utilise the limited space as in the top of the ready built wardrobes, which does not stretch to the ceiling, usually the top gets dusty and you need to clean often and you cannot use the top for storage as it looks ugly, I think i will go ahead to cater for custom built, any good recommendation for contractor for custom built furniture ? is it cheaper if i find contractor from malaysia and they get the materials from malaysia and come to singapore and install ? heard it might be cheaper and also the wood is better quality

can anyone advise if it is advisable to get ready made furniture or built in furniture ? i mean, i heard that people saying if you have built in furniture, you cannot re-arrange the furniture when you get sick of the look, also built-in is more expensive but i thought if there are no legs of empty top space, cleaning and maintenance is easier also you fully utilised the limited space in our small hdb flats, but then the trade off is more expensive,

basically, these are the requirements for my house, flooring for whole house, tiles for living and bedrooms, redo kitchen, toilet if possible to have 2 toilet bowls, bedrooms and study as per above photos, living room, tv console with storage, concept is simple, but easy to maintain and can hide away clutter to make it look tidy or organized, other than that, the rest is up to ID to propose or integrate my requests into his/her design for me, or you think i should look for contractors and research for more about the kitchen and living room and lighting and get contractor to oversee to save on costs ?

living room, i would like to install the as per above photo, built in storage for tv console so can hide things away and make house look neat and less cluttered, but i know it will be expensive due to customised carpentry,

for study, as above photo idea, just table with drawer, and book shelf but would install sliding glass on the compartment to keep out dust, simple requirement

for both bedrooms, requirement is simple, just bedside table with drawer mounted into wall, wall mounted lamp with swivel or extension arm, wall mounted table with drawer, built in wardrobe, not installing tv but will install internet point, scv point and telephone socket for future if renting out

but for the toilet, from the photos that i see here, if you install new toilet bowl, it is just a socket to install the new toilet bowl over the socket, just need to lay the new waste pipe from new toilet bowl to the existing socket and then into the main one, not that difficult, i thought,

Uploaded with ImageShack.us toilet, i was hoping to install another toilet bowl and entrance into kitchen as in the day, when we are working, as least my dog can go in toilet and do his business, if i leave the whole house for him to roam, he might make a big mess, that is why there must be an entrance from kitchen into toilet, then next, i thought to change the orientation of toilet bowl to face study room with sliding glass door as it takes a smaller footprint, then other toilet to install another toilet bowl with shower screen, and small basin and mirror and suspended cabinet underneathe the sink I checked on this forum and a lady mentioned she managed to install another toilet bowl in the bathroom and no problems please refer to this link to that reference : http://www.renotalk.com/forum/index.php?showtopic=47612 as if the above of installing another toilet bowl is doable, i will redo the whole toilet to make that work, i mean if flushing will not have problem and hdb approve,

but what is the point if after discussing the ideas you would like to do for the house reno, the ID cannot provide an concept drawing, i mean, even a sketch, how can the customer visualise how the place is going to be ? furthermore, it is not just a few dollars, imagine paying 1 million dollars for a bowl of fishball noodle, you would at least have a small sampler and then decide to pay for it, right ? i do not need details 3d drawing with dimensions but a rough sketch, or else how to decide and sign the contract ? also for condo show room, they have lay out drawing as well, if there isn't, who would buy ? sigh .....

1st nightmare, went to meet the 1st ID recently, was not very keen to meet up with this company as they only send me 2 package and that's it. other IDs, based on what i requested, gave me customised quotations according to what i would like to do, went down to meet with the ID, as i did not prepare myself much, just thought i sit and listen to what they have to say, ask the guy if he will be the one that will attend to me from start to completion of the renovation, he said yes, then he pass me few thick booklets of the reno projects that his company did, i also pass him some information and ideas which i have, then another of his colleague, joined in and participate in the discussion, then after listening to my idea, they said the addition of another toilet bowl in my toilets is not feasible as approval might not be give by hdb and also cost a lot of money, then they mentioned some other ideas and we chatted along, i ask for schematic sketches or rough drawings of what they proposed but they said i have to pay 1.5k deposit, then if i decided not to go along with them, i can top up another 3.5k to take up their kitchen package, i emphasized that they are the only company to force sell their packages rather than customised quote for me, and they keep saying that there are a lot of hidden costs for those customised packages, then they say they can provide the customised quotation in 1 weeks' time and ask me to make appt with them on the following week to discuss, i asked them to email me the quote and their proposals in advance so that i can have a look or compare their prices with other firms, they say i can bring down other quotes and compare it with them on the spot and clarify my doubts on the spot, i feel 'raped' or trapped by them with their forced selling tactics, one conclusion, any ID which keep calling you, are not good IDs because they are so free to pester customers to sign their packages rather than busy with projects on hand, straight away, dump these IDs immediately and dont waste your time, also they keep asking what is my budget, why they cannot offer proposals with the costs and i decided which i want, please PM me for this ID firm to avoid being caught in the same bad situation

i emailed them from the email address from their website for few days already, but no reply. can anyone advise what i should do ? seems like good comments about this ID firm, others seems to have bad reputation, like 3D and lowe and etc.... it is not a small sum we are paying and would like to get money's worth or value for money if possible, reno is so stressful, think my blood pressure shot up -
anyone having same toilet type as mine ? just 1 toilet and 1 wc, should i combine into one or keep 2 separate ? can i install a toilet bowl in to toilet ?

but i will be doing major reno, like hacking living room tiles, bedroom, may change to parquet flooring, toilet is newly upgraded but the color is so old fashion, then kitchen is also quite old fashion looking, will redo as well even though it is well maintained,
