    Need some advices.

    My HDB loan with A bank lock in period is due this August. At the moment I'm paying fixed rate at 3.07%. By Aug i will have outstanding loan of about 120k plus and the interest will be adjust to 3.75%

    A bank offers(loan >= 80k):

    1st year 1.70 % fixed

    2nd year 1.78 % (HDBMR -2.72%)

    3rd year 2.88% (HDBMR -1.62%)

    4th to last 3.75% (HDBMR -0.75%)

    Who define HDBMR? (HDB Mortgage rate)

    There is a conversion fee of $800. Is this norm? Possible to waive off?

    B bank offers(loan >= 100k):

    1st year 1.95% (fixed)

    2nd to last 1.85% (SIBOR + 1.25%)

    What's the cost of refinance?

    3rd option: Go back to HDB loan at 2.6%?

    I will be making 20k to 30k partial repayment depending on which plan give the best saving. Anyone can advice?

    Based on the rates that your are sharing... It's consider high in terms of interest rate.

    I'm able to get you rates that is far lower that what your bank is offering you.

  3. It is a good idea if you can spend the $$ and time to go for upgrade as this is to make you employable quality.

    Study to get a good degree, or paper qualification in order to land into a good job....

    The above is definitely true and sound true...

    But... like I always share with my friends....

    Sound true may not be the best way to success...

    Imagine... After graduating, you still have to find a job that pays u according to what u study... what if there is no such job or no such employer...

    Do u still think that you can earn as you planned earlier??

    Come to think of it... How much do you spend on the piece of Paper.... How fast must you pay up the amount of school fees???

    I personally think that...

    If I can pay the amount of school fees, in installments, study & learn about how to "survive" in this society, & yet consistently Learn & Do what had taught to me...

    In 2-4 years time (Approximately the period I complete a part time "recognised" degree), I probably be earning more than what I had earlier planned to... and I do not need to secure for a job that gurantee that pay.. ;)

    Why Not??? Right??

  5. Lost touch with this mkt, don't know which is best. Younger bro with Prime, 3rd bro with NTUC. Have deposited $1k with NTUC but took back already, many years ago. When need arises then study which is good.

    Ever though of these "plans" for after 50 yr old.(car loan finish, house loan finish)

    - Put $200k in stock mkt for "in" & "out". Targetted "average" monthly profit 2K-3K.

    - Drive taxi, average daily profit = $80-$100

    or

    - buy a 700-800k private residential unit & rent out for monthly "profit" (rental-instalment)= $500-$1K

    - Drive taxi, avg daily profit=80-100

    Any better proposal?

    Why not think of doing a francishing business, with little investments and put in efforts...

    then you can add 1 more onto your list.... "Planning where to go for holiday every month"

    Planning who to catch up for chit chat , shopping or kopi everyday?

    Resigned from my Ah Gong Job (from junior post to senior post for less than 1 yr) when I was 30...

    Came out to do my own business and always looking out for opportunities...

    Now happily spending quality time with my wife & our 2 young children ;)

    So the life is yours!!!

    My buddy...

    Resigned from Ah Gong Job also...when he was 26, went into private sector... "Mainly Sales..."

    got his 1st car, Lancer at 28... just changed to BMW (within 2 years) when he turned 30 this year.... with the arrival of his 1st child too ;)

    So... Whatever it is.... don't think so much & regret...

    Life is short... Do what you want to do and feel like doing...

    Know what you want and follow your goals... then you will not feel afraid or fearful of anything...

    Then again... always... seek great understanding and give assurance to your partner.... He / She is your greatest pillar of support... Always remember this...
