Masionette Reno At Jurong West

Hello Everyone!

My fiancee and I have been reading the forums here for a long time now. We purchased a resale masionette at Jurong West Street 91 and now have the major task of sprucing it up.

The previous owner were a couple in their 70s. Due to their age, maintenance of the unit was poor at best. In fact, we even found bed bugs in one of the rooms right after they moved away. Can't quite blame them as they were already having trouble with eyesight and also getting about. But it has an unobstructed view far into NTU which I really like. So that's its major plus point. Unfortunately, it is also above the PIE. Very loud and dusty.

We did a major clean up job ourselves because I lived in the unit for a few days to get a feel of it. We delayed reno-ing for a year to raise funds. Here's the floor plan.

Here are some major goals for our reno:

1. Do up kitchen cabinets (most likely using Metod system from Ikea cos we especially like the in-built drawer lights)

2. Re-surface and paint the whole unit

3. Vinyl overlay from Evorich for living room, stairs and whole upstairs (except toilets)

4. Electrical rewiring

5. Re-tile kitchen, 3 toilets and balcony

6. Sound proof windows for balcony and MBR (cos our unit is next to expressway)

7. Glass roof for balcony (hopefully also sound proof)

8. MBR wardrobe (aiming for Norya furniture)

9. Hack away storage room under stairs and replace with cabinetry

10. Replace all doors (including balcony sliding doors), windows and grills

11. Big sliding door to separate living and dining rooms (else difficult to cool either room with aircon)

12. Shift WC position slightly to the left, for toilet next in the kitchen

13. Shift door position in common bathroom on second floor

14. Install two system 3 aircon compressors (i.e. 3 blowers upstairs and 3 blowers downstairs)

Shopping for IDs now. Any recommendations?
Budget around 70K (including aircon and carpentry but not including appliances and furnishings), feasible?

So the soon-to-be-missus and I have been racking our brains regarding the design of the house and we really hope to have a clear roof for the balcony.

This thread ( http://www.renotalk.com/forum/topic/72503-the-sky-parlour-an-executive-maisonette-journey/page-8) from twinklecloud features a clear roof. So does this one ( ).

I'm told by some of the contractors that we have spoken to that this is not approved by the HDB. I'm not quite buying what they say. Any advice regarding this is much appreciated :)
