  1. Hi there

I like to share with you and appreciate your comments. We worked with this agent, our 2nd agent, and we OTP upon viewing the 3rd flat.

In a nutshell, this was the 9th flat we have viewed.

We viewed this 4 room standard corner flat with super high ceiling, more than 10 feet (3 meters) in the afternoon.

We were told the owner wanted 18k cov and the last offer was at 13.8k. It was a flat with no lift and the lift upgrading will be done before 2014.

So initially we offered our cov and later in the evening, we were told the owner is willing to close the deal at our offered cov,

so we asked for another viewing. Hence, the total price will come up to be 300k (which is not bad in this present moment).

anyway, our hle loan is much higher so are there any people taking 10 years or 15 years loan instead of the maximum 30 years?

In short, this flat is in a movable condition. We are willing to stay for 1 year and save up for renovation.

What sets me thinking is that...the seller's agent is on the lookout for 5 rooms flats in Bukit Panjang for the owner. Despite the high cov market transactions,

why would the owner be willing to lower his asking price?

we have some concerns and trying to sort it out before we exercise to purchase. We also have agreed an extension of 8 weeks for the owner after completion date.

do you have any comments? What do u think about the super high ceiling?

    Appreciated :)

Hehe why not? A motivated, serious seller will be willing to lower the price so that he can close the deal asap. You are lucky to meet one such serious seller. :) I have seen sellers who are not serious to sell the house, just want to test the market and try their lucks to see if there's anyone offering super high cov.

I like high ceiling. It makes the house look bigger!

  2. Thanks. At least when clients are in the same position in the future, we'll know. Congratulations! You can look for a place now. =)

Agents are unsure about this scenario. Some told me 'can', some told me ' cannot'. I don't blame them, as HDB has too many rules to figure out hehe! I am also blur myself.

Therefore I posted the HDB's reply here so that other people in similar situation as me know the constraints. :)

Thanks for your well wishes. Hope property market don't crash in 3 years time when I sell my resales unit off LOL.

  3. Hi,

My hubby and I are renting a small room now. Yes we are currently homeless :(

We managed to obtain BTO flat and paid 5% deposit for it in Jan this year.

Are we allowed to buy a resales flat while waiting for bto flat to be completed in 4 years? In Jan, a HDB officer said we could buy a resale flat but we had to sell it away within 6months of getting bto flat's keys.

Now we have found a suitable resales flat unit. Some agents said it was allowed. Some agents and a forum said that we would be forced to give up our BTO flat and deposit. We are very confused now!

Have anyone bought a resales flat while waiting for your bto flat? We will go down to hdb to enquire but we are worried that different HDB officers will give us different answers tomorrow sigh. We don't want to waste our 5K option fees if resales app gets rejected.

  4. i just found out on Tues tat the application was rejected...to see MP i have to wait 4 next tues...(meet the session)

Have email HDB, call but they say will take about 1 week to reply...Nothing i can do to expedite???

If they take their own sweet time, then i will be temporary homeless..as my selling have been processed...

if they reject more worse..i need to pay penalty to the bank for loan cancellation :(

How about telling hdb that you will return the 40K grant + cpf interest back to them?

  5. not surprised, its a choice between quality of life and kids.

Some couple who are not highly paid, but have 3-4 kids..and still survive very well.

which means sacrificed other aspects of their life.

Cheap clothings and bags(no branded)... no shopping, cannot go holiday and no restaurant.

    basically its back to basics.

That is how i grew up.. n believe the same for some others here.

But if given a choice, i dont think i want to go through it again....

So cant blame us if birth rates falls, how to support a kid if the parents literally became a 'bankrupt' after getting a house and wedding.

    We could barely survive.

Back to the point of no frills housing, I dont mind if HDB can sell me a cheaper house with no facilities such as BBQ pits etcs.

with the extra cash save on the housing itself, it can use for other stuffs.

I have bbq and parks down my house, but no use for it at all

Same views here. I grew up in an environment in which my mum had to worry about the utility bills every month, whether we have power and water supplies cut off etc. Even young kids have eyes to see what their parents go through. When my siblings and I were as young as 7 year olds, we already knew how to feel sad, seeing our mum scrimp so much on her needs and worry everyday about $$.

I wouldn't want my kids to go through what I went through.

  6. Have been looking for a 3 or 4 rm hdb in hougang for the past few mths w/o much luck. cov asking is simply not worth (e.g 20k for low floor, need total reno). no hope of getting a flat anytime soon it seems (unless choose ulu areas?)

Wulu areas like woodlands etc is also no hope. Those units we viewed these weeks (2nd floor to 4th floor) are also asking for 30K-50K cov when we viewed them

  7. tell u all, if u wait further more it will confirm burn a bigger hole in your wallet, loan, CPF and piggy banks. the reasons why? becoz our friendly gov says they need to have more influx of foreigners to make up for the short fall of pple. next yr and next next yr, when the 2 IRs open, do u all think demand will go up? some pple who have converted to PRs will simply buy a flat, and pay for the COV.

So in my opinion, i don't think it will go down. will only go up somemore

    That's a good point!
