    if its me I will just walk away. Even if I like the unit very much I will still walk away. how to make an offer of 100k below asking?

    based on the info u have given a reasonable price is 430 to 450 max. make an offer to the agent (firm) don't show the agent that you are very keen and start looking at other units. its buyers market now.

    1) hood hob stainless still 2 burner with normal hood strong flame ( your recommendation needed) mum like strong flame very strong :)

    2) large lcd led or plasma tv 50" and above.. cheapest no need any internet or 3d or whatsoever..

    3) big fridge those conventional 2 door type freezer at top atleast 580L nett with or without dispenser

    4) big washing machine atleast 10kg

    5) 2 piece 32" in lcd

    I guess u should have checked even before applying. The next question is whether yr next loan will be from bank or hdb. on booking day i think for 4 room u need pay only about 1000d. Is best u seek advice from the hdb officer. from what i know u have 6 month to sell off yr resale unit after u collect keys for new place. so timing is important as yr funds are in yr existing house. regards :yamseng:


  4. You have made a good choice. go for it. My 1st flat was a 5 yrs flat with no amenities. Nearest atm was 1km away. schools and amenities are daily life needs. my present house is 29 yrs and my sons walks to school n my wife crawls to market. why worry about the lease? go to hdb website places like holland clementi marineparade built earlier than ours but still command premium prices. in real estate is always about location. regards


  5. it is very difficult to predict. not all old flats are doomed for enbloc. once lift upgrading or watever upgrading done or announced the chance of enbloc is very slim. normally walk up flats, flats that are up to 6 stories and few blocks sitting in big open carparks/land are selected for en bloc. u can verify these by going thru the recently announced sites. land optimization the word .

    henderson cresent 42 years just announced lift upgrading last year

    farrer road 39 years lift upgrading announced this year.
