Hi... If I m not wrong.. the Mais at 12X has valuation of about 500k... And the 600+ ones which is opposite West Mall has valuation about 550-600k... Your 450k could be 22X with the Val of about 400+ (99% confident) Hmm.. opposite the swimming pool de.. a little walking distant but not far from MRT... Agt also call that area BB Central... I was looking at Bukit Batok/ Gombak area for about 1 year... before i settled for my current unit.. with the Valuation of 425k.. and I paid for a rather low cash .. Cos .. the flooring on the 1st floor.. ermm.. remind me of the canteen in my current working school o.0" But in anyways.. will still have to redo my 1st level/kitchen/toilets de... so i gave it a GO! lo... Hee~

my 1st appointment de appeal has been successfully changed from 31Oct to 24 Oct cos my hubby will be away after 26th I m beginning to like the efficiency of my agent le .. hehehee

My In Law did mention the inconvenience of not having a common toilet at the 2nd floor... Similar to yours lor... walk in and out.. no good.. When I showed my husband the plan.. he was delighted and intended to "chop" the new MBR cos its indeed larger and there is room for a Walk in Wardrobe infront of the toilet. When he saw the size of the toilet, he was disappointed.. and worse is... he would have to give up the jaccuzzi bath tub in the MBR... The seller had a jaccuzzi tub in the MBR toilet... Though its NOT of a colour ( Dark blue ) we dun really fancy, we intend to keep it ( Save $$ ) I think.. My dream of having the larger MBR has gone into dust le.. My 1st Appointment would be on 31st Oct.. Cos my hubby will be out-stationed.. we are trying to appeal to an earlier date.. if not.. denwe will get the Power of A***** at $300 to get it done without his presence ... We hope to get to the 2nd appointment earlier.. cos.. seller wish to stay for 1 more month after 2nd apppt.. earlier the paper work gets ready.. the higher chance i can collect rent for the 2nd month in event that they cant have their house ready by den mahh.. Den i can use this $ collected to pay off my agent de commission Pain~ My Jaz in the MBR de colour.. reallly.. errr.. Very dull lor... Do those tiles spray painter spray tubs/WC/basin as well? I saw people face-lifted their toilet buy employing tiles spray painters instead of hacking tiles and redoing them...

Actually, you can put me under bukit batok .. i dunno my exact address.. but the address is bukit batok lai de.. bukit gombak is just the MRT station opposite my block .. hehehe feeel so lonely to be alone under "b gombak"

Actually.. I cannot remb where the wc is le.. just conveniently move it ike the way i used to play with "the Sims" when i was younger hehe.. The movement of the walls.. made the room alot bigger le.. Only to compromise is the toilet lor, maybe no designated shower area le. see how it can be done bah.. Dunno about the cost of hacking also.. Just ideas hehe

I was looking at the floor plan contributed by you gys and I happened to see this too look like mine.. though it might not be the exact measurement =) Some ideas to share bah.. Since both toilets on the 2nd floor require a face lift le... And my In Laws will be shifting in with me... So mind as welll~ . ... .... .... I Started with this idea... Kids in future will use either the Main room toilet or Gran's toilet bahh..
