    New comers or potential new comer to the EM club... Welcome Welcome :thumbs up:

    I think now it is not so active here because no one is selling their EM due to the new ruling...it is the buyer market now.

    I think 2nd reason...a lot of us need to work harder to pay to earn $$ to pay for what we spend on the renovation and high COV....hahahaa :deal:

    You can read thru my humble journey on renovation of my 4 room and EM, both done by same contractor with same challenges of short duration within 1 month!

    Maybe I am lucky, both time I made it...

    Just some advices to share here...you cannot just depend on ID or contractor to meet your renovation schedule, you need to work hand in hand with them. No point making the relationship sour and cannot see each other eye to eye... else how you expect the work a good piece of work done.

    Some will say I seow ah ..."Pay money still need to worry about coordinating the work..." but hor... don't forget you are the one with tight timeline to meet and THIS IS YOUR DREAM HOME not theirs... be fair to others, they deliver the work you pay them lah...dun be too calculative and demanding, every contractor and ID also have many month to feed, so don't cut throat till they drain out all blood.

    I always tell my Contractor aka ID, "dun tell me you have no profit or loss money doing the job, it is just how much honest profit you want to make out from the deal"

    A project that loss money who will do it, so if you have Variation Order (VO) on the agreed Quotation, maybe additional Carpentry work, different tiles etc. negotiate to a reasonable agreed price. If you cut them too deeply, they will know how to cut back on you elsewhere to minimize their losses... so who suffer a the end...

    heheee...sound like "Contractor" ...no I am not, just that I done some commercial coordination project work in my early years...the theory and trick behind is sama sama.

    Looking back...I enjoy the process of renovation...seeing our own idea visualizing in front of us day by day... :thumbs up: but I hate :angry2: the packing and unpacking of stuff...and the house shifting...so tiring.

    Yar I had been chasing them almost everyday...she said she is trying her best too coz this week is PH, christmas no one working, New year no one work, weekend cannot work...zzz

    Don't plan to add grill at the moment, at most is the two windows for the corridoor ones, but I guess that could wait till later hehe

    A lot of thingds happening, almost every day have some stuff to change or to discuss. Headache ah... =P

    I suggest you put grill for the windows along the corridor for security reason. Else you can installed security alarm system. cheers.

    There are a few pm asking me about the spray coating done in my toilet floor or wall.

    I will like to give my true comments of the work done .

    - Workmenship and service by FaithCoat - I rate them Very Good, as I think they are professional and responsive.

    Whether re-tiling or spraying, it depends on a few factors,

    - the existing tile finishing and condition - if alot of hollow tiles and crack tile, then it might not be adviceable.

    - if the tile condition is good or the floor or wall tile already overlay previously, this is the best option.

    - Don't forget about other cost involved when you need to overlaying or re-tiling - cost on re-route all your piping, maybe door or windows.

    - Depending on area you need to do up, spraying is about 30- 40% cheaper then overlaying but may come up to 50-60% cheaper if you need to hack.

    - time saving probably is also a key factors - 4 days verses probably near to 2 weeks

    - The choice of colour for the wall can be from paint catalog so no worry if you want solid colour or some rock finish textile, but if you go for those design or pattern tiles then this option is out.

    - Floor, will be of rough textile finishing, how rough I think you can request from them.

    - A plus point to make - no more difficult grount line cleaning to worry.

    - If no contact with sharp or hard hitting/ knocking, the paint work should last at least 5 years... to me that is more then enough, I should be sick of the colour after 5 years...heheee

    I hope the above will be helpful to those considering to spray coating their toilet floor or wall.

    Please note I am not relation with the Company Faith Coat and this is not advertising for them. I am just stating my review of the product and service.

    Thank you for following my post...haha a lot of people here silent reader, no response de =(

    Answering to your questions, we will just make do with a simple wall staircase *grrrr* but maybe improvise that area with some painting or something As for roller blind we not too sure yet, maybe just leave it empty for now until we move in then decide lo.

    Ya I love the grill, hopefully it turns out something nice and personalized to us. Furniture we got it from Red Apple, the lady who serve us is very friendly and helpful. Luckily not Mx Dxcxr hehehe

    Now another thing I need to source is a black door lock for my living room bi-fold doors. Not sure where to get it. My ID said spray it with black, but door handles you open close every day, it will sure discoloured. I am quite reluctant...so still looking :no:

    There is alot of silence reader or maybe is feastive season and everyone so busy with decor and shopping.

    My blog also invite mostly silence readers and less comments. Maybe mine not too drastic transformation like the rest of the EM owner.

    Nevertheless, enjoy the process of updating your progress as it will benefits others in their journey of renovation and also a profile for your own reference...:-)

    I peep into your house yesterday.... :notti: to look at your progress...I suggest you add alittle pressure to your ID to make things move a little quicker.

    Don't forget most of the good carpenters, tilers or good skill workers are Malaysia and you know CNY is big thing for them and if they cannot do much in the next 1 month, you will probably have a week or 2 without any work done during the festive...

    Did your ID give you a Schedule of Work?


  7. Some more updates: The furniture we bought...

    After walking through like 20-30 shops at furniture mall and IMM, we finally decided to buy these pieces for our house.

    The photo showed exactly what we bought, the white round coffee table, the round side table by the couch and we customized the couch size to be slightly smaller from 3.1M-> 2.7M to fit our living room ✌

    For dining table, we got this glass table top with solid wood legs plus 6 pieces of chairs (the chair selected is the one that has fabric board). We decided to go with lime green to give some punch of colors into our dining area since everything is dark wood and black/white theme ☺

    I saw this lighting at one of the show room and thought it is really cool looking. Price is a bout $450 (jaw dropped)...we are not too sure where to place it in the house. Probably one of those things you would buy on impulse haha so we KIV first

    IMM....hmmm I bought mine from one of the shop too. Just be careful that there is a blacklisted shop here ...Mx Dxcxr ... so just be careful.


  8. A little progress...

    We are talking bout the main wrought iron gate. I love details but my ID said too much details very busy. She showed me some photos but none that I like. So she said I could draw up our own design...but with extra cost $$$

    One afternoon during my free time,I took a paper and pen..and started drawing. Reference to other existing wrought iron gate design...I came up with this:

    I wanted something more personalized , so this is the first try the gate man did up for us

    I am delighted that this can be done. First sample looks alright but could be better...lets hope the next try looks nicer hehe

    Sorry been so busy lately with looking for lighting etc.

    We resubmitted for another approval, this time indicated that the original grill is metal and we want to switch back to metal. However due to the current state is concrete...they insisted that we still engage PE to BCA report that gonna cost a Bomb!

    Trellis also cannot be done already. We wanted polycarbonate with chennai wood timber. HDB will only approve if we use laminated glass on metal frame that gonna cost double ($9K)!!! Faint...

    So we just gonna leave use wall stairs and leave balcony area roofless for awhile till we figure out what to do :(

    I think your ID should be able to propose some Design on the wall staircase to make it looks good...move on and looking forward to the great transformation.

    Do you consider roller shutter for the balcony?

    I am surprised you can fit a bathtub in the master bathroom! I find it ridiculous cramp, have to use shower screen with small vanity top :(

    Yes kitchen quite small too...my current house have big island. Sigh have to say bye bye when I move to our new place ^_^!!!

    Cannot put in big bath tub...this is a small size one. Ho Kee sell this piece.

    If want to have big island, surely will eat into the living room space and I need to remove the bar counter.

    Nice lightings you got. Are you buying from Taobao?

    Are they Led ? get some spare bulbs, they can burn out real fast, so far, I got 1 of the Led bulb burn in less then 2 months (1 out of 30)

    I have 10 spares...anyway.

    I think we shared a lot of similarity in our renovation journey as we are not tearing down everything from the previous owner. But I think you are luckier that your previous owner upkeep the house better then mine.

  14. Met my ID at the house while I collected the my taobao lightings delivery. Below are the pics taken for the update prior to the start of the morning work.

    The tall ball wooden laminate for upper door has been changed to match but the top top lining is still yet to be done. Tiling is done for the backsplash too.The bi-fold door from living to balcony can also be spotted at the bottom right pic

    All the backsplash are done in the kitchen but yet to be cleaned up yet. The black bifold door sits perfectly to the side. If aircon is needed in living room, all will be closed.

    Another view of kitchen below plus a view from living area of the ceiling. 2 Speakers are up for the back while the rest will be connected on tuesday to the amplifier in the front after shift-in. The centre pillar in the island will have the final carpentry to house 3 sliding glass panel. So with some adjustments the whole kitchen can be enclosed if needed during heavy cooking or if the air-con in living room is being turned on.

I am planning to redo my kitchen in 3 years time and if I will do so, I am going to ensure I keep to the size of all Ikea kitchen cabinets so that I can change the door whenever I get sick of the colour. At the same time, I will fulfill my wife dream of having a big big island in the kitchen and dinning area. She is complaining that there is not enough space for her baking... :( eventhough I got her a portable island and 2 folded table top.

    At the same time, I will like to add on some top hanging cabinets in the balcony for keeping my barang barang.

    You are right! I just checked:

    "Your block has not been provided with higher electrical loading. You will need to apply for an HDB permit to install new 15 Amps power points for air-conditioners or other higher capacity equipment/appliances (e.g. high powered IT equipment).

    Under the Building Control (Amendment) Act, flat owners are required to engage Building & Construction Authority-trained air-con installers to install the air-con outside their flats and to keep the authority informed when they carry out the installation works.

    However, for installation of air-conditioners using existing approved air-con points and other electrical works, there is no need to apply for an HDB permit. You need to submit an application (using SP Services Ltd's Form CS/5H) to HDB. Thereafter you may apply to SP Services Ltd to test the extensions."

    Also, Samsung washing machine noisy ah? All my friends seem to be getting that brand, they say very good wor :good: I just need a front load machine so my clothes dryer can stack on top heh

    Oh ya...may I ask if our block water pressure ok for Rain Shower??? My contractor also checking on this...but I thought I ask you too since u already staying there :)

    The water pressure is OK.

    Actually no need dryer ...With air con turned on and window closed. Clothing hang over night will be dried hahaa

    ...The next day. This happen to us but we have our roller shutter closed at night.
