It's time for me to start my house reno with others in this blog.After silently reading and following the threads in this T-Blog, it's really give me a lots of reno tips/hints on how to deal a reno work. But all this need a lot of times and patience. I'm glad that my reno now almost 90% complete. Here i will share my process and thought throught every process. I hope i can drive as details as i could and this would be my own record as well. :yamseng:

  2. Hi, floow

    does anyone know how much it cost to hack and tile the living room and 2 bedrooms floor, abt 560 sq ft. (including skirting,etc)

    also heard that these 3 rooms need to be repainted. How much will it cost for the painting? and what is the type of paint that they will use?

    My contractor quote me abt $7300 with the tile 800x800-homogeneous...so i think it is reasonable cos my one is 4rm-102 sft..i did ask for other ID they all quote me more than 10k for hacking and laying tile -600x600 -homogeneous...maybe u can consider...good luck in sourcing ...^.^

    2 men came today, continued with tiling and painting oil sealer, electrician came to do detailed measurements

    Total cost for the day's work: $200

    Hacking 50ft walls and clearing of debris: $1000

    Accumulated cost for labour: $4500 (including clearing of debris)

    Accumulated cost for raw materials: $2340.21

    Total reno bill as of now: $7840.21

    Electrician/plumber and my tiler was discussing about tile cutting. Apparently my electrician/plumber has never heard of a tile drill bit before, rather disappointing. Together they cut some holes in my tile+wall, looks pretty decent. I think my tiler is a lot better at drilling holes in tiles than the electrician/plumber.

    i went to Haffary to choose tiles..but most of tiles we choose is out of stock..so need to find other similar tiles for replacement...i like the tiles colour of your master toilet ...what is the colour..look like sand colour....can u give me the code number so i can go Haffary to search..thx...

  5. fyi, from HDB regulations:

    "If you are carrying out window installation/replacement works, you are required to engage a BCA approved window contractor listed with HDB"

    Hmm.. for my case wic is a mix of encasement windows and sliding windows? windows installer would hv applied online before installation and finished.. i have to submit the form B?

    i just read thru that need to submit the form to HDB regarding the aircon installation? i currently engage gaincity service but the aircon havent deliver yet......is that mean that i need the submit form to inform HDB for the air-con compressor installation cos it is outside the buidling....i didnt ready thru your previous post cos it is too many...hope u can enlighten me regard this matter. Thx again


  7. I just wonder if it is common for contractors not to reply for request for quotations ...

    Personally, I dont think it is surprising because renovations are quite labour intensive and most sole proprietorships or small companies cannot scale up their resources.

    So, in the end, you just need to obtain many requests for renovation work and just "cherry pick" the best one to do - One that has the highest profit margin to make or the most extensive renovation to do.

    And also time it such that you are able to jump to the next project so that you can minimize the days where there is no work. It also means that if there is some delays that occurs in one's home renovations, it will affects their project work downstream.

    I like it when contractors say they are starting work, it just means shifting materials and stuff into your house without anything else being done. And then they start the following week ...

    There are the 3 "C"s in choosing the right contractor :

    1. Credibility eg credit and trust worthiness

    2. Capacity eg are they so busy that they dont have the manpower to work on extra projects

    3. Capability eg their workmanship

    No point having a capable contractor but has no credibility or capacity ... ;)

  8. Kitchen

    Because the lighting is at the centre and that cast shadow when doing washing, the magic contractor was ask to add some lighting under the cabinet.

    Do consider this when planning for your kitchen.

    the L-Box is $480 and the only lighting can go along is square downlight (2x13W)which i got them from Lightings.com.sg at $19 each, total 8 for the whole L-Box. My contractor separated them into 4 different switches so that I can switch on according to my needs.

    Not sure you are referring to which floor tiles, living/dining/balcony use 600 x 600mm whereas the rest are 300 x 600mm rectangular tiles. All tiles are from Whilte Horse. I understand from my contractor that the main gate ($480) comes as silver in colour, not painted and the windows grilles ($1,150) are aluminum in silver colour. Main door ($480) is painted in silver, come with lockset.

    my vanity is wall mounted, with solid top and mirror -$950. Pozzi tap is separately purchase at $65, sink is $140

    Roof up the balcony with false ceiling to form part to the living room.

    Roof tile awning @ balcony with false ceiling $2880, sliding window @ balcony $594

    Now the hall is HUGE and cleaning up is going to be xiong

    Install KDK ceiling and realised the blades are too short to be at the centre of the L-box

    Get the magic contractor to shift the position and re-paint

    Just wonder how u cover the cable trunking of the fan in your ceiling. Is it in the false ceiling? my contractor told me that if i will do the L-box shape, the cable trunking will show up as well if i install the fan. Pls advice. Thanks

    I consider to do the step down instead of kerb with the swing shower tampered glass door to prevent water overflow to dry part and your toes wont hit the kerb...floor tiles "Shi Fu" should lower the area in the drainage hole to let the water flow into it...but this required a sharp tiles skill and water level measurement from the "Shi Fu".... this is the theory..if the " Shi Fu" do it properly shouldnt be a problem...

    During my search of IDs and contractors, some of IDs not allow to do the step down matter in toilets because they say it is illegal based on HDB rules. I surprised to hear that cos i had viewing few samples houses which using this matter. One words can describe from this finding is the tiles " Shi Fu" experience or not and are they willing to spend more time to do or they just want to short cut the job.

    Hope can help those who are doing reno in toilet floor.

    I just met up with Edmund @ the lavender showroom.

    Was pretty satisfied with the way he handled things, especially when he was the only one so far to actually propose a decent layout for my kitchen..

    i.e. there's a stupid beam protruding out somewhere in the middle of the length of the kitchen.

    Based on the previous quotation i received from them, Darwin isn't that expensive compared to others..

    Furthermore, there's currently free gifts of a rinnai hob/hood , 10ft long kitchen solid top and a panasonic system 3 non inverter.

    Might actually sign up with them if the revised quote is good.

    how does your vanity bottom look like? does it wall mount type or it has a stainless steel leg? may i know how much does the vanity(sink+ cabinet+ tap) with the mirror cost?
