  1. EM is a good investment? Could it be the next HYDC that can be privatise?

    The few remaining executive maisonettes (EMs) in Singapore will likely see further price rises as the government does not intend to build such properties anymore, analysts said.

    Recently, these properties which are quite rare created much buzz for fetching record-high prices, in particular a unit in Bishan.

    In fact, four out of eight units sold this year that breached the S$900,000 mark were EMs, reported The Straits Times.

    The large two-storey units have become highly desirable in the past few years thanks to the rising price gap between HDB flats and private property, and a wave of collective sales that have encouraged wealthy buyers to look for bigger units.

    But the Housing and Development Board (HDB) stopped building these flats, which are sized between 138 and 243 sq m. In total, there are 65,000 executive flats, of which EMs form one group.

    Due to sky-high prices of EMs, MP Gan Thiam Poh (Pasir Ris-Punggol GRC) asked if the housing board would continue building them.

    Last Tuesday, National Development Minister Khaw Boon Wan said that his Ministry will no longer build EMs because executive condominiums (ECs) offer a wider range of housing options for Singaporeans.

    However, according to Mr Gan, “if they don’t build any more, prices for this particular type of flat will keep rising”.

    Colin Tan, Research Head at Chesterton Suntec International, said that the scarcity of EMs will continue to boost their prices. He also predicted that these homes “will follow the path of HUDC units”.

  5. US money printing machine is working very hard.... 2012 year of financial prop market crashes? or end of the world?

    I am coming out by then..

    I am glad our garment is a responsible one, unlike US. If we follow the US QE, or QE2 what is happening?

    SIngpaore print more money, S$ goes down, National reserve grow, inflation up, people money shrink, jobless people poorer.

    Pray hard the QE2 works for the global. Will China stand up as the new leader in the world?


  6. Don't heee hee heee so loud le, don't know OBM will still keep printing money or not, also don't know HDB will keep builting BTOs/EC/DBSS, HDB/URA/SLA keep releasing lands out for building private pty.

  7. HDB receives no bids for Jurong West residential site

    SINGAPORE : Despite Singapore's property market seeing a boom, the Housing and Development Board (HDB) has received no bids at the close of the tender for a residential site at Jurong West Street 42 on Thursday.

    The land parcel has a land area of over 16,800 square metres and a maximum gross floor area of about 50,445 square metres.

    The site is slated for Executive Condominium housing and has a lease period of 99 years.

    It was launched for public tender on July 2 and closed at noon on Thursday.

    Analysts said developers are spoilt for choice as the government has been releasing a lot of land.

    Nicholas Mak, lecturer, Real Estate, Ngee Ann Polytechnic, said: "There are also growing concerns that there could be a growing oversupply due to the large amount of land that the government is offering for sale in the present government land sales programme.

    "In addition, there is also the characteristic of this site, which is that it's not within comfortable walking distance to the nearest MRT station."

    The second half of this year will see 27 residential sites and 4 mixed-use sites put up for tender via the government land sales programme.

    The 31 sites are expected to yield nearly 14,000 private residential units. This is the highest potential supply for any half-yearly period since the Confirmed and Reserve Lists system started in 2001.
