  1. I basically think this quote is rather expensive, any idea what should be the more reasonable price? Bedrooms: To fabricate and replace 7.2 ft Casement door $1100 (on existing wardrobe) To fabricate and install full height 11ft Casement door wardrobe $2750 (new whole wardrobe) Study room: To fabricate and install writing table 11ft,c/w 1-tier drawer $1320 To fabricate and install 11ft Casement door top-hung book cabinet $1540 To fabricate and install full height 6.5ft Casement door book cabinet $1625 All in external laminate and internal white PVC finish
  2. Ahh...how to tell the diff? I dun think it's granite, should usually be wood laminates for condo? Or u call those solid top? Sry I'm inexperience on the material If wood laminate or solid top can change just the hood, hob and sink?
  3. Hi all, Just bgt at 6yr old house, kitchen condition is ok as previous owner got maid. As Kitchen is not my territory, mainly mother-in-law (MIL) using, so am thinking to change just the hood, hob and sink. Not really thinking of changing all new as MIL is a careless user, so can't bear to change a whole new kitchen just to get it dirty in no time. Any advise?

  6. From my exp, not so easy to find matching dates and also mostly renting at least 3mth+. Be prepared to rent longer than u need if the price is right.
  7. Hi Jaskel, u r right, I can't really believe there's nothing I can view...so either no business or got sthg to hide. Yes he did say the electrician and plumber are sub-con...carpenters their own?? Hmmm u r probably right, all these gotta be sub-con, who will pay salary on these workers. I'll probably insist I wanna view their work before I sign the contract. Actualy I'm abit worry here cos my renov is mainly toilets (3 toilets), so if the works are no gd, it will cost a bomb to re-do. If it's just carpentry, at most I just dismantle if I dun like lor....

You're very right on the last point, I think the profit is probably more than 10%, I would try to ask for 20% on last payt to be payable only after defects are rectified. And also negotiate on pt 1 & 2. Btw, I like this ID in IMM , he sounds quite sincere, no fancy talking....but I can't find any reference on this shop. I asked to view their exisitng project to gage their workmanship, but the ID said mostlly just starting or handover liao, got nothing to show me at moment....do u think it's common that ID will reject showing their works, or there's something fishy here? He said they don't sub-con out the project, he'll supervise and they use mostly M'sian workers Appreciate your comment:)
  9. Hi all, like to check what are the standard terms & condition for renov contract? I've one that states: 1. Pay 10% (on confirmation) +40% (Commercing work) +40% (b4 carpentry work starts) + 10% (upon completion) 2. Written defects list for rectification within 7 days of project completion 3. Penalty on cancellation: 10% booking fee; 45% after confirmation; 80% or up to 100% after commencement of work Are the above standard? Is there any condition to add to protect customer's interest? Thks for advice
  10. Hi I bought a condo in May09 and completion date is mid-Sep, till now the agent has not been able to give me the inventory list after I chased him twice. (He said he contacted the seller, but seller no reply...not really sure if this is true story) The seller is suppose to leave behind their dining table and fridge while taking away their ceiling lights, but nothing have been written black n white. Is there anything I can do to get the list officially? If no inventory list is available on completion date, is there any standard practice that we can impose? Many thks for helpful advice
