  1. erm.. how much was the cost per ft for the white pvc WIW. btw... why use white pvc? by default..carpentery woods are white already ma. find a discreet corner to scrap see if there is another white pvc layer? did he amend the quotation in black & white?. if not.. i am sure the boss will open the cheque as laminate covering+carpentery for the carpenters. while the bugger pockets the diff from the carpenters. alot of verbal agreement after work starts is where they juice up themselves secretly. :rolleyes:

  4. wah..New! started reno liao? am sure it will be very very nice with the artistic flair you command. hehe.

    the tiles are very very unique. sure will be very nice under yeak's master tiler hands. so envy.. my tiling so-so only. due to parents/aunties/in-laws opinions etc etc. haiz. very ah-pek.

    Anyway read you getting a pooltable? i just got mine from pwe. got a pretty good deal. check your pm for reference. and if need me to intro them, lemme know k. their new office very near my shop only. maybe that's why they gave me a better deal? keke. ;)


  5. Below are a few useful tips of a tell-tale sign of a RESALE Flat kena visited by Loansharks

    1) Dry paint near the surroundings of the door and entrance

    2) Look for paint near the neighbours, like for example, next door, same level, the upper and lower floors directly.

    3) Interview the neighbours, but dun trust them 100%

    4) Insist and check with HDB when purchasing the flat and submitting documents, that the seller have changed his adds, and that it is correct (also not a fool-proof method)

    just to add some thoughts; :sport-smiley-004:

    5) newly installed door/gate with NO unit number.

    6) interview the owners and drop the hints using how the buyers of your current unit are offering to change your IC for you which made you understand you should do it for them too.. once they catch the ball, offer to endorse their cost of change. this will give you the chance to get their new address too. :)

    7) Maintain eye-contact with owners, if they are trying to hide something. you can feel it. be it ah-long debts,crack walls behind the cabinets or supernatural history of the unit etc. the eyes never lies. :rolleyes:

    8) appear more mafia then the ah-longs,talking over the phone whispering like trying to hide you just hacked someone last nite from him & is still high for more. or bring a frd with lotsa tattoos. haha. if unhonest owners see that. they more worried you come after too besides the ah-longs cos by then it's personal. hahaha. :dancingqueen:

    actually heard nowdays ah-longs got new stunt liao. paint will prompt more actions from law enforcers + give owners a chance to install cctv to catch their runners. they starting to use watercolor liao. one mineral bottle+1 stick of color. even if get spot-check, nothing incriminating & owners/neigbours will still get the splashing msg. :rolleyes:


  6. Actually there is no solution at all. Once you bought a house with toilet in the centre, thats it. Maybe the only way is not to use the toilet at all as a toilet. So that it will not be "polluted". Other than that nothing much you can do about it. Best is to sell the house asap.

    Thats absurb, can you show 1000 examples of such divine FS powers at work? if not, please dont go around making such claims as it will send TS & others into distress.

    Those written above are no better than mid-wives tales.

    As an example, there are many hdbs all have toilets in the center. Did they have such problems as mentioned? I doubt so. Not forgeting the thousands of families who have toilets in centre in other privates and condos.

    Put coins, put lights, put plant, put sea water, what else haven put? tolong....might as well put everything. This is not only crazy but also absurd. There are so many families, ask the author or master who wrote this and get the families to prove.

    nothing is 100% confirmed in FS. always remain as a skeptical-beliver & never be OVERLY superstitious. or we'll be starting on with the wrong foot for FS & end up doing more harm then good to our well-being.


  7. actually 1k sounds cheap for the door frame/door and labour/material involved. frame and door should be around 600 already i think? with the 'arch' they prolly can't 'add-on' to the exsiting wall thus gotta hack and erect a new one. actually his quote sounds reasonable and can see the need in paying for it. but of course there might be others cheaper then him out there. :dunno:


  8. i think it depends which light you will be switching on for daily usage, just choose the what you prefer for it. if no preference. downlight in warm would be nicer i guess. but i did my downlights with white as i prefer whiter light & i'll be using downlight as my primary light more.. now i dont even on my covelight anymore unless during mahjong session when i need light from "above",cove actually quite a waste, spent about 500+ for all the wiring & holder etc.. but covelight still have use actually. haha. as playing mahjong under downlight too long quite hot actually. :unsure:

    btw, if you intend to do covelighting. make sure your ceiling is flat/plastered or false ceiling well painted. if not when you on the covelight will see all the uneveness.

    and after the celing guys are done. take a vacumm and clean up the cove's before the electrician install all the lights.


  9. I am one of those who love to have Legrand switches. We think that the Mallia series would be great for our new home, so we asked our ID about the prices. He said, we cannot get it on our own as end users, as Legrand only sell to ID. The price, he quoted, for 1-gang switch was about $38.

    Just to be sure, I went ahead to check Legrand's website and contacted one of the distributors listed in their website. The distributor said we can buy from them! what's more, the price of a 1 gang switch of Mallia series is only $2.20! The difference is so huge! I couldn't believe it and I keep asking the distributor to make sure we are talking about the same switch, and the answer remains the same.

    I am not sure if my ID remembers the price wrongly or is he trying to make a tidy profit out of it. I told him what I found out, and he insisted that was the price his supplier quoted him. Not sure if he is telling the truth but we decided to give him the benefit of doubt. We also dun want to fall out with our ID because of switches, when we are relying on him to do a good ID job on our house which has yet to commence. Anyway, he said we can go ahead and procure the switches on our own. On his part, he will let us know how many 1-gang, 4 gang switches and etc he needs before we proceed with the purchase.

    Thus, if you want to buy the elegant Mallia switches (often featured in ID mags nowadays), contact the distributors yourself and you will save a bomb!

    wah.. $38. ask him if he means the limited edition gold plated(if it does exist). haha. anyway, $200 should be more then enough for a whole house using the default color switches. right down to telephone outlet switch too! heater switches are the most expensive, btw, legard doesnt have Starhub cable outlet switch i think.

    I brought my mallia series from Choochiang too. tohguan branch. find millia sounds & feels better then clipsals,cheaper too. hehe supposely around choochiang has shops selling wallpaper & baroque style furnitures too. can go see see too. after buying go IMM walk walk too. west side happening area leh. haha.

    btw, after the whole house is done,before last payment. do voice out anything which you might be overcharged with. dont let those 'IDs' think we onwers easy to rip!! Be it bi-fold doors,$130-$180. veneer doors(hollow),door knobs. $230-$280. now quietly stick to whatever you signed first & do some research on RT. can prolly minimized some damage from this $_$ id. :rolleyes:

Hmm..i aint no property guru but at that price. quite a good 'investment' i guess. so much cheaper then open market + can apply hdb conc loan. but too pricey for me already & EM usually cost around 50k for something simple if overhual. kinda not prepared for the amount of cash involved so pass on it. :D

    you enquire the JW unit yet? sounds like good deal too. can just view since you yet commit to anything. ;)

    i'll be moving to a new HDB flat in the coming months. Heard that can overlay tiles in the kitchen & toilet floors & walls. So is overlaying of tiles a good choice or not? how likely is it that the tiles will fall off or pop out? Or is it better to just leave the HDB-provided tiles untouched? Can anyone pls advise?

    if you are ok with the design & color, then keep it as if it really pop up, you still can complain hdb and get it fixed free?. keeping it will prolly save you like 4k or so too. but if you or your partner find the design/color not to your liking. then consider overlaying it or after you move in then regret not doing it. too late liao. only concern is most ppl says that overlay tiles are more prone to getting tiles 'popping'. i overlay all my hdb tiles anyway. was given peachy color. dunno why can't they just give us white. :unsure:

    btw, if new cluster of flat that was just completed. i belive if you find any defects. you can approach town council to 'rectify' it. their contractor will come and fix the area concerned & if they deem the area involved is big. think you can actually arrange with him to hack away all the tile then buy your own tiles & retile back @ subsidised rate since TC paying labour? but think need alot of 'hollow' tiles involved for them to legally hack new flat for you. not very sure, maybe others know better, i remember reading it somewhere here vaguely only. ;)

My ballot was during april 08, tikam tikam then kena a nice number. we arent even financially nor mentally prepared to move on yet,just proposed to my wifey weeks ago only & already empty my piggy bank for her ring. :unsure: but jump into the ownership pool anyway.keke. :P i think it's like waiting for cab. if we stroll along the road, alot. when we in hurry, either none in sight or everyone snatching. keke. end up we took a new flat from HDB. current new place is JW st65 area. ;)

    btw, i just open my letterbox, this singpost flyer listed an EM selling at 400k only. jw st42,blk 558. says got lotsa greenery,corner unit and can watch sunset leh. 100% move in too. haha. sounds like a better deal leh. go and see see lo.enquire with singpost @ 6251 2000(10am-10pm daily) not sure if have catch or not. didnt know singpost do such things too. haha. JW's EM can be considered too for you i think. cheaper, quieter for couples? if really can watch sunset not bad too. haha. that area hardly have choco smell too. my new area have strong choco smell lo.


  13. actually if you like the place and can afford everything else matters lesser already. but buying resale/repo flats gotta be extra cautious, i do know ppl whom brought over ah-long flats or units with

    'unknowns'. hehe.

    i actually went to view a HDB-repo EM at teban during my ballot as the price was very attractive. 325k iirc, forgot which block. corner unit, lv4 or 6. with unblocked reservoir view somemore.

    think should be the same strech of road as the one you viewing? corner units along teban reservoir actually quite good investment la. :)

    but didnt went ahead due to various reasons like; >50k reno cost, difficult parking(cp full already at only 8pm+), too close to opp block,about 4 cars lenght only, you know la, can hear teens blasting music, ppl quarrel,mums shouting at kids, etc etc. and kinda taken aback with the amount of foreign workers around the area. supposely got hostel near there i think.

    there's alot of things to consider too other then the price. speak to the neigbours(beside,ontop,below your unit) nicely to enquire about the previous owners and how the area is during day/night. am sure out of the 3 more crucial neighbours, sure can get good insights about the unit/area and previous owners. ;)


  14. I think you should take pictures of all defects,print it out, bring the contract bearing the letterhead of the company, make police report, then seek legal advice. :unsure:

    somehow, it just doesnt seems right that the company dont need to bear anything when their name is all over the contract? you do have a copy bearing a company name right? first contact was at their shop

    ma, it was their employee or at least they made him looked like he was,you alias with him in their shop right? and if they say they dunno him or you. how come he can access their contract and you sign on

    one? if they say he used it without them knowing,asking you to go find him. hoho...this fella gonna have a place on the notice boards of all npcs with this company name's down the drain liao. :good:


  15. DoubleJ - Guess what he even remind us to pay the balance when rang him yesterday. How can he have such thick face one. We really wish to complain them till the name is "chao". We wonder is that any way that can get them on the legal responsibility??

    best way to reslove reno disputes is through settlement liao. give & take ba. cos they are experienced enough when they passed you their contract to sign. they already jaga their backs liao. all the vague descriptions on materials , hidden costs, etc etc. once you sign on it. very hard battle liao. they can literally leave you in the lurch and still sue your for the $$ actually. is your reno completed? check on everything first, spend a few hours checking.note everything that needs to be rectified & where you get short-changed with or simply not satisfied by the finishing. then one shot go find the boss talk nicely try. let him know you are ready to pay once they get everything done proper & fast. hopefully he is not as rotten as that 'id'. :unsure:

    btw, i would invest in the hunter douglas system prolly. 2 storey height curtains...i think you'll need a lorry to bring for cleaning if needed not to mentioned the charges. :o

    anyway i really would spend 2k+ on a motorised system with warranty then a whole lot of fabric. kinda makes it looks more dollar for dollar with the 'wow' effect throw in. ;)


  17. MY House Renovation Started On Dec 15 2008, and had just completed on 12th May 2009

    keke, my experience very similar as yours, my reno started earlier then yours even. during OCT. :unsure: only difference is, my contractor company did offer me relatively good support amist all the problems. professional or respectable enough i guess they are somehow victimised too by the lame "ID" that handles my place. so i still give them '3 fen mian zi'.

    only come to accept the fact nothing much can be done already during may and started to furnish up the place. looks ok still for now when you not looking close enough. like your title. acceptable but not satisfied. i guess i did found a good company to handle my reno, just my luck to be given an lame ID using a group of lousy sub-cons & getting a batch of lousy flooring. only one of them is really 2 thumbs up. the electrician.. came up about 10 times during my 8mths of reno & still not paid yet,found out electricians are like guards unit,go in first,come out last? sorry if wrong ah,was not in army.only hear say only. became quite good friends with that guy after the saga. the other day he even called me to find out if my place is ok already or not. heart-warming sia. keke.

    can only say letterbox thingy is so childish. you should go all out after that. thou no proof...but only 1 direction to turn to. :rolleyes:

    actually i also quite confused, if your guy was from the shop,in the shop,using the shop letterhead to sign with you..BUT not known to be from the shop by anyone. seems very strange. keep contact with the workers ba. ask them to make report too if defaulted payment. now become like fraud case sia. the plot thickens. :unsure:


  18. after knowing how he works & ends your calls to him abruptly & delaying the site-visit. if he is professional enough. no 2nd word would be needed,directly tell you he'll change instead of draging owner's time. if he was half respectable, he wouldnt had did it in the first place too. so with none of the above 2 foctor seen.... i would feel its more rewarding for you to compromise with the solid top first on the condition he will issue a black & white for extended warranty for all your works. who knows where else he cut corners on the project. pretty sure he is ready to smoke you since he act blur when you called him. already standby 1001 reasons for you by stalling the time. get him to warranty the 3S top like what 'cresto' is giving WHEN he says "its as good as cresto too" or something along that line. :P

    with 40% remaining payment on hand, can nego louder then him still. or speak directly with the boss nicely. towkays usually easier to talk to,if they cared. most of the time, they dunno what their workers are doing too.so "IDs" sometime very havoc de. since they aren't afraid of losing their liscence since THEY DONT HAVE ANY to start with. haha.,the level of professionalism just doesnt exist in 90% of all i had seen.but bosses are different as they gotta remain hdb reg? now i wonder why isnt there some form of liscencing for reno related sales personels aka "IDs". is it not that hard to bring the whole house down one day. :unsure:
