    I bought mine from Kong Tai at Jurong West Ave 1 in Dec 10. They were selling the 4 blade V56Vk at $380 (if I recall correctly). Installation cost charged separately. So far so good. KDK is definitely one of the best (if not the best). I was using another brand previously and decided to remove it after 1 year cos there was no wind at all! A waste of money and time.

    There's someone selling KDK fans online at $295 and they can go to your place and install for you (additional installation fee). Understand that those are not under any local warranty (likely the seller brought the KDK fans in from JB or elsewhere). Beware.

  2. Also can add in the monthly payouts from CPF LIFE when you reach the drawn down age. A chunk of your CPF Retirement Account monies (transferred from the Special Account and Ordinary Account when you turn 55) will be used to buy the annuity.

    Retirement, simple yet difficult, need fix some assumptions first before calculation is made possible thus following make sense:

    Assumptions, at retirement age(say 60 year old):

    - No financial liabilities for all sort of "loans"-eg car loan, house loan, hire & purchase....

    - Insurance premiums all fully paid.

    - No need to give $, in whatever forms( eg Angbao...,), to relatives, children, grandchildren.....

    - Best with some sources of income. eg, From chrildren, dividend of stock, interest of some deposit, rental of some assets,need no payment of taxation.......

    - Retirement lasts for 15 years.

    - Forget about the SA in CPF.

    Calculations:

    - Everythings apportioned to monthly based.

    - Eat, cloth, entertain, tpt, social....- $400

    - Medical expenses-$100

    - household utilities bills -$150

    - CPI of 3%-5% is negligible and omitted.

    - No other income sources.

    So, mothly abt 400+100+150 = $650

    Yearly = $7,800

    15 years = $117,000

    In other words, now need to set aside $650 (in OA or cash)monthly for 15 years without fail!

    Above just an example of a down-to-earth "template" of assumptions & calculation for retirement age, can follow & modify to suit your own need. No copy right. :P


  3. Indeed, quite small, imagine 850sqf to have 2+1S!. Showroom there quite misleading - study rm/kitchen supposed to have slding door. Concrete wall at study rm, not glass panel, kitchen with 3-1 induction cooker, no more gas-stove....Bed big or not not important to me, I can sleep anywhere.

    If I want to get one with TOP soon, I'll have got a resale & rent it out already, to start $ rolling. Last yr just bought the resale hdb5rm,31yr old, 90k reno, end dec this yr then 1 yr. Few reasons to strike now at later TOP:

    1. My hands itchy, cannot keep cash, always go stk mkt in/out, wife worries I one day ran into one big tiger on top of mountain and cannot come home , wants to "tie" cash down to "somewhere" to grow "fast" yet safer. She has been loving to have "F/H" experience, let her lor. Few yr back, already let her tasted L99. And she missed hdb5rm, now wants F/H. I very chiam.

    2. Study TK and nearby months ago liao. Personally, I prefer home without "blockage" at L,R,F,B, especially D15, can't build tall building, max 4~6 storey, difficult to find le. TG's land is at main rd corner, got "space to breadth", no cramp feeling. Koon Seng rd is busy cos of girls' school and conjected, especially "out" to still rd. The front is west facing, got evening sun + traffic noise + facing malacca hotel, a no no to me. Serennia ?? Cannot lah, T junction, the road "Lor Nangka" head-on into the condo, ppl inside there sure "die" sooner or later, no surprise the price there "can bargain somemore" -ppl don't want to "die" mah.

    3. Now, low interest, effects of 2IRS and the population on the rise, can't wait further already lah, chiong yah!

    Anyway, The crab home now moved to where?

    Ah so you also very fengshui hor. It's true about the T-junction for Serennia. Last time I asked, they have about 3 or 4 units left. Every weekend the agents try to sell but I guess they have no luck. Every time tie balloons also no use. But I suppose if the unit is not facing the T junction should be ok? No? :)

    Ya I agree with the 4 - 5 storey thing about D15 area. My bedrooms can see the CBD skyline (partially) and fireworks wor, so nice.

    The crab is still at the coffee shop at Still Road but heard they have changed chef.

    aoiaoi, what other developments have caught your attention? are you looking mainly at developments beyond east coast road? or up to marine parade road, amber, st pat's side? what are your thoughts on this since you're familiar with the area. thanks!

    I'm currently looking at D15 projects but many of the new ones are disappointing, rooms are way too small and can mostly squeeze in only a single bed in their other bedrms and the mbr is also just enough to put in a queen bed. Sad. And they are by no means cheap either. So may consider resale if the price and location is right. The Amery also looks good.

    The newer mass projects in Marine Parade and Amber are expensive, Silversea, The Shore and those recently TOP One Amber, The Esta. But then they come with sea view, so I guess that justifies the price tag.

    I'm also hoping to eventually shift to River Valley :D, so just using D15 as a stepping stone lah.


  5. Scala @ $1.2kpsf is 'not unreasonable' given that centro @ AMK MRT is going at that price. How is the rental over there? Seems v. competitive as that location is crowded with condos.

    You must be a property agent. $1.2k psf for serangoon??? $800 psf perhaps. Developers just testing water to see how high they can push the prices, just like when they trying to sell The Vision in West Coast at $1250 psf. Ridiculous. People who buy it, well, are naive lor.

    1389sqf ph=1.51mil

    I like the plot of land cos at corner, not "in between", no "cramp" feeling . Behind plot are those 2~3 storey landed. There is a 6 storey malaca hotel in front. I choose corner unit, pool view near still rd, morning sun. Door-Balcony N-S facing.

    Hmm actually I also went to see the showflat and their floorplans. The bedrms are very small. How come you buy huh? Why didn't consider the other project Serennia at Pulasan Rd that's gonna TOP very soon? They were selling about $1.1mil + (can bargain some more) for 3 beds 1120 sq ft and 1066 sq ft (one of them is a dual-key unit). I like their big bedrms cos can put king size bed in the mbr. Koon Seng rd is very busy, at night it can be noisy too.

    By the way, i'm staying at the block behind your new place. :D


  7. Have a unit at Pulasan road too, forgot the development name since its tenanted. Our estate is old, therefore no problems with parking at the moment. The estate in front does have parking problem, i think it's call One Pulasan.

    Generally Pulasan has less problem than Mangis one block away.

    Actually there's no such parking problem at One @ Pulasan. There are some cars parked outside the landed houses at Pulasan road but there are less of such landed houses now. It's Lorong Nangka, the small road from Still road to Pulasan road that has several cars lining the road. Traffic at pulasan road is good so far. New development such as Serennia likely to be completed in Q4 2010. Another new project Tivoli Grande at Koon Seng Road and Still road junction will commence construction end 2010.


  8. I am looking forward moving to Telok Kurau.

    I have bought an unit over at The Verte and currently is being built (TOP might be end of the year)

    Things that i am looking forward

    1. Jogging in the morning/evening using Siglap Park Connector to East Coast Park

    2. Quiet and Peaceful environment for my kids to grow up

    3. Good food around the area

    4. Private pool and open terrace for my own unit

    There are many boutique projects in that area ... so you just have to make sure you pick the one you like ... some are super small mickey mouse unit and some are not so accessible. As for parking issue, it is the same situation in all landed area where resident park along the road side.

    Wow. What a huge unit! No wonder you are looking forward to moving in. Should have cost you at least $2m for this place. I visited the showroom back in Feb 2009 to see Verte and Ambra. Verte is very nicely located next to the Siglap park connector and short walking distance to Kembangan mrt. Big units which also costs a lot more.

    I would consider combining the mbr and br 4 into one to have a walk-in wardrobe at br 4 and more space in mbr which would be REALLY nice. I'll be one of those people screaming (like in the Heineken tv ad) if you invite me there for housewarming someday. haha :D

    I had visited several of the showrooms and realised that indeed the units tend to be small with limited facilities (if any). TK also tends to get congested in the morning rush hours as there is only one road in/out and most of the times parked cars from landed houses lined the other side of the roads.

    Anyway, I live opp TK, at Pulasan Rd which is under Joo Chiat (Still Road separates TK and Joo Chiat). It is fairly quiet here and only the barking dogs irritate the residents here. Inconsiderate dogowners who walk their dogs late at night cause the dogs in landed houses to bark and thus a chain reaction of other dogs all joining in the choir sing-a-long.

    Pros: Many good food outlets (still road black pepper crab, Katong laksa and nonya food, see link for more eating places)

    Thanks so much for ur reply...was constantly checking my post for updates and am so glad I have some replies !

    Well, here comes the exhaustive list n hopefully be able to do despite my budget constraint !

    Primarily, im intending to :-

    1) Parquet Laminate the entire flooring for the Hall (Excluding rooms as they alredi are with Parquet flooring, need polishing only)

    2) Kitchen Overhaul ( Flooring, cabinets etc)

    3) 2 toilets Overhaul (Flooring, etc)

    4) TV Console Area

    5) Wardrobe for Master Bedroom

    6) Breaking of existing built-in Desk, Wardrobes in other rooms.

    7) Full-House Painting

    8) Lighting Works etc

    9) Possibly intending to break the Study Room... (Need some ideas on this !.....cos this area if possible should be able to dbl up as room in the event we need to on a ad-hoc basis) !!!......Weird ?? Oh Yea.....its true mates !

    10) Aircon for all 4 rooms

    Would appreciate any ideas you think can enhance the layout or to make it more cosy !....... Any adivce on the possible costing for my reno ?

    You will first need to decide on the theme for your house that you like. Is it modern concept? Minimalist? Modern retro? resort? country style? Or just practical with lots of storage space (which is what most homeowners do).

    Speak to some IDs and get some ideas for a start. Know what is your budget of course. Compare the proposed charges from IDs vs contractors and see what you are more comfortable with.

  11. Banks will evaluate your earning power vs current liabilities, and consider your present assets. Age as well. "Self-employed" ppl are the most difficult ones to get loan from bank. If you have account/s with that bank will make thing slighly easlier.

    Try Hong Leong Finance who is taking more risks as compare to normal banks on this matter. Of course, higher risk = higher interest.....

    A studio or equivalent unit, is good for rental yields. Less fixtures to consider, less ppl(tenant) mean less problems(to things within unit or to neighbour)......

    Personally, whether for own stay or rental, I prefer area in east than west, sentimental I guess.

    Just wondering if anyone is able to offer some advice on re-financing? I'm wondering how it works. I currently co-own a condo with another co-owner. Suppose if we both do a re-finance on our current condo (loan was about 60% of purchased price previously), can we loan more money and increase our loan to get another condo unit (for investment)? Is that possible and how much will bank be able to loan me?

  12. Dont know leh. I got a quote for abt 28k for the following:

    - Cove lighting for living and MBR

    - Bed frame for MBR

    - Decking of all bay windows in room

    - Upholstery for living room bay window to convert to sofa

    - TV console

    - Study table

    - Misc incl painting, cleaning, electricity

    $28 is TOO MUCH! Take a look at mine, also a newly TOP (last Apr) 3 bedroom unit 1087 sq ft in Joo Chiat area. The entire place I did up (less bedroom 3 furnishings) cost me about $35k or so, fully furnished + all decorations I bought. Though my apt comes with fridge, microwave, in addition to the hood and nob and oven.

    My id quoted me about $12k then for a new 3-bdrm condo. See what you want and don't get sweet-talked into doing those that you don't care for.

    Good luck! By the way, your curtains for the whole house will cost you a lot of moola! Cos lots of windows and you need privacy as all windows are facing someone else's window. Save the reno $ for the curtains/blinds.
