4Rm Renovation Journey

Hi all,

It's been awhile reading through posts/discussions and informations that relates on shelter over our heads.

So i guess i too would like to share my journey..

This is my 3rd house and i think probably will be the final one till i retire.

Most of the quotations from ID/Contractor is pretty competitive with this and that packages.

As for my 4rm resale flat, an average of $50k and above are just basic reno.

All of us have our dream home design theme BUT that comes with a price tag.

Not much resources or samples that i can refer for 4rm resale flat. Time is kinda tight

as i'm doing contra. So die die have to move out by eve of Christmas this year.

I've got a few quotes, some from RenoTalk, a friend whom decided to start renovation company and

those reno contractor shops at hdb areas. At least an average of $45K for a resale 4rm renovation.

These of course just not finalise and they yet to see the conditions of the house, which i think its a nightmare.

As my 1st appointment at HDB is somewhere last Sept, we came across RenoTalk roadshow

at HDB hub. A few of the IDs' have pretty good offer. So me and my wife decided to check one

of the IDs' for their Kitchen promo. Not bad of a deal 10ft top/bottom with Free Aerogas Hob Hood and Sink at $2,688.

As we decided to took up the kitchen promo, we might as well get them for the entire renovation.

So the journey begins..

these are the current state of the house.

Everything need to be hack/plaster and seal the entire house.

Except that the living room and the 3 rooms i decided to overlay laminate tiles

in order to save costs.

Just to highlight homeowners, do check on quoatations given though price is attractive.

For example : Supply labour and install...etc.This somewhat did not include materials.

It should be Supply labour, materials and install. Thus minus off the materials,

price will be more attractive. Unless materials would be under separate cost.

As my budget is $30k, i try myself to control on things that are not necessary.

However reading forums, magazines, getting ideas from posts photos...just too much poisons.

Good thing is my ID will work out something within budget but in reality, resale 4room min

not possible to achieve $30k on current conditions :sport-smiley-018:

Have the dream to have theme like French Style / Scadinavian / Traditional European.

But i think and think $30k where got enough! Can fly kite...

So i decided to follow the flow of what my budget can do...

Along the way i will try to share of any price changes and the things i bought.

Final Floor Plan Layout

Final layout of the floor plan.

I make my kitchen smaller to give way to dining area. The floor have to elevate the

same height as the living room. I guess this concept is quite common for standard layout.

Dining Lights

Bought the same lights as my ID showroom.

Average price saw from some of the lighting stores is at $200plus.

Also bought other lights for the kitchen, bedroom and toilets.

Manage to get at Hoe Kee (Tanjong Katong Complex next to First Lady) at $198.

The 3 bedroom lights are LED with control :notti: at $148 each x 3.

Kitchen Light at $48 x 1.

Toilets Light at $35 x 2.

In total $760 nett.

Ask to round off at $700 and the boss agreed :jammin:

From the period of 1999 - 2005, I've travelled afew days to Melbourne,Sydney and Brisbane.

Staying at Hotel and Apartment due to work and I wanted that kind of tourist feel/hotel/apartment look.

As such the living room and dining, I decided to have an 'Evergreen Wallcoverings' and it works..

However, drawings and reality wont be the same. :no:

Though there's some changes to be made..

stay tune.

That's all for now.

23rd / 24th Nov 2015 is 'The Demolition Day'.
