  1. my mum does cooking everyday and we have been using Rinnai glass hob for past few years. We just shifted to new place and I still get back the same glass hob from Rinnai which is the only model made in Japan. The inner flame burner makes cooking time shorter & faster, uses less gas and best is the cleaning part is so easy.

How much does it cost? I'm still stucked with which brand that I should go for...my mum cooks everyday also haha lucky me.

  2. We got a very tight budget and it is very difficult to stay within the budget. How much $$ I left over after the renovation will determine my honeymoon location..

Renovation started already? Hope everything's fine for you.

usually renovation will end up paying more...taking into consideration the electrical work etc etc..

  3. i sincerely recommend Crestar...follow by FANCO. i installed Crestar in my living room...and FANCO in my study room last week. the crestar has more wind. but price is on the high side.

forget abt Amasco. unless u want more trouble.

Thanks Evil, how much is the difference?

I actually wanted FANCO but if Crestar is better and has more wind, I don't mind paying more...anyway Singapore weather is getting hotter each day..

  4. We consulted the contractor and also the one selling fans.... .decided to take Henry advice to put on actual ceiling and not on false ceiling. I dont want future problems. Even now, if can put on false ceiling........ dont know what will happen in 10 years time. Dont want major reno problem.

Think we will switch to L-Box and do a fan in the middle part. :)

Stagger, we just bought our fans from Royal Fanco, 135 Jalan Besar Road. Look for Henry (62990453).

He is super patient and cares to explains everything to me.

In fact, we bought our WC, basins, taps... heater bathroom accessories from him too.

I will load pics tomorrow when they deliver to my new house (for installation).

    Great Smallboy, thanks.

I'm actually looking for WC, basins, mixers and all other toilet accessories too...I'll look for him.

  5. Hi, sorry, was busy with work, so hardly check your replies. Well, im going thru a divorce with my hubby now, so we are selling off the house.. he called me that there are buyers asking $8k above valuation.. i dont really know how much cash i can get back... cos i really need the money to raise my kids.. my hubby is a total jerk.. not giving me $ at all.

So sad to hear abt this....

It is not really how much the cash above valuation is, it is the loan repayment and the amount you have to credit back to your CPF. If there is some cash proceeds after the deal, it will be split between you and your husband. But you can obtain help from the family court to get him to pay you alimony + maintenance of your kids..he has all obligation to fulfill the payout.

You can pm me, I can share with you some experience..(not me) but my girlfriend's.

  6. that's what i heard also wor... when viewing flats, the upgrading already completed. Then the owner say he havent pay upgrading fee and I will need to pay. Around 1-2 years after completion.

True, I faced some difficulties when selling my house, when we mention that the new owner have to pay for the upgrading fees, all ran away. Because the new owner will have to pay for the upgrading work done for both my toilets...PR will have to pay full while citizen pays only the subsidised amount. So, PR will definitely not buy. Of course, at least they don't have to bear those inconvenience like dust, noise and washing of clothes etc we had during the upgrading.

  7. Hi my husband and i intend to sell our 4 room flat. both of us are the house owner. Our agent is from ERA. But the exclusive agreement only bears my husband signature. So is the exclusive agreement consider valid? If i intend to look for another agent from other property company, do i still have to pay ERA commission after i sell my flat ? Another question is... i bought my flat at $240k, if my 4 room flat valuation is at $290k, how much cash can i take back?

    Please help...... Thanks

I guess as long as one of the owners signed the EA, it should be valid. this doesn't apply to OTP which all owners must sign.

What I understand is that if you are not happy with your existing agent, you may write to his/her company to terminate the EA.

Your valuation is 290K doesn't mean you can sell at this price. Just a hypothetical scenario, if you can sell above valuation, then it's a good but if you have already bought a new house and need to sell off current house, you may end up selling the house at or below valuation....like me :( but I was lucky to have it sold at valuation...good or bad actually.

I guess it is unlikely that you'll get back cash...interest payment back to your CPF could be quite high..

If you have singpass, you may access to the CPF website, the amount you need to pay back. Do take into consideration your loan repayment as well : )

  8. procedures is one thing. Time is another issue u need to consider if u selling without an agent.

anyway, these days u can nego with agents on the commissions.... no more standard 2% right? so, squeeze the agent's commission to 1% or so.

quite difficult to squeeze them, one thing is that the cost of advertising your house and also lesser commission = lesser effort to push to sell your house (consider risky)...furthermore, they don't take the whole 2%, some will go back to their company.

but for buying of house, maybe can squeeze to 0.5% as little effort required and no advertising involved :P

unless if you are facing financial difficulties and they are of the very ethical type..chances of reducing the commission fees is quite slim.

  9. Well, to be fair I had pretty good encounter with them. The IDs (usually a group of 2 to work on one project) responded well to my queries. They even brought me down to see some finished jobs with the owner's permission upon me requesting. We met up a couple of times outside their office and they have no complains at all. It was such a pity that I'm not able to select them due to some small issues. When I told them that I have decided to drop them, they weren't even angry at all, instead, they mentioned to me that I can always look for them if i have any queries or if i need any advice relating to all reno matters in future.

    Overall, good service...

  10. Well it really depends on what you have requested for...for a 4 room flat, if you are not doing any hacking of the existing floor tiles and replacing with new one vs you plan to have the floor hacked and replace with marbles, will definitely cause a variance of few Ks. If your husband told them about the 40K budget without telling them exactly what you want, they will most probably give you the max for your renovation. When you see their quote, you have the chance to reduce items that you think it is not necessary and therefore reducing the amount.

I actually got my quote for almost 48K for my 5 room...I thought I'm being chopped but when I matched together with other firm's quotation, it came out to be roughly the same...I realised that I'm replacing and doing up a lot of things...or basically I'm doing an almost full overhaul for the house.

Of course, if they say that the material they use is of better quality, do ask to see their works and decide for yourself whether you agree with their claim.

Anyway there must be some reasons why your family friend reccommended you to him. Unless they are sabotaging you and that they are happy to see you guys being "chopped" on the chopping board...lol

Most importantly, look around and get more quotes...see who is more sincere..

  11. Just being KPO....for those who wants to know difference between inverter and non-inverter aircon:

Q: What is the difference between "inverter" and "non-inverter" types of air-conditioners?

A: "Non-inverter" types of air-conditioners regulate room temperatures by switching the compressor motors on and off. The electricity consumption by the compressor motors tend to be much higher during the start-up operations.

"Inverter" types of air-conditioners avoid such operations by regulating the speed of the compressor motors through the use of built-in microprocessors, thus leading to energy savings.
