If you need to do new wall switches for your lights, they will still need to run wire down from your false ceiling. Not sure about concealing along the support beams.

Anyway, all these concealed wiring is prohibited and HDB can ask owner to make good to original condition. But I don't know whether they really enforce it in practice.

If prohibited then better dun do.

Sekali spend money hack, and suay suay they enforce kena fine is really LPPL lol.:D

When you add additional lighting points or power points, electrician is supposed to cover the new wires using surface trunking. But as it's ugly to have trunking running all over the place, they hack a shallow path /trench along the wall, where the wires is concealed, and then plaster back.

    Oic what u mean.

Of course if can conceal I will try to ba.

Agree is ugly to see trunking all over the place. But this is an issue I will let my ID handle. I'm sure they will have lots of tricks up their sleeves to do this.

That said, hacking shallow path sounds like alot of money, and if the cost is too much. (Also is this even allowed on unhackable support beams?) Personally I don't mind abit of trunking as long as they are out of sight, and my furniture placements will need to be very tactical.

I do have a L-Box false ceiling in my Living Room and I suspect it will be highly utilised to also do "cover and concealment" :D

If you want bigger table space, one way is to custom made L-Shape table to fit into that corner. The DB doors will have to be modified where the top door opens above table top and similar idea for bottom door.

Mine is the 45sm type (similar layout as HDB showflat) and I'm converting bottom portion of DB box to shoe cabinet, and add open shelve in the middle to put my barang barang.

BTW, are you concealing additional lighting/power points. I'm still undecided about this as concerned about HDB fine etc.

Is true, L-Shape custom made table can be made to fit, however price wise will subsequently increase exponentially.
Anything custom made, is always very very expensive. Personally, for me is if can don't custom build, then dont.

My friend stays in the 45sqm type, and the position of DB Box is alot better flushed near the Kitchen instead of sticking out of nowhere.
I understand that later versions of 35sqm have since corrected this issue.

Sorry what do u mean by "concealing additional lighting / power points?"

(When door is closed, your computer/study table at most can only length 1.2m++ otherwise it will protrude out too much.

Living Room DB Box Door Open:
The door for the DB Box is the swing open type. That means if you put study table right beside it,
you will have difficulty opening the DB Box Door. (I request for my ID to change these
doors to sliding type so i can put my table there, and still be able to access to DB Box space.

Since the DB Box is die die HDB do not allow to remove, might as well make use of it.
The bottom part i think quite useful can use it to store Small Broom, Dustpan etc.

Wow! i was so excited to see the pics, coz our flr plan is almost the same!
thank you very much for sharing and hope u can share more from different angles.. hahaha.. thanks in advance.

Happy to see the living room look spacious.. as you know, my heart is set on 65 inch curve tv.
the kitchen however looks very small.. i mean, place fridge, washing machine, sink and stove, how much kitchen cabinets can i fit in? :(

maybe i have to bank in on the top cabinets so that i have adequate space to store stuff.. (hope u can share pics on of kitchen celing, wanted to see the laundry rack. have i feeling i might remove it if it too low...

The bedroom sliding door seems bulky and clumpy.. (can share the floor pics, i want to see the track lines and how much space the doors take) i might have to replace with barn door or seal it with bricks and have door type (like 45sqm rooms)

can also share pics on the DBbox. would like to see how much space it take up... its right smack in the living room, the area i plan to put my TV. not sure the door when open will take up how much space.

Congrats Ryan, really happy that you have finally gotten the keys..  and good to see your ID getting all down business to help you.. wishing your a very smooth reno!

Pls do share more pics.. :D

    Thanks Rufus.

No worries I will be retaking the pictures with more angles. That entry blog pictures will be changed to better quality ones.

For TV, while a 65 inch can fit, the border around it is going to be very thin (Around 1cm) which will make overall look abit funny. I've opted for 55inch which will look much more uniform.

DB Box is indeed bad design to put in living room. The max length of study table that I can comfortably put is 1.2m only. Anymore and it will protrude too much. And because I'm putting my computer table there, I will need to remove DB Box door as I won't be able to open it if my table is there. Jason say can change it to Sliding door type so I'm ok.

Bedroom sliding door is terrible! If you get yours, I'm sure u will also want to remove.it's bulky, takes up precious space and it smells bad ughhh.

I will be making a post complete with masking tape markings to illustrate what I mean.

Oranges for 大吉大利 i guess. It is also common to 洒五谷on the floor.

Masking tape + marker to indicate the defects.

Level or dunno wat is this call where there are 3 water bubbles to measure the sockets are slanted or not.

You can borrow a pole with steel ball from bsc to knock on the tiles to chk for hollowness.

Happy key collection and door opening tomorrow!

    Thanks mmoh!! :D

From the pictures it seems the renovation is going smoothly :good:

For the usual brands like Hitachi, KDK and etc . Go to shops like *spam, Goh Ah Bee and etc will be cheaper.

Those mega only sell cheap when there is mega sale and etc.

    (Just my 2 cents worth)

Erm actually those "in construction" photos by Rufus is done by someone else lol.

I haven't even roll pineapple yet lol.

Soon tho. Will be posting my "1st day opening" soon! :D

Congrats on the key collection. :good:

Once gotten the keys please remember to check for defects, esp. the water test in the bathroom.

As most 3D drawings are not accurate to size, it will be great you can just bring musking tape and paste the layout of the things in the house, you will roughly able to gauge the walking space and etc

    Hope this helps

    Thanks for the tips!
No worries, my ID will be there doing full defect check.
Masking tape is a good idea, will be bringing a roll of it to do the rough gauge.

What sort of water test?

I think he means pour some water in the bathroom, make sure it all flows away to ensure the bathroom water drainage works ok.

    Hi Ryanyth

Thank you for sharing the pictures and information.

May I know does the kitchen comes with a raised cement to build the cabinets? So when moping the floor, cabinets won't be wet. Cos from the pix, it does not seem to have :(

    Hi Minibean,
Thanks. Honestly i do not know as I have not gotten my keys to get an actual look.
Those pics were from a RC event. I also dun think HDB will do this, more like a job for ID or Contractor to do.

Your 3D Drawing is very nice.. i like the kitchen feel.
    Thanks!

Your living room, the distance between your tv and sofa seem abit near, what size TV your getting?
Originally thinking of getting 65" but think think about it maybe 55". But first choice is 65".

lol. u really risk taker... the tatami if really spill food or drink, gonna take alot of effort to clean so perhaps keep
all the eating/drinking at dining table so minimise such accident.
but overall your hse looks very cosy.... will invite us go take alook? hahaha...

Nah, i'm not doing the Living Room. I just ask him make a 3D drawing lemme see nice or not.
The only thing i'm doing for Living Room is Cove Lighting. Not Tatami or Feature Wall. I feel too difficult to clean also.
Sorry, i prefer my privacy and im a shy person so unfortunately there will be no visits. :(
Scared invite some people who come and criticize and criticize until become very awkward lol. (Yea there are such people out there.
Already got one guy in forum look down on 2roomers already. Imagine I invite him come my place, sure very awkward.)
But i will try to take as much pictures as I can lah

my ID quote me 20K, (est. but still working out quote.)
actually at first say can squeeze queen size bed and wardrobe.. now tell me cannot.. propose shift wardrobe to living room or bomb shelter
and will camouflage so cannot see is a wardrobe.. but i cannot take it!! i felt super sienz.. at first i agree.. come home whole night cannot sleep..  haha...
next day msg say i cannot accept it.. so i downsize bed to supersingle.. i die die want my wardrobe in my bedroom..
dont want to walk in and out for a dress change..  this home planing is not going well.. 1st take already make me super sienz.. haizz..
Is like that one lah, especially for us 2 roomers, even worse is 35sqm only.
The only thing i can say is compromises will definitely be made. The idea is how to work around it that can still satisfy you.
Its not easy, but a good ID will help very much contribute ideas. For me, i compromise by making my HHshelter into the wardrobe, you may have other ideas.

now already 2nd and 3rd blks in my BTO is being called for key collection... oh man... total 14 blocks!!
still got sooo long to go for me!!! lol.. really need to carry this bb for 9mths...
LOL!!! ya does feel like carry a BB!!! :D

btw. where are your going to buy your electrical appliances?? i went to gaincity bto promotion thingy...
they only try to push certain brands. i really dont like their style.
I'm hoping for a good public holiday sale (I think by the time my reno finish should be around Deepavali)
and i'm going for either Courts or Harvey Norman. Or Lazada or Qoo10 to buy online.

i was recommended by friends to shop at those local shophouses that sell electrical applience, Shophouses like Goh Ah Bee, Goh Sin Huat.
they said the price is definitely cheaper then big players like courts, gain city as lower overhead for them.

If your friends recommend the shop, then why not.
For me, i prefer big big place to shop, enjoy aircon, more modern feel lah then Shophouses.

For lightings, you can try Jalan Besar that side many such shops.

IMM also have 1 stop accessories shops such as hoe kee, sim siang choon, song cho, asia excel, grohe, handsgrohe, mayer, best and many other shops for your furnishing, furniture, beddings and aircon needs. basically just shop level 2 and 3.

Thanks. Yea I've been to imm side the shops.

Think I'm going down to Hoe Kee at Genting Road this weekend. Maybe more variety altho I heard Hoe Kee after sales is not so good.

$48 for a toilet roll holder and $138 for towel rack seems overly expensive.

Anyone knows if Joven 20L water tank at $250 is a good price?

Good to see that things have started to move!
Pls keep the pictures coming in... Lol...
btw. What is your final quote by your ID? 25K?

at my end, the 1st block has already started to get their keys!!! So envious..
HDB said my block will be Feb 18. The suay last block.. Sigh!
This Sunday, hong kar north cc is holding a meet and greet by HDB for west ridges.
Excited.. Like the pictures u posted of the 2room.. I hope they also will show the pic of my hse!!!
want to see if mine is similar.. ie. no tracks in floor for the sliding door etc.

Have a good shopping spree at Joo Chiat...  Let us know your experience there..
    have a good wkend!

Always good to hear from you too Rufus :D
Final quote by ID is 25k, but of course actual amount give or take would be 30k (not including appliances + furnitures)

I'm glad that you got news that people at your estate are getting keys, which means your turn is not far off.
Feb 2018 isn't that far away, considering now already July 2017. Thats more or less about 9 months more.
Think of it as your BTO BABY start growing already and 9 months later gonna give birth liao! lol!! :P

Good that your CC is holding a meet and greet.
While the information isn't anything new, its still good to go down, as they may post the ACTUAL photos of
people who applied for OCS furnishings like how mine was. Do remember to take those photos and show your ID.

Anyway i've made a recce down onsite today. Prices seems quite expensive to be honest.
Hope everyone can give tips on where to buy cheaper. (other than Taobao of course lol)
