    I am a freelancer! I think I might be your guy. I do 2D drawings which includes lighting, electrical, ceiling, carpentry drawings which will aid your contractors & carpenters when they are doing up your apartment! Rates wise we can always negotiate. I can't seem to send out or receive pm and I am not sure if posting my email here is breaking any rules or anything? Do let me know if you are interested!

    back to your point, base on my experience, it is always better to have a main contractor who lias with everyone, a so called project manager. This way, a lot of misunderstandings can be avoided, as mentioned by crystalkong earlier.

    to me, the most difficult part is to have the carpenter, painting, and electrician to "work together"

    example, getting new plug, this may need carpenter and electrician to work together, like the carpenter need to have some space left behind the cabinet for the wires etc.

    for painting, is better to paint first before the others work start. and there is also need to do some touch up after most of the work done.

    Yes, my SO and I is pondering this potential issue as well.


  3. I got a home based freelance designer who help doing only design n detail drawing .... Include m&e drawing, ceiling plan, etc... He is a japanese guy... If u wan his contact u can pm me...he also will consult u on your lighting fitgure and home furniture etc.. he used to help me design some of my commercial project...

    I am expecting to take keys during year end and I have a questions for those who are experienced enough to answer and share your thoughts with me.

    My upcoming house is a premium BTO, which comes with flooring and bathroom accessories and tiles all done.

    Therefore with this said, actually I have nothing much left to do except for painting and carpentry work.

    Luckily for me, I have direct source/lobang for the following below, so therefore I can save quite abit already.

    1) painting

    2) carpentry work

    3) electrician/electrical work

    However, here is the problem. As I am poor with designs and color matching, I would still need someone who is able to design a layout in drawing and measurements for me so that I can get my sources to do their work.

    Questions:

    1) What are my options here ? Is there anyone in the market that draw, design, and I just have to pay him for his designs and drawings ?

    2) What possible potential issues that I may encounter if I don't engage a contractor or IDs ? Perhaps those who tried this method can come in and share your problems met in the past.

    I appreciate all feedbacks and comments.

  6. Hi, I shall cut the story short, basically my contractor forget to tell his men to do skirting on 1 wall.

    Is there a specific tools I need to cut the tiles and do it myself ?

    or anyway think how much will it cost just to employ one person to do this very simple task ? just one part of the wall


  7. my house have such bugs crawling around on my walls.

    It is so tiny that you can only notice it as a whole, its backside being rounder, years ago I thought it is baby spider though.

    Initially I also thought it feeds on dust, cause they keep appearing on places where I dont maintain much.

    Some people say booklice don't jump, however the experience with this bug is when i touch it, it jumps away.

    They prefer to walk on their legs on walls than flying, they have wings though as I use 500X microscope to see.

    I have search the section of this forum and found that quite a number of you have already created threads about this bug and also read up all comments posted by members here, have not tried them yet, just read a few moments ago only.

    My rooms does have molding issue, in wardrobe too, causing silverfish problem as well -_-"

    already bought humidifier for wardrobe, still have molds mildew...

    Most of the threads created by other members are quite dated, till today, anyone here have successfully win the battle against such bugs ?

  8. My bro have talked to Henry and seems to have made some concerns to him and have some basic understandings.

    we will try to talk again and definitely hope to resolve any issues in a calm and peaceful manner and hope when the renovatio is done, we will be able to post a long lengthy positive review on Henry.

    until then...

    imagine you take MRT from harbourfront you press the "Summon Auntie spotted" it will be registered as there is one in harbourfront

    then next station in chinatown you press againm it is registered as one spotted in chaintown, can spam one sport-smiley-004.gif but spam 2 times in same place it will say "canot be so many summon auntie in one place right ?" biggrin.gifbiggrin.gif


  10. Hi Zio, I did walk past a few stores that provide shipping service in chatuchak but i threw away the pamphlets so i can't recalled the prices. :(

    I remember there are few freighting companies to choose from with different rates, the reputable ones are DHL / UPS / TNT etc..

    In fact, we wanted to get the solid timber table with bench as it was quoted less than S$500 & we got referred to a lady by the shop owner about the shipping fees, she added in S$200 plus on top of the selling price. We discussed & worried that any defects it will be a hassle so ultimately we drop the idea, only bought items that can be hand carried.

    What i heard is that certain store has their designated shipping co., otherwise they just leave it to customer to do the arrangement with their preferred shipping co.

    ya...i saw some freighting companies, didnt go take their pamphlets...

    so as you mention about the table so total will be about S$700, you think is worth it ? caus I didnt see the design i cant judge. as compared to when u get it in SG.

    I also will be worried if there are defects when arrived den dunno.gif


  11. i asked for quotes from the contractors...

    windows - i got from renotalk... alex and got him to come up my place for quotations and measurements... reasonable quotes and the chemistry is there so got him to do it...

    woodworks - recommended by friends and i went their house to verify the workmanship first

    electrician - i got from renotalk... got quotes from several other electricians as well... chatted with sebastian and have the confidence in him. so far so good, he has not failed my expectation yet... i have high expectations... :sport-smiley-004:

    wetworks - from friends and met him several times... most important is not pushy... friendly, offered very very good and practical advices... allowed me to choose the tiles i wanted from different shops... quoted me based on the prices of the tiles... unlike some IDs... told u 'up to $2.80psf' but when u choose tiles about $2.30 (for example), did not bother to re-quote... the lower priced tiles u choose, the more the ID earned... :dribble:

    as for the lowest quotes... hmm... after looking through the quotations (i still keep for references), the lowest is $65k exclude air-con, bathroom accessories, lightings, rewiring

    the coordinating part isn't that difficult... besides i have a good contractor who kept me informed on the work progress and suggest from time to time which other contractors to call up to finish their parts on the renovation...

    haha... sure is quite some co ordination to do.
