  1. My 4 room HDB flat is due for renovation. Amongst other things such as painting, replacement of furniture and fixtures, I also want to change the entire tiles, redo the kitchen platform and the bathrooms interior. We are a family of 4 living in the house and for all practical purposes, have no option other than continuing to stay in the house while the renovation is on. The thought of having to bear the noise and dust has made me put off the renovation plans a few times but sooner or later, I will have to go ahead with it. I would like to hear the experience from those who have had renovations done before, especially changing tiles, hacking and rebuilding the kitchen platform, bathrooms while continuing to stay in the house? I understand the contractor would normally like to start work at several fronts at the same time and finish quickly but with a family staying in the house, do they work differently, like doing only a couple of rooms at a time? Appreciate your ideas.
  2. I've presently got reonvations going on in my house. After installing casings for new wiring, there is usually a small gap between the casings and the wall, which I asked my contractor to fill up with plaster/ putty. My contractor started grumbling asking why am I picking up such small issues, although ultimately he agreed to do it. I feel it does not matter if it is a small or big, but it does look a bit ugly to see gaps under the casing. Is it not a normal practice to fill the gaps?
  3. I am going to install elmark 5 blade fan (44") in my living room also with a false ceiling (150mm height). My contractor had suggested installing the fan on the false ceiling reinforced with wood from underneath. However, I am not so comfortable with this idea since the fan will come too low. I insisted on my contractor to install the fan in the main ceiling and for this purpose, I got a longer (7") extension rod. My contractor says this is possible, however, he cannot close up the gap between the rod and the hole in the false ceiling because the vibrations may cause the plaster to crack. 1. Is my contractor correct? Has anyone got the fan installed with the gap fully closed? 2. If there remains a small gap, I am a bit worried that insects may creep up into the space between the main ceiling and the false ceiling. Is this a real problem? Thank you in advance for your inputs.
  4. 1. My contractor has proposed Toyostar brand downlights. Are Toyostar lights good? 2. For my living room 6.3m x 4.8m, are 16 down lights (13W each) too less/ too many/ or reasonable number? With all lights on, I am looking for total intensity equivalent to 2 x 18" round fluorencent tubes. Thanks
  5. How many Watts PL light gives brightness equivalent to a conventional fluorescent round tube of 16" dia? Say if two 16" dia fluorescent lights give sufficient light to my living room, is it possible to estimate how many PL lights (& of how much power each) would make up for the fluorescent lights?
  6. Is there any formula or thumb rule to estimate how many down lights are sufficient to cover a given area? I am trying to work out how many down lights and of what power are required for my living room (area approx 5.5m x 4m). I will have false ceiling, so the lights can be put even in the middle of the room. Thanks for suggestions.
  7. Appreciate advice/ experience on following issues related to false ceilings 1. Is it possible to construct a false ceiling of 5 inches height? Will most of the modern day lights & holders fit in 5 inches height? 2. Over the period, will gaps form between the false ceiling and the light fittings/ fan rod etc? 2. Has anyone experienced insects or lizards creeping into the gaps between light fitting or the fan rod? Or is it not an issue to be worried about? Thanks
