    I see, it's so nice to make the balcony into such a usable space as normally the balcony so huge but the interior is puny. Does the louvre keep the air con in the house? Because from my understanding, louvres will have gaps in between so if heavy rain the water might still come in.


  2. After living in for 3.5years, I quite regret hacking my whole house till I only have 1 big master bedroom, mine's a 4rm BTO. I have the 1 common room to combine with my master and the other common room to combine with living / dining room. I loved the space and layout that we had... ...until... ...we had a kid last year and we did not have spare room for baby and helper :( Best to leave at least 1 spare room unless you are very sure you won't have kids or can immediately shift to a bigger house.

    2nd regret is to install bathtub in master bath, I have soaked in less than 5 times I guess? Super inconvenient to "shower" and wastes water so we end up mostly showering in the common bath.

    3rd regret is we did not overlay kitchen floor tiles - the HDB given tiles are always feeling sticky, even with just a drop of water

    What I did not regret

    1. Overlaying both toilets - instantly transform the whole feel of the toilets
    2. TV feature wall and long mirror cabinets - Loved it, we used the same vinyl floor tiles on our tv feature wall
    3. White glass laminate for kitchen - contrary to popular believe the laminate did not turn yellow maybe 3.5years is too short to tell?
    4. False ceiling - to conceal air con trunking and light trunking
    5. No window grilles - yay for good view! we locked all the windows though
    6. Marble floor tiles - again instantly different feel of the house
    7. Induction cooker - no need for gas pipes or tank but massively expensive - we got display set from an expo show
    8. Glass wall for the whole kitchen - much like overlaying for the kitchen wall tiles

  3. Hi, I also bought this digital lock but with the biometric. Please remember to test after installing with ppl both inside and outside because my set was faulty and I got locked out for over 3 hours.

    The 2nd item I bought for the new flat is.... the digital door lock! As I don't intend to have a metal gate ( even the ID and contractor are surprise by this decision) I decided early on to have this digital lock for added security.

    The initial plan was to purchase Yale since I grew up with this brand and always felt it is very reliable. While shopping online (which is very addictive since my 1st purchase from Amazon) I came across this and because I love the colour I decided to buy it from Qoo10 and it ships from Korea.

  4. Hi septh, great home you have there.. I'll be embarking on my own renovations soon and we have similar ideas in terms of the master bedroom ensuite with study and wardrobe. Was wondering what was the aircon arrangements you did to your home and how much BTUs is powering your bedroom and is it enough?

    I bought my system 4 air con from gain city, can't remember the exact BTU now as the coolness is not a problem. Initially I wanted to ensure that when we switch on the ac, there will be a glass sliding door dividing the master bedroom but due to asthetics and technical issues, we shelved that plan.

    To our surprise the ac did not have any problem cooling the 2 in 1 bigger room


  5. After shifting in for 4 mths now, we are still thinking of ways to further improve our home. So we have painted canvas pictures to hang on walls

    Watched many tutorials and videos on how to paint this "realistic" sunny side ups and we started with this.

    The pictures show a bright place due to the light colors used, yet it gives a smoothing feel due to the earthly colors used

    Yes, we love the contemporary mood of our home although it was tough giving up the white brick wall, cement screed floors etc...

    And we are still lacking some canvas painting for our decorations and our sofa wait is excruciating long, we have waited more than 2 or 3 mths for it and it's still not here. :bleah:

    Too bad, our sofa was supposed to have arrived last Sat, however, they delivered the wrong configuration and we have to wait another 5 weeks for it to arrive. Meantime I have requested for a temporary sofa and they did sent one.......ugly piece, which I didn't even bothered to take photos of.

    Luckily we have this =) It has been our preferred sofa and everyone automatically laze in it....it's soooo comfy and cosy :good:

  10. My reno is finally completed with the installation of curtains and roller blinds yesterday. Looking back, amongst my sub-contractors,

    Best experience with:

    Vinyl tile Guys, their workmanship is great, look at the joint between the vinyl and wall. I also think their pricing is better than Ev****h. This vinyl tile is 5mm thick and apparently it's from France.

    Worst experience with:

    The carpenter. Ok, so other than their super cheap pricing, everything else was average and they took a freaking looong time to complete things, sending only 1 worker 1 day per week and 2 days per week, leaving my house in a perpetual state of stagnant progress, it was depressing. I only found this carpenter through their adverts pasted on the lifts and the fact that they were cheaper than my other carpenters.

    The rest:

    Tiler and wetwork guys are pretty ok, they are fast moving and they work on Sundays too, just plastering wall and touch ups as no noisy works. They did a few minor mistakes here and there but those were rectified very quickly. The downside of this sub-con is, we have to manage his workers and he has soo many different workers that you really have to be onsite most of the time to guide the workers. But, overall his pricing is really reasonable, just that I feel, a layman won't be able to handle this tiler guy.

    Plumber, this was refered by the tiler guy and his pricing is also very reasonable, and mostly the problems we faced from plumbing are usually HDB's problem or the basin's problem. However, as far back as I can remember, when our storage heater was installed, the pipes started to have this whistling sound periodically and especially when the heater is switched on. Storage heater shop says maybe the release valve is turned too tightly but plumber guy says it's actually coming from HDB's internal piping. We are dragging to solve this problem as we have already boxed up our heater and this problem isn't affecting us yet.

    We only have 1 wooden door in our house other than the Main door which HDB provided. Thus, it was difficult to find someone who's willing to install but by a stroke of luck, I found a new office neighbour who specialises in solid wood door and I must say that his service is prompt and within less than a week my door for master bedroom is measured and install with a nice upgraded lever handle in stainless steel

    Yesterday, the last sub-con completed the curtains and the blinds. Apparently, the workers were very meticulous and fast. They took around 45mins to install 2 sets of roller blinds and hook up 2 sets of curtains to my existing automatic curtain tracks. Only, 1 minor misunderstanding with regards to the width of the rollerblind in my dinning room which I added a token sum to overlap more on the window on the left side but they have installed based on old measurement and yet the invoice still reflects the added amount. We will be settling this issue this Sat I hope. Although it's just a token sum, I don't wish to have a "cheated" feeling :no:

    Yes, my dinning table is 2m extendable to 2.5m x 1m wide. I bought it at the International Furniture Fair a while back for around $400.

  12. We have shifted in a couple of days back :sport-smiley-003: So far, we have a functional bedroom, bathrooms, dinning room and kitchen minus pots and pans.
