  1. Hi, recently we just rented out a room to a student, however he on air con day and night (does we have the right to tell him to on at night only)?

    This week is his school holiday and he charge the laptop for almost 24 hrs. how much do you think our bill be as this is the first month and we yet to get the 1st bill. Our usual bill is always les than $100.

    You can set rule, e.g. can only switch on aircon from 10pm to 10am. 1 of my ex-tenants bochap the rule even after I set the rule.

    LAst time when i rented a room, i also on aircon whole day if i am at home. That is because there is no fan in the room so even if i want to on fan also cannot. So no choice, have to on aircon. Or else the room will be super hot!!! So if you don't want your tenant to on aircon for whole day, then give a fan as well.

    It depends on the tenant hehe. I bought a big fan for my ex-tenant. In the end, she still switched on her aircon ~14 hours on working days and ~24 hours on non-working days. :D Beside that, I have no other issue with her.

    1. Japan car engine or other car part

    2. canon lens (which already announce shut down)

    3. Semi-conductor part like IC..

    4. Gundam model kits.

    I has been wondering for the past few days, should I buy some Gundam to store 1st.

    Or else.. no toy (either too expensive or run out of model) to play

    Yes, these products from Japan may increase in price due to shortage.

    I need your advice and help. I bought a 5 room HDB flat 6 months ago and did laminated flooring for the whole house except the kitchen and 2 bathrooms. Recently I noticed my laminated flooring in my master bedroom got warp and is quite serious. When I step on it I can see water slipping out of the side gap. I got the laminated flooring contractor to come and check and when they open up those laminated flooring wood, I got a shock in my life, there was alot of water. Intially I though the leakage was from my master bedroom, but from the it is not so. They said it the exterior wall that is giving the problem. rain water comes in from the wall eventhough we close our window. Now I have to redo my master bedroom laminated flooring. My question is can I make HDB accountable for the cost of re laminate the floor? Pls kindly advise. Thanks so much.

    You must be very heart pain over your new laminated flooring. :(

    I know HDB is responsible for repairing external walls + pay for cost of repairing of external walls.

    But so far, I never hear HDB helping houseowners to pay for cost of replacing things inside the house.

    It will be good for you to give HDB a call.


  4. Yes it can be hack off. But pls note if there is any pipe running across the wall before you hack off the wall.

    For my case, I hack off the divider wall vertically by half. meaning the divider wall that comes with lourved window & swinging glass door will be removed. The another half will remain as one of the kitchen pipe is running across the wall. I didn't noticed it until my contractor pointed out to me. It can block the ugly sight of the main pipe behind the wall.

    One more thing to take note is the raising kerb between the service yard and kitchen. Some of these kerb are not supposed to be hack off as from HDB officer unless valid reason.

    Initially I thought the whole service yard wall can be hacked off since it's not drawn in bold on the HDB floorplan.

    Maybe I will just hack my wall into half like what you did. It will still provide kitchen with wind from the service yard windows.

    How much did you pay for the hacking etc for that piece of wall?

    For certain things, I will not go for water-saving, eg. Toilet bowl flush and tap. Later "chocolate cakes" cannot be fully flushed off.

    My office is using water-saving toilet bowl flush and tap at pantry. Colleagues and I don't like them. Think we use even more water, as we do >1 time flush and wash our cups longer at tap.


  6. oic. so can i say that the default water inlet sprayer in the WM is spraying at the side/top of the drum? which is why the water spill out? or the buyer will have a choice of 'type' of spray? ( middle or side/top)

    Yap that's the one. Buyer has no choice of the type of spray. It comes with a default one.

    It's not fair for me to compare LG and Hitachi washing machines because I never use LG one keke. :P

    I'm not particular about the water consumption, electricity consumption or noise level, because to me, the washing machine does not run 24 hours like the fridge and aircon. As long as it is durable and last a few years, I will be happy enough.

    It is working well for me :)

    My washer isn't spoilt actually. The serviceman just changed the water inlet sprayer to another type to spray at the middle, then no water would be sprayed onto the side of my washer and landed to the ground.


  8. You are right.. I have to wait and wait and wait for the price to come down... and I have changed to target Yishun flat.. cheaper

    Try to look at the figures of resale prices more rather than just reading the newspaper articles that says the measures are taking effect (GE advertisements for PAP). Valuation prices of HDBs are still creeping upwards these few quarters.

    I waited and waited in late 2008, thinking that prices would drop in 2009. In the end, prices leaped from April 2009 onwards and I paid extra 80K for my 1-year wait LOL.


  9. IMHO, price will not drop too significantly, and yes, Yishun is not bad at all, it's the near to AMK n Bishan and have 2 MRT stations there. It's funny the valuation of the flats there remain one of the lowest in Singapore.. ...

    Properties at North area are cheaper cos there is no direct expressway linking from North to CBD now. It is currently not so convenient to drive to CBD and CTE is always jammed.

    Before KPE was built, people at Punggol and Sengkang had problems selling their properties. I knew of 1 who took 1 year to sell her Sengkang property. After KPE was completed and opened, see how much the properties there have gone up in price hehe.

    We tie up 2 panels of curtain into 1, so that it's a heavier bundle.

    It's nice to be staying in a windy place :) U save alot of $$ when u get free aircon in ur living room!

    My windows are the sliding type so we cannot totally let in the winds becox there will be some blockage from sliding windows.

    I presume yours is swing type of windows? This type of windows would allow ALL the wind to enter your home.

    Yap, my windows are swing type, inherited from previous owners.


  11. I also got client who had a tenant who every few minutes will come out of his room to take drinking water, boil water and take ice cubes, wash his water bottle, plates and cups.

    He usually takes five minutes to wash one cup with lots of water and washing detergent. He will turn on the tap at full blash and use a long brush to scrub his things. After he did all his washing, refilling of water, boiling and everything, the whole kitchen table and floor will be full with water and soap. the water even drip all the way into the drawers and cupboards underneath. The worst part is that they are all made of wood and nicely maintained.

    Even when he refil the thermal flask with hot water the area around the flask will be full of water. When he try refill the water in the ice case, the whole floor from the sink to the refrigerater will be wet and the freezer compartment also wet and the frige also wet with dripping water.

    When he peel and cut the apple skin the whole floor also full of skin peels. Once the owner offered him a cut piece of apple with skin. He immediately go inside the kitchen to peel off the skin.

    He only knows how to switch on the lights without switching off after using. When he came back and the house light was not on, he will turn on the lights all the way to his room. For example there is four switches on the socket bar, he will at one time switch on all four lights. He even left the iron on without switching off. The same apply to electric kettle.

    He also cant be bothered to switch off the internet wireless modem after use in the nights. However when the owner put the modem inside his room for his convenient use, he will switch it off when not using cos he scared of radiation.

    He also asked the owner to get water filter as he felt the singapore not clean. He changes and washes his pillow case everyday and washes a lot of clothes.

    Dear all what do you think of the tenant?

    He sounds like my ex-tenants LOL~ , except that they never ask me to install water filter.

    Bobian, if we want to earn other people's $$, we have to bear with certain things.

    Your Jade Spring BTO construction is really fast. My BTO was launched 3 months after your BTO but my BTO's progress is far far far behind your one. I will only get my keys next year.
