    w/o them I couldnt have sourced for a value for money contractor, they have helped me in many ways and freely sharing info with me.

    Use ur brain, if Im not working, how the **** i can afford a near $500k EM.

    How many people down here reno their place using full cash & w/o loan?

    Seriously I can pay off $50k cash in full for reno but im not doing it for reasons which is none of your business.

    Why should ppl be upset when I mentioned about referral fees? And why you so worked up? So now who is trying to be saint? Again, is it wrong to get referral fees? As I mentioned, bankers, lawyers give referral fees wat. So big deal???!!! I got absolute no doubts in 99% of Ah Soon customers here and their integrity which I am still in constant PM with some of them even on other topics. But in a box of 100 apples, there could be 1 bad apple.

    Wow $500k EM, $50k reno hard cash....so rich, I so envy and jealous, guess I am the one that is imbalance. Sorry leh, rich Fxxkxr. What is $50k cash in today's context.....**sigh......

    Im not trying to add oil to the fire..but somehow i did feel something when i saw ur last post

    Im gotten my keys 2 yrs ago.. and until now I still cannot afford to reno my house w/o the aid of a reno loan.

    Something bad happen along the way, even thou both me and hubby are working very hard to make things work

    but still things didnt work the way we hope for. and i think no one would like to be caught in such situation.

    I think its best like what Jaskel have suggest.. send PM for such personel issues.

    No offence, I really not saying anyone here but "him". I am merely sending him a signal that don't just provoke anyone without a good cause. Me too, are not from a rich family.

    666 - May I suggest that instead of sitting around here trying to create discord, why not get off your BxxT and find ways to earn money, since you have gotten your keys for quite some time and no money to reno your place, I think. Rather than feeling imbalance here and creating havoc.

    I heard from my FSM that TV should not be placed in front facing the bed.

    But I think everyone is doing it, and it looks nicer.............Should I follow or not???

    I know some that made accusations that some AH Soon supporters are relatives or getting refferal fees are really to me a blow under the belt. I disagree. Not a nice thing to say, plus no proof also.

    What is wrong with getting referral fee? ID bring us go buy lightings and toilet accessories earned referral fee, agent earned lawyer's and banker's referral fees from us too? So whats wrong? Did I said wrong in my previous posts?

    I paid for my agent (for purchase) a flat rate after nego, because I am a direct buyer, so they do not have to co-broke and share the comm with any agent. The flat rate is about 0.6%

    My seller wanted to stay for another month upon completion. I agreed but I gave the agent's comm in 2 installment, half during completion, and the other half will be only when I get the physical keys.

    3d drawings wise..... it is done based on the ID's input and the in-house designer's visualization, so to be fair to ideal design, and all other ID firms out there, could variate from what we have in mind the first round thru... but after sitting down with the ID and going thru the choice of laminates/paint colours/concept, it should be more in line with what we want (cbearai, hope its the case for you, and for us!)

    Oh so meaning, besides the ID, there is another in house designer helping with the design....?

    I am thinking abt the decor for my walls, thinking of putting up a picture (in frame).

    However, sad to say I am a design/art/pictures idiot.

    Any suggestions what kind of pictures are good? I would prefer those cool one to those scenary kind....and where can I get them?

    Wow how I wish my job can allow me to participate so actively in this forum during office hours too!

    Sorry I got no time and merely just skim thru the posts, my points as follow, pls pardon me if I missed out any response or out of points: -

    1)My previous post that has a liner "As a reader and as someone who is sourcing for ID/contractor, I cant help after reading but feeling fishy by some responses." This line is of seperate paragragh and its up to individual to interprete the contents. I emphasis I used the word "I" and "FEELING". If you still dont understand, then its ok.

    2) Today's posts are definetely entertaining but nevertheless unnecessary imo that detracts from the spirit and intent of renotalk.

    3) Whats wrong with someone wanted to seek clarifications from HDB? Why put Karma in? To be honest, I did mentioned in my previous post that I for one, will not put whether or not the ID or contractor are not a licensed under HDB Panel in my criteria. In fact, the ID/contractor (last 2 shortlisted in my list) that I am engaging next month, are NOT HDB licensed too. I dont care, really. However, I believed that some forumers wanted to do more here because of the undue challenges from SOME OTHER forumers here. We do not think we want to make anyone losing their rice bowl. I think I will have Karma, I reported to NEA an uncle hawking his OTAK below my blk without a license. I cause him to lose his rice bowl, feel so bad............I complained to a restaurant manager that his waiter has brought me the wrong food that I ordered, causing him to lose his job......Karma again....

    4) For those who wanted to collect a fee for Uncle face book etc, pls go ahead because as I mentioned in my previous posts, a referal fee for anything is OK.

    5) If anyone here feels very aggrieved by the posts here and take it as a allegations or accusations or even defamation, you are free to reserve all your rights, and report to the administrators or seek your own legal adviser.

    Wow not bad. I must say all Ah Soon customers are very very righteous, they would all come in and defend for him. Like a scene of younger days when a teenager lost in something and get all his brothers and sisters in to fight back.

    I must agreed that I am indeed writing this message with a VERY HEAVY emotional tag, but I still maintained that it is on a without prejudice basis. Pls pardon me if I side track.

    For those people who are here before renovations, you are here to: -

    1) Read and source and find your ID/Contractor. (like me)

    For those people who are here during renovations, you are here to: -

    1) Show off your place to everyone (I will also do that definetely :P)

    2) Tell the whole world that you are impressed with your ID/Contractors hoping that they will do even better for your place, or even get some discounts (I will also do that)

    3) Tell the whole world that you are fedup with your ID/contractors, I will use it if utlimately the ID/contractor are chosen are really gone case and I punish them by making them lose business :P

    For those people who are here after renovations, you are here to: -

    1) Kill boredom.

    2) Join in fun.

    3) Warn people not to take up some ID/contractor.

    4) Recommend people to take up some ID/contractor.

    5) Recommend people to take up some ID/contractor in exchange for some referral fees.

    To be honest, I for one, will not come in after my renovations, where got so free. Maybe once in a while comes in and see see look look. Just reply 1 or 2 message if I am free. Fight till die to say a good word for my contractor/ID cos he/she has done a good job for me??? I am not so righteous. Honestly. Unless he pay me :D

    If he pays me referral fee ok, at least its legal and decent, no CPIB stuffs etc. But I dont think I will go against my conscience to rebuke soooooooooooooooooooooooooooooo hard on people'e negative comment on him/her.

    As a reader and as someone who is sourcing for ID/contractor, I cant help after reading but feeling fishy by some responses. Especially I receive PMs from few people telling me further....

    All readers of prospective non licensed HDB contractor please note = I am drafting something to HDB soon, on crack down on all unlicenced HDB contractors. If need to, I will proceed to ST Forum too.

    Those who want to check the authentcity of me being a geniune user and not a contractor/ID can PM me. I can show you my HDB letter, and all the quotes I have gotten during this period. I can throw in my name card to you as well if you wanted to :)

    I was initially worried if I start too early to get quotations and the ID requests us to provide a targeted renovation date, we would not be able to provide a good estimation yet because we have a mutual agreement with the flat owner to grant them another 1 month extension. Also, the worry is that if the IDs know that we are only planning to start renovations 3 months later for example, they will not entertain us when we ask them for draft renovation layouts, etc.

    They should respond to you even if your starting date of reno is 3-4 mths down the road. For those who do not respond, just drop them.

    I start searching about 3 months before. My completion is end of the month. I started in March.

    Gotten about 20 quotes and met up with at least 10 contractors/IDs. Some even a few times, because as you met more IDs, your design will then changes, and you will then go back to the potential good ones for re-quote to get a apple to apple comparison.

    So, start early, get more quotes, do slowly, its a fun process.

    Start late, rush, stress, tires you out.

    Moving is a fun process! Take your time and enjoy! :P

    frankly, i have reno done by ah soon 4 yrs back.. 4yrs back, he is already difficult to contact!

    wonder if companines with radac n casetrust, does it mean it is better?

    For me, my shortlisted is: -

    1) Mr Y

    2) Inzen

    3) Ideal Design

    4) Home guide

    Got about 20....and after 2 months, these are the shortlisted in terms of response and price that is impt to me. Workmanship have not seen for myself yet, but seems good reviews in this forum (except home guide that does not have much review. )

    Regarding radac or case trust, I am not too sure, cos I cant really be bother. But I got one quote from *****, though its case trust, the price is exhorbitant. So that is not really a consideration to me.

    Thanks pinkpetter, well-noted your tips.

    However reading thru this thread that night, I can fully understand why so many people were frustrated when they couldn't get Uncle Soon or when he didn't turn up for their arranged appointments. For me, I have zero tolerance towards people who can't keep to their stipulated appointments and don't return calls (maybe due to the nature of my work) so I highly doubt that he's the one for me. No matter how cheap or how good he is, this is something which I can't tolerate.

    I will call Uncle Soon when I need a quotation but if he doesn't follow up on it, I will proceed with others. Thanks for the pm pinkpetter, appreciate it.

    hehehe Thommy....same as me.....I also cannot tolerate.....I am a very typical singaporean, I pay, and expect these these that that......Thats why Ah Soon is out for me too.....
