False ceiling and lighting plan Hi renotalkers, finally manage to squeeze some time to do my ceiling and lighting plan. Not very sure whether this will be bright enough or did we overdo it? The black shaded portion at dining will be a cove that is painted black. Will hang some nice nice lights from the center which will be above the dining table. Black shaded portion at master bedroom is also a cove which will be wallpapered. Intend to have spotlights at WIW to shine at the clothes (boutique style ) but scare it will make the WIW very warm. All advices are appreciated. Next: Preview of some of the things we've bought

somewhere between 35 to 40. haven finalized the to-do list so cant confirm yet. have asked several shops and other people but i get different response from different people. so quite confused... but from the response i gathered, i guess the distance between 2 downlights is between 1.2m to 1.5m (4ft to 5ft) ? floor area i lazy to calculate but i have attached my false ceiling and light plan in my next post. take a look and feel free to correct me. thx!

We have confirmed yeak as our contractor. Will bring him to our house this sunday for measurements! hmm.... how? can teach: going to start work either on the 25th of may or 2nd week of june cause iirc kthc will start on 1st week of june so mine is either before of after that. ya.. quite a bit of carpentry.. as we are storage freaks! your progress seems pretty .. hope can visit your place soon...

Hi fellow renotalkers, we were planning the placement of our down lights. Just wanna check, for those who had installed the 2 X 13W down lights (double tubes with about 5inch casing)... 1) what is your distance between 2 the down lights? 2) what is your distance of the down light from walls? 3) you use the same down light for your living rm and master bedroom? we were thinking of installing smaller down lights for the master bedroom. thanks

1. we think we will need the room in the future, especially when we have kids, guests or when our parents decide to move in with us. open concept study room would be more workable if you have more bedrooms. we also have though of installing roller blinds at the tempered glass as a workaround but it is still very inconvenient for the user of the room next time. 2. study room has to be kept very tidy if not it ruins the whole idea. 3. might be bit scary at night to face the dark living/dining area. but plus side is a brighter and spacious feel in the daytime. saw a home with this concept and i absolutely love it. anyway these are our opinions. actually i would still love to do it if possible.

thanks how's the progress of your reno? can go see see? hi, i don't think it's nice to do so. maybe i can give you his contact and you get a qoute personally from him? PMed. yep. carpentry work is good! reno should start in either last week of may or 1st of june. thx part of the reason why i do is because the original store is way too big . feel that the space is kind of wasted as we don't need such a big store rm. difference about 3 to 4 k.

Our Finalized Layout The unit was actually renovated by the previous owners about 7 years ago. Condition is consider ok but design is bit dated. Will be keeping the marble flooring in the living, dining and bedrooms. Windows and grills will also stay. There are built in wardrobes in all the rooms but will be removed except room 2 which we are still contemplating on whether to keep or replace. Initial Plan: Layout was planned by us and drawn by an ID that we approach earlier. Some of the major things that we want to do: Hack wall between store rm and mbr for U-shape WIWHack 1/2 wall between rm 3 and living and replace with tempered glass. (Open concept study room)Overhaul kitchen and 2 bathrooms Relocate the door of mbr and rm 3 (fully utilize the space between the 2 rooms. wahaha)Relocate store room to kitchen (don't need such a big kitchen)Relocate entrance of common toilet. (shower area can be inside)Feature wall + TV Console between balcony and living. (privacy is important to us)Side table + dressing table + tv console in mbrLow cabinet and worktop under tempered glass in study roomShoe cabinet in balconyU-shape kitchen cabinet Finalized Plan (hopefully): Again, after many rounds of discussions and occasionally some arguments, this is what we had agree upon: Hack wall between store rm and mbr for U-shape WIWHack 1/2 wall between rm 3 and living and replace with tempered glass. WIW is always a dream for her yep. done by him. that unit left painting and kitchen worktop so if you want better make an appointment with yeak quick before the hand over. PMed. So i assume you went to hougang before that too? hee... yeah. i wonder whether he knows that. lol i promise i will try to upload more pics during the process and when it's done. thank you too for your warm hospitality last week. So i assume your renovation is seven seven eight eight liao? rondy has become the official spokesman for yeak already. don't mention it. thanks for your time as well! actually i have a few pics of the current condition but think will not post it cause it's too messy. will wait for the sellers to move out before i take some nice pics for you guys.

A very big to all the renotalkers. Joined this forum a couple of months back and have been lurking around since. Got no time to really sit down and start a blog until today... or maybe it's because we're lazy.. lol.. Floor plan: Realized that this layout is pretty common (some of the renotalkers have the same layout) but we love it. Squarish, little floor space wastage, spacious bedrooms which are not in funny places and has high potential for walk in wardrobes in the master bedroom. We are already the official owners for the house but will only start the renovation probably end of this month. We should be engaging contractors as we know what we want to do. Approach and direction taken would be towards contemporary as we both like the clean sleek lines, smooth textures and polished metal feel. As this is our first house and first renovation, any advice and feedbacks are welcomed! The layout, after many rounds of changes and brainstorming, has already been finalized. Will upload it soon. The next step for us now is to confirm our contractor. Been to a few IDs and quite a number of contractors. The final 2 that we have shortlisted are superstar contractors from renotalk and i guess most of you know who they are Mr Yeak and Ah Soon. In our opinion: Mr Yeak - Reasonable pricing, looks honest and reliable. Very impressed by his workmanship, especially by his tiling. Feels quite connected with him when we tell him what we want to do. Can tell that he knows what we want by his response and inputs. Ah Soon - Very attractive pricing and looked very sincere and honest. Lots of room for improvement for his time management and workmanship. Close supervision and monitoring required during the renovation period. But for the price he offers, i think it's acceptable. Will provide us with more inputs on practicality then design. 1 vote for Mr Yeak from her and 1 vote for Ah Soon from me. After many many rounds of discussions, comparisons and compromises, we think that we most probably will go for Mr Yeak. Willing to pay more for better workmanship and lesser involvement (lesser headaches). Have not officially confirmed with him yet but think he's the one already. Just hope that his final qoute won't deviate too much from our budget, give us more discounts and we can start soon. Next up: Finalized layout and things to do

LOL anyway saw your cost of reno, mind PM me what you did? and can you or any other kind souls here PM me uncle ah soon's contact number? thx a millionz.. will be starting my reno real soon (2nd appt about 3 weeks away) but haven't settle for a contractor yet. lastly i welcome myself to renotalk!! hahah
