    Been to Ubud a few times over the years since 2005. Prices pretty steep imho now. Maybe I'll check out Semarang later this year as an option, good suggestion.

  2. I've read before that most of the furniture in Bali are made in Java rather than on Bali itself. Bali has to import labour from other parts of Indonesia and teak plantations are on Java rather than Bali. Just wondering what sort of Balinese furniture did you order that's made there? Been to Bali many times for holiday, but never quite dared to take the plunge.


  3. Don't know about area specialists much as I didn't approach one. My upstairs neighbour whose whole extended family lives in our neighbourhood in various flats and have moved around (e.g. 4 to 5 room, daughter moved to to buy a 4 room, 5 to 4 room etc.) all used one of the area specialists, who stays in a unit in our block too, actually. All have been very happy with their selling pricepoint and purchase flats.

    But like the other user posted, this is the age of the internet so sellers should be better informed and can keep tabs on what's going on too.

    To gauge the demand of your area and expected selling price, you can refer to the HDB resale prices registered in the past 1 year. They're recorded on a daily basis now so can see how the prices go. It doesn't share on COV and race of buyer though. In areas with ethnic quotas, the variance can be very very large.

    Also monitor similar listings in your neighbourhood on propertyguru and see how long and how much they are selling for for sometime. If you have the time and are curious enough, you might also want to try visiting some of them just to be clued in and see how their agents sell and market on their behalf. If you have the time that is :)

    For my area I did monitor for a few months before offering for a resale unit that I knew was going at a good price. The sellers were also the first owners so did not expect a huge markup like PRs or newer home owners did in the neighbourhood. Their agent didn't know how to market and sell and do market research too.


  4. I've been to V.hive, neighbourhood shops (that try to pass off sgfurniture pieces at a big markup) and looked online, but can't find anything that's either customisable or flexible enough.



    Would any carpentry here be able to quote me or recommend me on the following? This is not for in-built. I just need something to tide me over the next 4 - 5 years without falling apart.



    I'm looking for a wardrobe (sliding or door is ok) with maximum hanging space. With a built-in internal sliding full-length or close to full length mirror on the inside.


    Prefer light colour (no walnut or dark colours).


    Looking at length 190cm to 210cm, height 240cm to maximise my space for my clothes. To hang them up.


    Would you have anything suitable to recommend?

  6. Agree with benetay. All works really, down to personal preference. Kerb with curtain (sorry, not sure what shower screen you mean) will still have some puddles of water splashing out. No kerb no curtain/screen it does splash say about slightly more than 1m in each direction? Depends on how big your bathroom is to define whether it splashes all over or not.

    My neighbour upstairs had a kerb in the shape of a square in their common bathroom with shower curtain when they had a domestic worker with them. She said water would still splash out. Now that the kids are grown up and there's no more domestic worker with them, they've removed the curtain, but find the kerb very "in the way" when they want to use the common toilet. They all shower in the MBR toilet where there's a segmented shower screen + kerb to minimise water splashing all over. Easier for her hubby to clean as well as that's the only "wet" toilet.

I also understand that the asking price should be maybe 20 - 30K higher than your acceptable price (should not be too far from the HDB resale prices in your hood, can check on HDB's website for the annual records) if in a good location/good condition and perhaps less in harder to sell areas? Most of the time, sellers will reject the 1st offer made, which is lower than expected and they go on from there to negotiate. A lot of situational gauging as well, but nothing that can't be done.


  8. Depends on whether the flat is in a desirable location, whether the asking price is reasonable and of course, market demand. Not necessary imho.

    I understand from my agent that there are many "fake" listings on the property portal, when I was hunting for a flat. I also personally sms-ed a few of the agents but didn't get a response whereas a few would say oh sold already. They use it to boost profile, awareness of their availability and portfolio, maybe? I dunno.

    Could I possibly trouble you for the contact for your reno contractor and the quotation you had from him, pls? Looking for ideas for my 4-room resale now and would need a complete overhaul. Would like to save costs by taking the reno con route over the ID route and have more $ to spend on TB :D


  10. Thanks for sharing your reno journey! I'm also buying a singles 4A resale flat and am equally clueless and not keen on having a "theme" for the home beyond simple, functional, comfy, easy to maintain and must be light airy and bright. Also on the 4th floor, corridor unit. Floor Plan in my avatar.

    Lots of useful tips and what to buy from your blog. Will also meet up with your contractor when my resale transaction is complete.
