  1. just nice talking about reno related stuff...i got my floor plan and my 1st appt date! so am now starting to get quotes from the various IDs and also contractors. Any good ones for recommendations? I duno how to upload my FP...but it's quite a standard plan lah. There is one thing I would like to ask...plastering of walls is it really needed? My HUbby prefers, but for the whole hse it shld be quite a substantial expenditure isn't it?
  2. 666, i know what you mean by the noise...I was thinking of the roller blind too, but was thinking that maintenance could be an issue. Like u, i tink having it opened up on bright days are definitely cool! the air and light...and drys the clothes faster too!
  3. Hi, wana check with u guys whether do you do a roller blind for the balcony area to prevent the rain from plattering into you balcony or do u block up that area?
  4. Chronograph, yah, i am no carrot man! I think the representing plays a vital role. Here, my agent really helps a great deal! She is really good and stop most of the nonsense from the seller's side.
  5. Think my issue will be settled soon! as we insisted on the inital agreement and the seller can't do anything about it. We told them, our stand is clear, we'll buy the house at the agreed 475k, nothing more, nothing less! Whatever they lose out is not our problem, they ought to get all the info before marketing the place. Guess they had no choice, but to stick to our inital agreement. Hope no more "weird" suggestions from them anymore till our 1st appt!
  6. I am gonna be as nasty and bitchy as I can...exercising the rights to be unreasonable! Frankly speaking, whether a lost or not, it is NONE of my biz...my agent is firm and said she will let them hold the OTP till 30 days max and if they dun give us the 1st appt date by then, she'll issue legal letter. Same here, put my stand clear, I am not going to budge! Neither am i gonna speak to other agent except my own! Chronograph, maybe at one point of time they thought both Hubby and I looked young so can chop?! haha...
  7. Sinaz man...told Hubby about it yesterday and he was furious! They claimed it was a new rule out in June/july that if the flat sold at a lost, they need to top up CPF? I'm gonna check later on... The seller's agent told my agent he wana contact me direct to discuss but my agent said NO cos i am her client and she is supposed to protect my interest and anything get back to her and not to us directly. Now they want to re-value for the 3rd time!!! They hope the valuer will value their house at 475k or 470k so that they dun have to top up CPF (?!) Waiting to see whether got anymore funny suggestions from them...
  8. Yah man...Chronograph, I need to be**** already. My agent just delivered me "bad news"...they did not submit the OTP as agreed!!! Reason being the seller's agent went reservist ! How can they do such a thing!!! Now my agent handling the issue, and the seller claimed it's a negative sales for them selling the house at this price and they will have to top up to cpf and they are going to do another valuation?! Gosh! This whole thing is getting really confusing for us My agent's monitoring and if they don't submit before the 30 days period, she gonna issue them legal letter for the delay in submission.
  9. Just find ourselves so suay... We were such nice sellers to our buyer, but our seller is such a pain!
  10. Sigh...never know that a transaction can be so troublesome. We got the house and initially they wanted 30k cov, and so after nego, my agent suggested we re-value the house so that we do not have to pay so much cash if my value is higher than theirs, and the seller agreed. We fixed at cov 25k above their original value of 450k (i.e. 475k) and if my value is higher, we'll use our valuation report for the submission. Seller agreed too...and he demanded full exercise fee of 4k which we gave him too. Now, after submission, the value came back indeed, it is much higher at 480k. Now, the seller wants to sell us at the new value price, cos he claims it is not fair for him?! It was explained to both of us and we agreed that the house would be sold at 475K (original value is 450k) irregardless of the valuation report. How can they play cheat like that?! My agent is as usual, very nice and says she'll handle this matter for me swee swee making sure they dun play dirty tricks. I just hope this can be over and done.

Finally exercised the OTP, and the seller suddenly wana extend his stay in the house When we went viewing, he mentioned they are upgrading and they wana sell cos their condo TOP soon, and now, he told his agent that they need to look for a condo (?) to settle themselves? And the wife said they going to stay with their mom that's why they sell? Really am baffled...what's what? Anyways, they really very funny...I hope we dun buy a unit that is deep financial ****...like owing loansharks!
  12. I'll be staying with my parents for the time being. And since she helps me with my kiddos, I think it is also easier Will be going to the house tomorrow, will put this request forward...they also hv 2 kids, if they hv no place to put up for the time being, I will not push to get the house earlier. But definitely I will not allow them to delay too long either...need to settle my kids as well.
  13. Hi ANgel81, thanks for the tip...anyways, we are hoping to nego with the seller to complete earlier so that we can move in cos alrdy sold my current 4rm and handing keys on 29dec. I am also looking for ID/contractors...will pop by friends and colleagues hse to chk out their reno before deciding and get quotes.
