  1. HI All,

Was looking through all the posting and finally decided to start a thread about my new house.

Already started the renovation will post more pictures later on.

    Thanks all

Welcome to RT. Where is your house located at? Tampines? My EM is in Pasir Ris and now currently under renovation. :)

  2. yes, he submitted the application the day before the deadline. 1st appt is on 31 July.

Oh thats good. Wow you have to wait so long for your 1st appointment.

I was quoted 37k intially, not doing much, just the toilets and kitchen. But later realise that they did not include this and that in their quote, have to top up about 5K. So I guess you have to be very clear what is quoted, don assume like me. :( I give you an example, for tiling I was told that my quote does not include materials like sand. Contractors are out to earn every cent from you, so got to be very careful. But lucky for me their workmanship is good, so I just console myself that I am paying for the quality. :D

  3. Sorry, out of the topic : -

I see many of you move in after the 1st appt but before the 2nd appt, how come both my agents never mentioned this can be done when we requested to move in earlier? If this can be done, they should do their part by asking both our buyer and seller to see if they agree or not right? Or this has all to be done only during our 1st appt? But I thought they have to let 3 parties aware before 1st appt?

This is illegal actually. But many ppl still doing it anyway, provided the seller is agreeable.

  4. Must breakdown into many items first (eg, medical, tpt, angbao(give away), .....) & sum up these, reflect mre accurately. Those mentioned in newspaper can "read", can't believe. When I "more free", will do a sum up, ok?

I'm back: aportion to monthly base

    1. Transport (car, fully paid)- $200(petrol), maint($100), insurance +roadtax($150)+ parking($120) = $570

    2. Daily expense (food + misc) - 30 x 15 = $450

    3*. Angbao = 0 (out=in)

    4. Special occassions(see movie, entertaiment) (say 2 in a month) - 2 x 50 = $100

    5. Normal sick, GP (1 in 2 month) - 50/2 = $25

    6*. Personal Insurance premium = 0

    7*. Hospitalisation = 0

    8. House loan (fully paid)=0

    9. Clothing(inc underwear, shoe, sock, etc) - $50

Any more? 570+450+100+25+50 = $1195, round up to $1,200/per month (present money valve)

    Hmm what about these items

    1. HP Bills

    2. Uitities Bills

    3. Internet bills

    4. Service and Conservancy Charges

With inflation in mind, I guess minmally will need 2K. Lets say can live until age 85. That is 576K to be saved. :jawdrop:

  6. wow...serious...? thats so ex...designer fans? got pics to share? :)

Hmm never took pictures when I purchase, the living room looks like typical ceiling leh. But it has five light bulbs and is remote control.

For my dining area one, it look like this.

  7. it depends on the compressor what BTU is it.

    Example: Compressor 34000 BTU

    Air-con : 9000 BTU each.

If 4 air-con all on then will be 36000BTU exceed 2000 BTU. Still it will still able to cool down the entire area. But it takes a longer period of time.

Not to forget if the owner is a heavy user, maintance of the air-con is required.

I guess I wont switch on four aircons at the same time that often and most of the rooms only required around 8000BTU. Do you think I should buy system 3 plus one window unit for a the guest room? Thanks.

  8. Thanks for the great website - that LG Artcool is slim enough but it uses new R410 gas; mine is Rold 22 gas. Checked & surprised that LG does not have single split that uses R22. Will call them.

BTW does any of you know if I can use 18000 BTU to replace the old 24000 BTU one? anyway my dining/living room is not big, but am not sure abt piping size, etc. Thanks in advance!

How much BTU will depends on your floor area.

  9. I have just installed system 4 two months back. Had quite a thorough search about price/pros n cons/brands/specs,e tc.

basically many of the sys 4's in market are ~3HP units, means once u on all 4, its not as cold, or one rm is not cold depending on compressor type. But there are few (very few) options that has proper support for sys 4.

In the reasonable price range, I chose mitsubishi Heavy Ind. It has 4HP inverter compressor 32k BTU and quite powerful for 4 std HDB bedrooms even when switched on all in the hot day. no difference if 1 only or 2 or 3 or 4 rooms on at the same time. And price is also not on the expensive side, plus the specs are good too. Around $3500 for sys 4. if u intending for 3 bedrooms+living room, then better to do sys3+sys1 two seperate aircons.

Thanks GSXR~RACER. My contractor proposed Daikin, I will check with him whether it is 4HP.

  10. Yep, the carpentry was up pretty fast actually, couple of days only and most of the things are up, left with the countertops when I went down yday.

Lol. Ya the weather has been very hot, probably flooded with orders the shop. Checked with my contractor, he said shouldn't affect the HO day too much, so hopefully can shift in by end of this month.

Pics please when your ceiling fans are up! :P

    Mind sharing your capentry pics?

No problem. But the ceiling fans will only be up two weeks later I guess. Now the tiling is taking ages, the tiler said they will complete by next Wed. I guess for now is wait and wait andd wait. zz

  11. Haha I think ur ceiling fans cost quite a bit le. My lights also around the same price, but I didn't get any ceiling fans.

My place carpentry is ongoing, requested to HO on 21st but just now heard that aircon installation is going to be delayed as they are too packed. Dunno if can meet the HO date then. Sigh.

Yah my ceiling fans cost a lot. Living room and dining room ceiling fan about 500 each.

Oh you started your capentry works already ah. I am still waiting for my tiling to be completed before the carpernter come take actual measurements. I guess due to the weather, everyone is buying aircon. :D Aircon installation will probably only take a day, should be okay I guess.
