  1. Oops, missed out my message.

Love your shoe storage! May i know how much u were charged for this? Thks.

Hi, its about $2k - super cheap and worth it cause its HUGE. It looks alot bigger in real life and I've gotten Contractor J to put tons of the shelving panels inside to suit my needs cause I have alot of flats so I can bring down the panels to the height of my shoes and my other shoes like heels and boots I adjust the panels to those compatible height. Its fairer to measure via the size. Beside the shoe cabinet, I can fit all my vacuum cleaner etc - tons of storage which I previously lack!

  2. The 3D drawings look good!!!

For the living room flooring, is it from HDB?

The typical 4-rm BTO flat kitchen looks cramp when have both side cabinets.

However your kitchen looks spacious! Did you make cabinets on one side only or both sides?

What's the material used for the sliding wardrobe door?

Thanks wmayeo! My BTO is a premium one which means the whole house flooring is done by HDB.

My kitchen has cabinets on both sides but I supposed the designer who drew up my 3D made my kitchen a little wider than it actually is. I will post up a photo of the actual kitchen when my table top is up!

As for my sliding wardrobe door, it is tempered glass with black powder coated aluminium frame - hope these info would help! :yeah:

  3. Hello all, I've cleared my inbox, so please PM me as I quite busy to check who I missed out on the thread.

Anyway, today my kitchen black powder coated aluminium frame door is up and I LOVE IT SO MUCH! Contractor J called me and shared that he will be boxing up the black sliding ledge above my door for me so that we can't see the screws above the door in the matching matt black - and said he'll do it for free since it will visually enhance the entire place better! Am so happy cause I can imagine other contractor telling me to topup for the box up for sure and he said he'll do it for me - maybe because I always buy kopi for his workers :P

Also, actually we were quite worried the door couldn't slide all the way as there is a switch beside the door and it pops up by 8mm I think but the door installer managed to fix it and slide across the switch smoothly. Contractor J said this aluminium frame door installer was in Channel 8 renovation programs and he is very very meticulous (guy and very soft spoken, if you know what I mean) - he is also the one that is fixing my black powder coated wardrobe sliding door but today he spotted a very small issue with the tint-ting at the corner of the door and said he need to come another time to redo. Actually if he didnt say I wouldn't have noticed. Even hubby said he got an eye for detail and do things very well. He rather come back second trip than just quietly put it up and let us spot later on :good:

Its glass not plastic by the way!

Like my new kitchen sliding door? :sport-smiley-003:

  4. Hi Lovescandi,

Hows Contractor J workmanship? Can you Pm me his contact? Thanks

In all honesty, initially when all the carpentry came in (as it is a huge bulk), there were some flaws like e.g. my walk-in-wardrobe had slight shape edges at some sides and a little bit of paint stuck on to two boards before installation of the shoe cabinet doors because apparently the painter didn't know it wasn't dried yet and stacked it together. There was also a small chip at the bottom board of the shoe cabinet but after that I realised Contractor J actually knew about all these and promptly got his workers to fix everything a couple of days later. The finishing for all the renovation is really really good, especially my kitchen and shoe cabinets.

The frames for my shoe cabinets isn't easy to make and it takes a very skilled carpenter to align the black frames in synchronization and then piece them up together such that they are 'complete' - when the doors came in pieces I was still worried but after they fixed up everything and I slide my fingers through their workmanship, I realised it's so good and smooth I'm more than satisfied and delighted.

I met contractor J last weekend and he told me one of my friends mentioned that the quote she received was a marginally expensive compared to other contractor. He explained the reason is because he does not 'cheat' on his materials. E.g. He told me other contractors use chipboard or ply wood for carpentry but he takes pride in his wood and only uses solid wood for carpentry so they last for many years or even decades to come. He also mentioned he uses original laminates from reputable companies however some contractors simply give the client the original laminate to choose - after the client choose the laminate, contractors match the colour of the laminate with china laminates which are exactly the same but of course different quality since client can't see the brand anyway after they put it up. One foot usually costs $78 for original brands like Lamitek but china brand one foot only cost $36 so they save they cost by half. But the problem with those china laminates is after a year or so, if you use chemicals such as CIF or detergent to clean them, the colour completely run and by then the contractor isn't liable to follow up or give any warranty for their work. So at the end of the day, is "one cent for one cent worth of quality work" (Translate chinese)

I feel going via contractor already saved us almost $10,000 so what scrimp and save on a couple of hundred or a thousand comparing contractor to contractor when the quality of work is so different. Just my two cents :)

  5. Thanks! Your bathroom acrylic panels really inspired me!

Now i can cover up and save the bath steam from going up and forming lots of mould colonies in the pipes

Aww you just brought up a really good point which I haven't thought about since I've yet to shift in! I'm horrified of mould colonies especially on the silicon at the glass panels in the toilets! Anyway, having the acrylic panels makes it way easier to maintain and clean, plus its inexpensive!! Contractor J charged me for the acrylic panels so cheaply it was a must-do for the toilets! Thanks for your thoughts and kind words!

  6. Today's Updates:

Contractor J came over with his workers to get them to fix up my toilet acrylic panels. As many of you know, the new BTOs these days come with those checkered see through panels to hide the water pipes. Contractor J converted them into acrylic panels instead and inserted T5 lighting and the ambience was powered up 10x :thumbs up:

My painting was also completed - whole house is painted white with all the skirting + door frames painted black - loved it! I also realised I haven't posted a photo of my dining lamps from TB :

    gallery_62588_461_126360.jpg

Today they also sent the new shoe cabinet doors and the finishing+workmanship was really great! Hubby and I was overjoyed when we saw the final outcome right beside our brickwall :D:D

Looking better than the previous design? :P

  7. Hi Lovescandi,

May i know how much is the "domestic shipping is the hidden cost" that you mentioned? Im considering getting it and ask oops to send over ;)

    Thank you

Hi there, I didn't know how much domestic shipping would cost to send over to Oops warehouse in GZ so I was only informed after it reaches their warehouse however I heard from other buyers that it is possible to find out domestic shipping beforehand if you speak to the seller and agree on the domestic shipping price.

    Hope this helps!

  8. Hi love scandi,
can you pm me the contact of contractor J?
He does 3D drawings as well?
    How much is your quotation?
    Thanks in advance! :)

Pardon me trying to understand the extra freight charges. Did your TB agent or seller charged you the additional domestic freight fees? As far as I know, the domestic fees are stated by the seller before you check out.

    Appreciate your clarification.

    Hi Sharon,

I've PM-ed you Contractor J's contact and quote - I believe his 3D drawing is outsourced as I requested him for it however I feel that its not necessary since what he promised turned out to be exactly the same as what I thought. Its really up to individual preference! As for TB, I didn't ship direct from seller so I have no clue how much is domestic shipping. Domestic shipping is charged to my agent and he charges me directly accordingly. I hope this helps!

  9. Hi really very nice hse u got there. Both oak or rustic industrial give out diff vibes:) so its a nice mix with the latter. Btw I spotted black strips on ur ceiling are those ur lightings?

    Thanks for your thoughts! :)

Yes, those black strips on my ceiling are my tracks - my track lights are not fixed yet as we wanted renovation to be completed before we fix up the tracklights (its very dusty during reno thus if we put up the tracklights we need to take each of them out and clean them one by one when its completed so we decided to only put up the tracklights upon completion)

I love this rustic. Corona maple right? Brings out a lot of taste :P

Yap Corona Maple! Thanks for your kind words! Brings comfort to me that my hubby's choice wasn't that bad afterall hahaha!!

  10. Today's update:

Contractor J is away on a short trip so he sent his in charge and 5 workers (all doing carpentry) - 2 workers for putting up my kitchen cabinets and 2 workers for my shoe cabinets and 1 worker helping around. All of them reached at 9am and finished setting up my entire shoe cabinet and whole kitchen by 6pm. They were very prompt and nice. All his workers kept checking with us to find out if we had any preference in placing certain stuff like the sink and hob etc

There was also a 64 year old uncle whom worked as a carpenter for 60 years (he started working at 14 years old!!). Cause he was climbing up and down fixing my cabinet so I was worried since he looked quite old and wanted to help him but he refused. I then started chatting with him - found out he was the one who constructed all my cabinets at the factory - very experienced old man and I give it to him :good:

Before my shoe cabinet was up, I was really worried about the laminate husband chose. I wanted something lighter like oak but he shifted a little towards industrial style. In the end I compromised with him and picked the laminate he wanted. The shoe cabinet cum storage was a huge item in the living so it was worrying since I didn't have any 3D to refer to. Talking about 3D, Contractor J was supposed to give them to me before the reno started but because I rushed him to do the carpentry first, the person drawing my 3D could only finish tomorrow. I mentioned that I didnt need anymore 3D since 90% of the carpentry were done but he said he'll give them to me anyway.

Here's my shoe cabinet cum storage before the doors were up (beside my craftbrick)

    gallery_62588_461_283066.jpg

and here's after the doors were up

    gallery_62588_461_165486.jpg

BUT after the doors were up, we realised that guy whom we were aliasing for the 'design' of the shoe cabinet FORGOT to add in the black frames around the borders when he passed the design to the carpenter!! Poor old carpenter had to dismantle the doors and bring them back to the factory to redo the black frames and design :( Oh wells, got to wait for another time for them to 'complete' my shoe cabinet.

Will update photos of my kitchen another time as we were rushing off for dinner and didn't take photos! :P

Feedback on my 'uncompleted' shoe cabinet please!! I preferred oak but this was a more 'rustic' wood colour hubby picked, what do you think?

  11. I did not see any link for the bed room n kitchen lights. Share please?

    Hello,

I purchased this exact watt for my rooms + kitchen. Highly suggest everyone to purchase at least this watt because I find that it is just nice to brighten up the space. Anything smaller might be too dim.

By the way, I've cleared my inbox so you guys can PM me for any questions, thanks!

  12. Hello fellow self designer...

I did not closely inspect the grouting. But from what I know the cracks are inevitable in the long run. Let me check tomorrow...

Make sure u leave a space for the wall mount. Cos it takes skills for people to drill into the brick wall. The bricks might crack if it is not done properly. That was why my contractor C asked me for the wall mount size before he did the wall. For the wires... Pls ask them to drill a hole into the wall so that u can conceal them nicely.

    Hi Bianzi,

Thanks for sharing! Great to hear from you!

Also, I love your kitchen and delighted for you!

  13. Hiccup

While on my business trip, I got a whatsapp from C telling me that the workers accidentally painted the brick wall. Sian.. He asked if I ok to take this or he can redo all again for me! Dilemma. .. What do u guys prefer?

    33778E7D-93BA-4405-90E7-300B47B3B9A9_zps

Thanks for sharing this!! I was just thinking how to conceal my TV on the brickwall and this totally explained how it should be done!

Anyway can I ask you, does your grouting between your craftbricks have any cracks? My brickwall is exactly like yours however upon very very close inspection, there are cracks on 35% of the white grouting - not sure if this is normal or should I ask the tiler to redo this. Also did your ID tell you he put a layer of protection on your bricks? Not sure if this is necessary too.

Hope to hear from you, thanks!!

  14. Lovely ~ is it exp to buy the bricks from TB ?

And just curious, if u conceal the TV wire behind the brickwall, should your TV fault or what or need to change , how to do it ?

Like example, this TV spoil, u buy a new one.. Then how u going to put the new TV de wire inside the brick wall again ??

Hello, I'm not very good with the technical details, my hubby is so I can't really explain how it is done but I'm sure it can be done since there are so many people doing feature wall. By the way, half of my brick wall is a box up to align the brick wall with my sofa so the electrician was supposed to run the concealed wiring in the box up.

Bricks from Taobao is extremely cheap but domestic shipping is the hidden cost and its quite expensive IMO.

    Hi lovescandi,

Could you pls pm me contractor J contact. Thank you :)

    Hi Lovescandi,

    Good info and writing!!
