  1. Yes i agree. After reading the forum i decided to try out Irene. For the past 2 weeks, i have been keeping in touch with Irene and i really like her attitude and she has been very professional in her work. So far she has been able to meet my quote and has been giving me assurance on worksmanship and etc. (i have been to like 6 IDs and 2 Contractors) i think my search has ended.. I guess i am gonna give my housing project to her. Irene is highly recommended if u are looking for quality and yet restricted with a budget constrain.

  3. Hi DSman, Welcome to the club. Your floor plan layout is almost exactly like mine. My EM is in Eunos. Perhaps our resale which is abt 25++ years old layout is the same. 50k for an overhaul might not be enough depending on the things which are are tearing down and the amount of carpentry work done. I have tried some IDs and contractors but is still looking around for more contractors/ IDs for better quotes. I have estimated that my overhaul could reach up to 60k+ My overhaul would mean = what u see in the house now wont be there any more.. and i mean everything.. lolz. PM me and perhaps we can discuss this over.
  4. OMG Golden Retriver? My wife and me loves that retriver. But i guess we cant get it as it is not under one of the approved breeds which HDB offers. Is living under EM considered as a seperate case? if so i might wanna consider getting a retriver.
  5. Famof4, Seems like i will be doing slightly more things..which include hacking of staircase add L2 Parquet flooring for staircase and L2. Adding glass panel for open kitchen concept, Adding Glass shower screen in MBR Change of Glass door for L2 toilets Change to glass railings for staircase. I guess that pretty much explain more of where my cost is going to. Hi Hiera, I am thinking of getting a dog perhaps shiba , i just wonder if your house has any parquet flooring? my only concern is taht they might scratch or pee on the parquet.
  6. WoW...... seems that uncle works and prices seems to be the tops in the market @ the moment. As i am hesistating on employing uncle due to overwhelming work orders he has.. I am currently waiting for Sky creation ID to get back to me. As i quite like their portfolio and see what they will offer me. Familyof4 did u tear down the entire place? including hacking and plastering the whole house??? And for the reno loan did u apply any ??

Angel> yupz i will be tearing the whole house down and basically doing everything up again Familyof4>> I am abit apprehensive calling Uncle Soon at the moment as i am compiling all the pictures on the specfic details of every nooks and corners of the house. As i know that contractors wont have a 3D graphic drawn up. So i will need to have pics to show them on what i specifically want. Everytime i quote that i have a budget of $45k to the IDs , i think they are pretty turned off by my low budget and yet i wanted alot of stuff done up for my house...lolz...
  8. Alrighty.. this is the floor plan for my Eunos EM And Thanks Born_again for the assistance.. if not i will not be able to load the stuff in here.. I have gotten the keys to the house and is still currently finding a contractor. Quotes range from $50k-$75k (they are non IDs) I haven contact AhSoon yet as i have yet to do up my whole design of the house.
  9. 2nd appointment letter is very simple , it will inform both buyer and seller of the date of the 2nd appointment. My HDB office is quite screw up so they sent me an sms to go down even before i receive my 2nd appointment letter. Basically the buyer dont really have to do anything but to get your relevant details ready which will be stated in the 2nd appointment letter. >>Born again - i am still figuring out how to post my floor plan here lol... cant seem to know how to inset the image
  10. Hi familyof4 have u started your reno? was thinking of how are u going to design ur house. My EM is abit different as there is one dedicated storeroom and one small toilet in the kitchen. After seeing ur floor plan i half heartedly wanted to hack away my storeroom to create more space.

  13. Thats extremely informative. Thanks. My 1st appointment is due end of the month and i guess reno might not start till June. However i am still rather excited over reno and obtaining the keys and etc.. so i will definately have time to look around and do some research. Pls PM me the list of contractors which you have obtained. That will be a great help. Thnaks.
  14. haha its a pain when you know that the reno cost and etc will cost u a bomb. will be good if there are inputs on good contractors and which banks offer the best reno loans. i heard that NTUC policy holders can get reno loan @ a interest free rate.!
  15. Hi I just bought a new EM @ eunos area. Its about 140 sqm, the place need some real major reno, apart from contractor impress 21 are there any cheap and good contractors which you guys could recommend?
