  1. The current owner has hacked down 2 walls of the utility room - replaced with folding door on one side (near main entrance) and sliding door on the other wall near kitchen. They have converted it into their home office! Heard their maid used to sleep there too. And it's still in good condition. We will be keeping it. I dun think I will be able to take pics and show u guys sooooo soon.

  3. Hi, Just got the original floor plan of my unit. The current owner has done a major renovation. 1. Access balcony bought - timber deck flooring 2. Main door facing changed 3. Utility Room re-configured - wall bet access balcony hacked / wall bet kitchen hacked - replaced with sliding opague white doors 4. Kitchen wash area hacked 5. Kitchen wall bet utility room hacked 6. Two entrances into kitchen - Utility room / Wash Area 7. One side of kitchen - cabinets covering rubbish chute 8. Kitchen - basin / stove on the other side of kitchen - wall in line with wash area 9. Dining remained - Cabinets done up 10. Stairs - Boxed up with storage 11. Living - same 12. Balcony - grilles up, timber deck flooring 13. 2nd level - all rooms with built-in wardrobes 14. Bedroom 2 with built-in wardrobes and study area - hidden when cabinets closed. 15. Master bedroom door, extended out - bathroom door changed. Hee.. That's about it!

  6. Hi, Sin Min's EM are big! Have always wanted to view one though not considering that area - cos we believe the jam should be terrible! Just recently, we were stuck in the jam from west to east for a good 1.5 hours! Hoping to spend more quality time together than in the jam.

  10. Thanks all! I am thrilled cos finally I have a place of my own - a place I call "home"! doodbug, I dun recall my unit - [Wow! "MY UNIT" - this really feels good!] - with high ceilings. But I am satisfied!!!! Yeah! Yeah! Yeah!

  12. Yes, it's a 3rd level walk-up unit with only 8 units in the block - and no lift. I think it should be quite unlikely to have lift upgrading. My boys are still very young - 2 yrs old and a 10 months old baby. Now the older one attending pre-school.

According to agent, should we secure the deal and sign OTP, our 1st appt will most likely be in Nov, which means we will only be able to complete everything in end Jan 2010. Have to wait soooo long! I am still hoping we can spend CNY there. Maybe we can still make it, cos we dun think we will be doing much. As our concept in mind is pretty similar with the current owner! Box up the stairs - done. Toilet - re-configured - dun hv to do anything. Balcony & Recess area nicely done too. 2nd level - Wall partial hacked and replaced to allow natural light in = same idea. Kitchen storage all up / Cabinets hiding washing machines, microwave - exactly what I hv in mind. Except that: 1. 1st floor no toilet 2. stairs no railings - kids hv nothing to hold on to. hv to do safety gates. 3. my island kitchen concept gone. stove & basin should not be in line - maybe need to change - bad FS 4. the utility room has been nicely done up as a home office area - I dun know what to do with it. ha... 5. Master bedroom - built-in cabinet with mirrors - have to be replaced - bad FS 6. Some storage cabinets laminate has chipped off. Tot of replacing some with new laminates. I am impressed by the 3dconcept - hougang EM design. Simply love it. But as we aren't doing much, approaching a contractor seems more practical. Just wondering when should I start contacting them.   17. Hi Hi, Good News! Price negotiation successful! S$667K Current owner has done a valuation in Apr - S$640K -expired- asking S$40K cov Will be making deposit soon. Hopefully, can obtain OTP from seller soon - 30 days Cos we will need to wait for valuation report. Hee .... wish me luck!

  19. Yes, we have make an offer and still in the midst of price negotiation! As the old valuation has expired, think we have to re-do it at buyer's cost, true? What should be the procedure like? I know it has been repeated over and over in this website .. ha.. ha... I will ask my agent again - i am getting forgetful!   20. Hi Hi, Have seen the unit - both hubby & myself like the house. Very nicely done already (2nd owner - lived there for 5yrs) - and to what we planned to do if overhauling - thus not much renovation required. It was such an coincidence that the seller's agent is a vendor whom my ex-company dealt with. Hopefully, it's an advantage for us. Pros: 1. We like the feel, energy of the house 2. Location - near mother's place, near office, near town 3. Quiet 4. Well maintained - Dun have to spend $$ on renovation Cons: 1. Traffic conditions - heard it's bad during peak hours 2. Walk-up 3. Cannot overhaul the place
  21. Heard valuation has just expired. Previous quote was S$640K + cov S$40K = S$680K Will view the unit tomorrow. If everything "shun shun" - you are my gui ren! Hardly check out propertyguru. Dun know what's the floor plan like? I remember I have seen somewhere in this thread, someone is staying at Sunset Way.
