  1. I bought a Kraus sink from Amazon 3 years ago. they gave me free shipping to Singapore. But that was after 15min of haggling with Amazon CSO.

    At present, with Amazon Prime, all free shipping from USA taken away, so I don't think that's a plausible idea anymore. Further, the dimension and the weight of the sink will kill.....


  2. Hi All,

    need advice. after gaining some knowledge from one of the very helpful forumner here, decided to label what I plan to as Reconstruction rather than A&A.

    My plan is to remove my roof and to replace it with a modern design. At the same time expand the GFA to max allowable based on the existing 2 storey building with no Attic.

    I already gotten a quotation from a reputable builder and it includes everything except carpentry/fittings/woodwork/electricals such as lights. However, some of the items quoted I consider them to be rather expensive.

    Question 1. Will it be a nighmare to employ the builder to do the basic structure (including PE/BCA/URA submission) and leave another company(ies) to do the rest? I would much prefer to source my own tiles, gates, doors etc.

    Question 2. If I proceed, what other companies does I need to employ to complete the job? Contractors or ID Companies. Any recommendation?

    Question 3. Will there be any overlap of work to be done if I employ both builder and 3rd party companies to finish the job?

    Question 4. Is there any point in time I need to employ an Architect?

    Question 4. What do you reckon are the differences in timeline is I was to do it?

    the only "consolation" for those 1300/1400sqf units at opera estate is that usually they have more relax setback rules which allow for the house to be built on a slightly bigger footprint. as these units usually have a backlane at the back of the house, the house is allowed to be built until the rear boundary for 1st storey and setback of 1m (instead of usual 2m) for 2nd storey and the front setback is also more relaxed at 5m instead of the usual 7.5m.

    And I reckon prices for these old single storey ones are continuing  to go up also as supply is diminishing.

    normally when buying freehold landed houses, one would look at the land size rather than the built up. built up area is more for strata landed housing.

    valuers ask for land size and built up area since they need these data to do a comparison against similar houses in the same area.

    I think you should be focusing on whether the 2500sqf is enough for your family's needs or not rather than focusing on how much increasing the GFA will increase the value. With A&A to increase the GFA, the returns in future value won't be as great as doing a full reconstruction or redevelopment of the house.

    For the old single storey ones lesser than $2mil, probably are those with small plots like in Gembira Macpherson, Jalan Usaha or Opera Estate area.... they are all less than 1500sqft land. Which is rather small for landed.

    A&A would maybe cost you 300k or 400k depending on how extensive it is. 

    so if add up total cost of buying price and renovation cost between buying the single storey and the 2 storey is about the same, then you would have been better off buying and rebuilt since you get a new house to what you design. But if doing A&A to the house can suit your needs and you can save 200k and up, then this would be better. 

    i agree.. ended up is probably cheaper to buy and A&A. I would reckon less surprises...

    Almost bought a single Storey to rebuild. But brought a builder down and told me the trench will be sunk cost - literally and if can buy a place to avoid it, that’s best. 

    And he mentioned that electrical will not be sufficient for single Storey unupgraded source so that’s another 10-15k gone.

    Finally didn’t wanna spend so much and decided to buy a ready 2 Storey to A&A. Too scared of the unknown

    trying to navigate the difficult waters of home reno.

    Thinking of getting a full set of Kraus kitchen sink/faucet and maybe other toilet taps etc.

    Wondering if there will be installation issues as i read that the pipe fittings might be of different sizes?

    Can anyone help me? I wanna buy from amazon too..... :)
