HiHave been hunting for a HDB resale flat.
If you have limited budget and can only afford to pay $370,000 (including COV), will you choose a Punggol 4-rm or a Sembawang 5-rm ?
Please give your views. Thanks.
Saw that most of forumers have covered the dist to work, facilities, amendities etc.
Next point to consider.
A house that you plan to live in is ultimately a liability. A bigger house means larger property taxes, higher utility bills, more money spent on renovations, and more furniture to furnish the extra rooms. Also, you get less ‘ang pows’ from the gov from programs like GST offset packages.
A 4 room flat has the same number of rooms as a 5 room flat. If this is your first flat purchase, perhaps you should consider not over-stretching your budget. This would allow you to save more for retirement, or more money towards investments in another property or otherwise.

Hi,
I was advised by my contractor not to get system 4 aircon because if operating four units together, one unit will not be cold. Can any experts advise on whether this is true? Thanks in advance!
-
hi we intend to construct a partition which allows us to open it for ventilation purposes as our stairways has been boxed up.I was thinking on the feasibility of putting a air curtain (like those air conditioned shops) instead of a partition. Do you think it will work?
-
Yea. Perfectly true.I bought mine in Jan 2010 at
VAL: 425K
COV: 55K
Is is overpriced?
Felt that it was slightly undervalued, dunnoe true anot...
Btw, it is 27yrs old only. Not Late 70s. And the entire place is nicely upgraded.
In my personal opinion, it depends on whether your flat is near to amenities or public transport. I bought my Pasir ris flat for 510K with COV 20k. My house is about one and a half bus stop away from Downtowm east. So I tot it was quite a good deal.

$$ again.Thanks.
You can check the status of the lift upgrade in HDB website

Hi EM Holders,
Will be getting my key on 26 Apr. Goosh the waiting is horrible.
Anyway, can anyone advise me on the possibility of installing two compressors? My new house was built in 1989 which means it does not have power ratings of 40Amps. Thanks in advance

2.5k to 3.5kThanks a lot chronograph. Do you know how long will it take for a empty house?
-
Hi EM Holders,
has anyone done plastering for the whole house before? Any idea how much it cost?
-
Are u referring this kind of floorplan? This is my EM floorplan. Thanks Huggsss
-
Hi EM holders,
I was wondering whether any of you have this opposite layout as this floorplan below. Meaning to say the ground floor room is on the left rather than on the right, the dinning area on the right rather than on the left and so on. Thanks a million.
