  1. my agent is gd... he manage to get me a unit in serangoon for COV 6K during begining of the yr..maybe i am lucky as well.. =p i met a very kind seller...

    If u intend to use an agent.. make sure he/she is gd..

    I agree. Most of my friends around me met irresponsible agents. Only a few met good ones.

    Which floor is your house? COV 6K is a good deal.


  2. Hi all,

    Got 1 questions, recently i just gotten my flat. But the HDB officer ask me whether i want to take a housing loan with them or not. Because they require 1 year pay slip and etc which i find it troublesome. Therefore i decline their offer. Am i stupid to take from them?

    Also if i happen to take a grant from them, eg 5 years later i want to sell away my house do i have to pay back to them on the grant + interest?

    You have to pay back the grant+interest to HDB if you apply for a new flat from HDB years later. No need to pay it back if you buy a resales flat years later. So you must see what's your plan in future?

    You can call up HDB customer service line to double-check.


  3. Ehh.. I think P@D don't have much ppl will rent out their room. Seems like alot of rich folks staying there (from the looks of other forums), only me as one of the more down-to-earth practical guy will think of renting out. But still you have a point, but will expats want to rent rooms? I don't think my rent can fetch very high also anyway. it is still a HDB in the end.

    I bet your rooms will have very good business when the IR and Resort World open! :drunk: P@D is quite near to them who hire lots of foreigners.

    I saw ur 1st appt is in Jan 2010. I m 3 days earlier than u. but so what?

    i got a lousy seller from the start.

    push for the longest delay of handover as possible.

    Any update on your side?

    Do u own a house now? By the way, I love the layout of your new house! My new house has narrow living room and kitchen. I just bought a sofa just now hehe. There are lots of sales now. :) Go & do Xmas shopping, buy yourself a new dress to cheer yourself up!

    LOL~ Next time, use the lift must pay ERP, camp at void deck & under expressways must pay COV.

    I really worry for my kids. Now I already struggled to pay for my wedding and house. What will happen in 30 years time? Soon, 3 generations will have to squeeze into a small pigeon hole.


  6. Updates:

    Correction: The sale of unit of divorcee is handled by private laywer who is supposed to get the title deed done, but when?

    The 2 agents (DWG & HSR) were supposed to meet up on 8/11/09(sun), on issues of "private arrangement of key hand over" and compensation, if any. But meeting re-scheduled to 11/11/09(today). They are supposed to ink & sign the agreement, thought I think this doc might not have legal binding effects in eye of law.

    Have informed my lawyer to inform bank on penalty issue due to non-reimbursement of loan within 6 months. Was told not to worry, so long as it is not a cancellation of loan. Have written to the ST, not yet published.

    If the old coupler breaks contra with the divorcee, meaning that the couple has to stay somewhere else for 6 wk. Will walk in to see DWG's DR, Wee for solutions, if no news from agent by end of today.

    It's good to share the story on forum and newspapers. Then other people will be careful of such issue.

    I hope the sticky situation can be resolved for u soon.


  7. I bought bedframe and mattress from them before. My friend bought wardrobe from them. Pro: Delivery was prompt. Con: The wood of my bedframe chipped after 1 week.

    It's possible for a unit to request low COV if it's very run down and needs overhaul in renovation.

    I saw a unit that asked for 10K COV (far lower than the other units). After viewing, I realised that it was so dirty and run down and the seller loaned from loanshark. :P Low COV, I also don't dare to buy leh.


  9. Nope. AHG is appicable for both resale and New unit.

    This is from HDB web page,

    The Additional CPF Housing Grant or AHG was introduced in March 2006, to give extra help for the lower-income to become homeowners. It was enhanced in 2007 and further enhanced on 6 Feb 2009 to make it easier for first-timers to buy a flat, especially in these difficult times.

    AHG is an additional subsidy over and above the prevailing $30,000/$40,000 CPF Housing Grant for Family.

    Eligible first-timers can use the AHG amount (up to $40,000) to offset the purchase price of a resale or new HDB flat, thereby reducing the loan a flat buyer needs.
