  1. Hi my builder is suggesting as part of major reno to get a roofing guy to check the integrity of my 20y tile roof KIV change the tiles/battens.

    He says changing to metal roof will cost more because it involves changing the timber rafters & replace with new steel structure/purlin & metal sheet, plus need to check on the existing structure to design the steel support for the roof. Is this true? He generally knows his stuff but I wanted to check w u experts, as professor Google says metal roofs are generally lighter than clay roofs.

    some more questions:

    A&A = $3210 + how much QP fees + other fees, just to clear it legally? I am just wondering if it is worth it. I can skip all these fees and do a lean to extension under 20sqm, but ideally I would like to do a 27sqm extension but wondering if the added cost is worth it.

    Lodgement application - URA also says approval can come in the form of a lodgement application. Is that the same as plan lodgement, and what is the difference between this and A+A? As on URA website it is much cheaper at $749.

    BCA can be exempted if it has a lightweight roof, but for safety concerns yes there should definitely be a PE who designs the structure.

     

    Yes I contacted URA about it as well. They say anything above 20sqm needs a development application. Anyone knows how much it costs to submit URA development application?


  4. Hi I know there is a thread on ID vs builder vs architect but I still have some questions so I’m posting a new theread.

    just got a 70s inter terrace for which I would like the following done - extend first floor built up by about 25 sqm, shift toilet fitting position, major internal reno 

    I contacted my previous ID who did a very very good job with my condo reno but he is a one man outfit.

    would actually like to continue with him as he provides very good service and follow up. And he offers good suggestions to reduce costs. However not sure if this is too much for him to handle (given there is extension). Should I be engaging a builder instead?

  6. Hi couldn’t seem to find any topics on this so decided to ask.

    the old terrace I bought has two level 2 toilets in the middle of of the house. They share a 4 inch SWVP which runs vertically down to level 1 right in the middle of the living and dining room. 
    can I check, is it possible to run this pipe around the walls so it’s not so obtrusive? Or do main SWVPs need to be vertical without horizontal parts?

    Bought a Bosch stacking kit with pull out shelf (very useful!) but now wanting to let go as I bought a washer/dryer combo instead. Model is WTS 11400, you can search the Bosch website to view it. The pull out shelf is extremely useful when taking clothes out from dryer.

    this is completely unused, i.e. Mint condition.

    UP:$250, letting go at $70.

  9. dear all,

    i would like to share with my experience with this air con installation company, creation air conditioning, so that you will not end up in the same fate as me.

    to summarise, their poor workmanship led to 2(!) leaks in the air con trunking (which goes to show they did not test the air con after intalling it). after 5 visits, they claimed they could not find the source of the leak, so they blamed tha unit (toshiba). toshiba came one day after i called them, and promptly found the leaks in 3 days after doing testing, but because it was a trunking problem, i was asked to call creation.

    guess what, even after they were shown the site of the leaks, they were still unable to rectify the problem completely! my air con is still not working properly even though i have moved in for 4 months.

    my concerns about this company

    - they are affiliated with a large ID company who will 'recommend' them but please, while the ID company is reliable, don't choose creation air!

    - they are a small outfit - only 1 person is in charge of servicing appointments, and he appears to be out of office all the time, as such they take up to a week every time to call to process my complaint. other staff are apathetic as well.

    - their after sales support is hopeless - their service team comprises only of a 2 man team and it's the same 2 people who come all the time - sorry to say this but both look like construction workers and i am not sure they are even trained in air con repair. if toshiba can take only 3 days to find the source of the leak, and creation can't after 2 months, and even after showing them where the leak is, they are still unable to repair it, it really reflects pathetic standards.

    i gave up calling them already and am hiring toshiba to repair the leak at my own expense.

    i will probably throw away my '5 year workmanship warranty certificate' from creation - what's the point of keeping it?

    i just felt i had to share my experience so that you guys can make an informed decision.

    anyone knows if i have a case with the small claims tribunal?


  10. after weeks of skeptics and doubts, finally its all clear. recently i got myself a package of renovating my unit. mY HUBBY N ME was so skeptical... until one week ago when all my renovation are done after my away trip from taiwan.... done! Very well done. i wish to compliment Francis from Home INterior who goes an extra mile to help us. My hubby is extremly happy, haha.

    how can renovation have NO hiccups at all?!!?

    even the best IDs will screw up every reno to some extent, it's how they deal with problems that make them good.

    and in the first place if u are skeptical why sign up with them? and dare to go overseas during reno some more?! i applaud your bravery. please show us some pics lah.


  11. I believe that you should make the issues big by taking to David's manager. Email to them on the things that you had mention.

    Basically is that David had serveral negative feedbacks. Previously i went to the expo exhibitions mine was serve other person. I had been serve by David before but come to know what his talking is too boastful and proud. Making me feel like he is a show off guy.

    You can tell David that the word that come out from your mouth why you are so unprofessional in it. This is that type of sales you are doing by telling words that you even cant do it. Speak to the his higher authories....

    complain to manager

    if manager can't be bothered, complain to newspaper.

    it's your money!


  12. i just want to share that i love my id chryss from id emboss. she's a great designer. even its almost 1yr past my renovation, she still remembers me & oblige to my needs on any minor addition that i need to my hse.

    Id emboss workmanship is excellent. I would of coz recommend to anyone who wants to get their hm renovated. :notti:

    yah lor - you must be obsessed with her. reno done 1 year ago but still talking about her. are u president of her fan club? can show us some photos of her great designing skills?

    I'm going to use Kronotex laminated flooring for my resale flat reno.

    I need advice on whether to get it through ID or direct from Kronotex at Park Mall.

    Here is what I see as disadvantages of getting through ID :

    1. Price higher.

    2. Warranty will not be valid once ID shop close down since Kronotex sell to ID and warranty/invoice with ID.

    3. Installer will be sub-con vs in-house installer (if getting direct from Kronotex). I'm assuming in-house

    installer from Kronotex will have better workmanship (I might be wrong here).

    The only advantage I can see getting through ID is single point of ownership/coordination.

    Anyone bought their laminated flooring direct from Kronotex ?

    Any issue ?

    Any advices/comments will be greatly appreciated.

    just a few comments to make. i was thinking of going to Kronotex but decided that i would go thru ID instead. i assume the 3 points you made are after speaking to the Kronotex agents?

    1. price need not be higher -IDs can match the price given by Kronotex. Reason being ID buys in bulk. tell the ID that if he can't give u a better price, you will go thru Kronotex direct. Then he will be obliged to re-quote you.

    2. you can ask the ID to state in the contract that the warranty and invoice be addressed and given to you, since ID only acting as middleman

    3. you can also ask ID to use Kronotex installers as well

    4. if you let the ID, instead of the Kronotex agent, earn the commission, the ID will more likely give u more freebies as well

    the Kronotex (and other flooring brands) agents usually tell u the points 1-3 to convince u to go thru them (hence they earn the commission), so think wisely. furthermore, some lines (e.g. Exquisit) are only available via IDs. having said that, of course some other lines (e.g. Mammut/ Amazone) are only available via Kronotex. So it depends on what you want.

    i decided to go thru my ID cos in the end he managed to give me a price just slightly higher than Kronotex, and i found out that the Kronotex guy actually lied to me to try to earn my $! (long story hard to explain)

  15. purpledino, my aircon contractor from Twin City has just finished the trunking in all parts of my house. I took these photos today to show you what they have done to 'bundle' the pipes together. I am not sure how this compares to all the other installations in town, but I am pleased the workers are neat and did what they did.
