Hi lazydevil, POSB has a promotional home loan package - fixed rate of 1.99% for the first 3 yrs - condition - to get mortgage insurance from them (AVIVA). Lock-in period - 3 yrs. However, no penalty incurred for any early prepayment - min $10K - as long as there is still bal by the end of 3rd yr. We thought it's quite a good deal (for fixed rate) after comparing UOB, OCBC and Maybank. Hope the above is helpful.

Hi all, The valuation report is finally out! same same - no change - @$640K. Should be able to get the report by tomorrow. Hopefully can settle loan application quickly so that we can submit the application to HDB. Hooray!!!!

Oic! Seems that I have waited for very long but it has only been a week after the valuer done the re-valuation. Btw, is it too early for me to contact ID or contractors now? Cos we have more or less know what we will be doing. However, the current floor plan which I have gotten from HDB is not the current settings of the house.

Hi, My agent's place is also a top floor EM, HDB has approved the extension for that unit. They have extended it outwards for 2 rooms - used as built-in wardrobe. Reason being top unit doesn't really affect the structure of the building if additional weight is being added. Maybe it's meant for certain area only. Will see if I can check with the HDB technical officer next week.

the current MBR is with mirrored built-in wardrobe - "bad" fengshi - try not to have any mirror reflection of the bed fr mirror, tv, any reflective materials. My hubby very particular, so definitely changing the doors of the wardrobe. Heard that only top floor units can extend the MBR outwards to the stairs, thus am thinking of extending it out if possible.

oh the seafood is nice! actually planned to go for the dessert after dinner - but too full. There is a bridge that links sunset way and clementi - heard there is a good western food stall over clementi side too. It's about a 10 mins walk to Clementi MRT & heard from owner that there are 4 pte feeder bus to diff areas in town. Really didn't know it's so convenient.

Hi Angel81, Can a King Size bed fits into the master bedroom? We will be using most of our existing furnitures - our bed, kids' bed, kids cabinets (though new house all with built-n wardrobe), an ikea sofa (to be placed in room. Only need to get furnitures for living & dining room. Hee... Already have the shopping urge but hubby reminded me to buy only when we have got the keys! Hee...

Ha.. ha... Ya! Ya! We were doing exactly the same thing. Hubby told me later that night - the current owner's son was downstairs and saw us, but I didn't realize that. He seemed to recognize my boy. Ha... hopefully he won't go home and said the buyer "spying" on their unit! Ha...

Hi, We were there with family for dinner at the seafood restaurant behind my new house! Good food and a lot of restuarants around. Shopping centre nearby has a paediatrician, the ice-cream place, a good restaurant serving western food, & cold storage. We were viewing the unit from the car park, like the feel! Beginning to love the place!

We are blessed to have gotten this unit - corner + dun hv to spend much on reno. Bet the current owner must hv spend quite a bit on the ID. We are impressed by some of the design concept! Current owners are very nice too. Very willing to share information. Agent is an ex-vendor. Owner used to stay opp my block at mother's place. So many coincidences = fated to buy!

Ha.. Next time I will drop by and say hi! Over your side @ sunset way, hubby likes the low blocks too. Our block is just in front of the blk 106. Hopefully not too noisy. hee... I have yet to explore the area there - dun know where is where yet! Will drop by one day!

Our boys are still young plus we do not hav a domestic helper, the rooms are just nice. While we hope to have a bigger MBR, not too sure if we wanna hack the 2 rooms. I prefer to have extra rooms for parents/guests when they stay over. btw, hv u shifted? do upload some pics for us!
