives a classy feel to the apt.

Looking fwd to more updates from you :)

  13. hi umaisarah, why install near the tv console? is opennet like MIO where there is IPTV services as well? From what I see its only broadband for now

The electrician told me the termination point shd be near the Starhub cable point, which is somewhr ard my tv console area.

  14. I am gg to do my reno this month but opennet installation is like 2-4 mths away. What should I do? Delay or get opennet contractors to wire 1st?

My Openet is like nxt yr but I've asked my electrician to prep conduit n pull string frm outside my hse to my tv console area. So when e Openet pple cm they just need to attach e cable to e pull string n pull fr e tv console area. Tt way there's no ugly trunking or conduit cuz it will be hidden in my L box. My electrician charge me $150 for this.

    Hope this helps :)

  15. Hmm just received our dinning chairs last sat.. not bad.. the chairs are heavy, initially i tot might be light cos using cheaper materials as the prices are much much lower than other designers chairs.. overall the chairs are still ok.. but i have yet to try out for long.. gotta see if durable not... but given the price.. i am quite satisfied with the quality.. =)

Hi. do u hv pictures of your dining chair? Is it on yr T-blog?

  16. Hi all, tis S&C furniture shop seems good. So that means if i bring a pic to them, they can custom make for me? has any1 tried that?

I went down to the shop during lunchtime tdy. Its a small shop, u wld not believe they can do the sort of furniture everyone here says they do.

Anyway, I showed the man thr the picture of the dining chair I liked, and he said it wld be in their next catalog, due out end of this month. He mentioned the chairs will cost about $100-plus.

So looks like hv to wait for their catalog to come out? I'm not in a hurry so I didn't pursue further. I will come down at end of the month to check if really the new catalog will be out. I asked for the old one but he said the old designs are those leather upholstered type ones.

  17. Just to share.

My current (soon to be ex-) house is laid with engineered wood flooring in the living room. I laid it over the granite flooring left behind by the original owner. I like the look and feel of the wood floor cuz it feels warm and genuine, not like laminate. That's the reason why my DH and I are turned off by laminate, cuz it feels 'fake' underneath our feet, and dun like the hollow feel when you walk over it. Some pictures to share of my living hall whr you can see part of the flooring. I really, really love the flooring and am so sad to let it go. And to m ake it even worse, my new place has granite flooring!!!!

    4383545571_d529671da2.jpg

But true, engineered wood is very prone to scratches and dents so you've got to really take care of it. For maintenance, you just need to sweep regularly (magic wipe is best) and if u need to mop, make sure it's not dripping wet, and if you hv ceiling fan, switch it on at full blast to speed up the drying. And u hv to be careful to close the windows if it rains to avoid rainwater seeping thru. A bit leceh lah, but worth it to hv that kind of feel in my house.

For the life of me, I can't remember who did the flooring as it was some years back, but I hv a contact for Derako flooring in my phone, so mbe tt's the one? I just remembered going to their showroom and office somewhr in Ubi.

  18. ps: Sim Lim Square is different with Sim Lim Tower. The AH guy mentioned Sim Lim Tower. That place has no ahbengs, only ahpeks. Many hard-core electronic stuff.

I remember going to SL tower! Very dodgy place, but then the components are cheaper than SL SQ.

tt's why I ask, lor. I dun want to walk ard SL tower looking and asking around. I rather go straight to SL Square to this Jia Ying shop.

Cool! the price of the outdoor items in ikea is around my budget! But is the wood lasting? So far i know about chengai and teak for outdoor wood though

Not sure leh...I dun think they use wood, it's made of plastic which looks like rattan or wicker. Most of the outdoor furniture shop use this material. They did say in the website that we can leave the furniture out all summer. Not sure if they refer to Swedish or Singapore summer :D

Chengai and teak usually use for outdoor decking, tho they are some teak furniture like lounger and position chair. but I thot they look kind of old-fashioned :P

  19. Damage Report!

Upgraded MBR TV from sucky 21" Samsung LCD to a 32" Sony Bravia EX3 with the eco features. RRP $899, discount to $649, and i bargain further to $609 after I told them that Best Denki was offering it at tt price. Which is the truth, I swear :D But then it's cash and carry and I hv to buy the brackets separately.

QUESTION: Where can I get wall brackets for plasma and LCD TVs? The Audio House salesguy asked me to go to Sim Lim Tower, even tho AH also sell brackets. He says it's cheaper, can get for $30. Any particular shop or brand to recommend? I dun want to be walking round SLT and be accosted by every Ah Beng salesguy there. I need one for 42" and one for 32". Anyone buy from this shop Jia Ying Trading at Sim Lim Square before? or Planet Elements at Toh Guan? Or Optvia? They're the only 3 I can find online.

Stepped into ION Orchard for the 1st time last Sunday to pay a visit to XZQT. They had a dining chair with a similar design to the one I posted online earlier. Was selling for about $308 per piece after discount. Sigh....very very tempted but not now lah........ :( Want to check if got cheaper versions elsewhere. But one good thing abt XZQT - their pdts look to be solidly built (unlike the designer copies which look quite flimsy) and supposed to be made in Italy, so  have to pay extra if you want quality, lah......

Also had a pleasant discovery last week. Ikea now has its own outdoor range, yeah! :yeah:

I have my eye on the Ammero or Alhorma chair, just $250 for a single-seater. So, if you're looking for outdoor furniture, can check them out.

  20. Okay.

Good luck in your upcoming renovation.

Please share the same criticial assessment on your electrician as well.

Why are you a Man Utd fan through and through? Is it becoz they won the championship back to back? I am just curious. Yes, the table doesnt lie. Man Utd is ranked higher than Liverpool but they are not necessarily better than Liverpool in footballing terms. Debt wise, Man Utd is not much better than Liverpool. Both are managed by the yanks.

    Cheers.

Been a Man U fan since the days when Bryan Robson was captain. Then I kind of lose interest during Eric Cantona time, and then when got married, and found out DH was a Liverpool fan, got interested again. But I dun really follow their matches that closely. Dunno leh, why I'm a fan.

True, the BPL is now controlled by Yanks and the Middle Easterners and most of them hv debts the size of a 3rd World GDP. But yet, they suck us in, season after season.

Just to share, the avatar is from a pic I took when I was in Manchester and took a tour of Old Trafford abt 2 years back. U can just see my shoulder in the left side of the pic. But to tell u the truth, if I had been in Liverpool or London, I would hv gone down to Liverpool or Chelsea's stadiums too, just out of curiousity. I'm just a fan of BPL and most things English :D (but that doesn't extend to ID, though!)

  21. Renovation will officially start on Wednesday when the electrician come in to do the work.

Reno permit is still pending cuz the cheque I had written as 'deposit' to the mgmt office had to be redone cuz the chq has to be addressed to the Mgmt Strata instead of the developer :bangwall: This is totally the Mgmt Office's fault, but yet they dun want to give permit first and chq come in later. Anyway, I told my ID, dun care, can start first with electrical works.

Remember I mentioned that I fired my original electrician? Well, I got a new one, but becuz his prices are higher, I now hv to fork out nearly $1,000 more :(

Heart pain, heart pain, but when I read other forummers quote, I think I'm not so bad one, lah. Altogether he charge me $2,500 for about 20+ lighting points, relocate/add sockets, install lights, etc. Funny thing is he charge me $20 for installing the balcony lights and he put a note in the quote 'Dangerous - Expensive' Not sure if this is the norm, but I thought, since it IS quite hazardous, $20 is reasonable.

  22. Hey, have you collected your keys??

Yes, the keys are finally in my hands :yeah:

Actually, the lawyer handed me one whole bag of stuff, including the keys.

There's the oven and air-con manuals and warranties, some notices from the mgmt office, and a book on maintenance rules.

When I opened the letter box last weekend, almost fainted. Sooooo many letters and 80% of them are spam from real estate agents, interior designers, gadget sellers etc. These pple are actually willing to pay stamps to get their spam letters delivered!

Had intended to take pictures of the keys and post them here but was so bz running around over the weekend, didn't hv time :)
