Renovation finally started on Monday.
A couple of pics to share:
Powder Room being hacked and this starts the transformation into the Mini Storeroom.
Protective covering in Living and Dining Room.
My precious marble is protected
Never take many pics..tomorrow will show some of what electrician has done.

Been a few days since I posted.
A few hiccups occurred these few days and here's the story.
Basically, parquet man promised to fix my parquet last Friday.
On Saturday, I went to check, and to my disappointment and disgust, the job was badly done.
Got down on my knees and started marking the dents, scratches, objects stuck in lacquer, marks, holes and gaps with masking tape.
Called main con, and parquet man to the unit and gave them a talking to.
The chap promised me he'll fix on Wed, and main con gave his assurance.
Below are 3 pics of the floors I took on Saturday after I marked the problemetic spots..
Took a couple of hours to mark again so that the parquet man can patch correctly before renovation starts.
Renovation was to start on Monday, so had to juggle parquet and electrician properly.
In the end, made the parquet man come on Tue instead of Wed, so that the ID can overlay the bedrooms with protective cardboard on Wed for electrician to start work.
A bit frustrated, but luckily I like a dun mind a little challenges. Hopefully nothing major..*touch wood*

Very innovative and daring design I must say!
Can't wait to see how it turns out.
Agree though that the vanity top outside the toilet may spoil your parquet floor eventually due to the constant exposure to moisture.
Perhaps extending the Master Toilet may be a better option.

Kui gang liao? Congrats!

Bedroom 2
Notice the walnut laminate.
Decided that the SCV box should be on the ledge above mounted TV, but wonder if the power cord can reach the power point hidden beneath the bedtop.
Bedroom 4
A lighter tone to make the small room brighter.
Mini-Storeroom (Hacked Away Powder Room)
Cosier colour for the laminates.

Ok, here's the revised 3D designs submitted only today.
Comments and views much appreciated.
Living Room
Differences are console is solid top with rounded edge and sofa is black (since ours is a very dark grey).
Dining Room
No change except black chairs instead of white.
Master Bedroom
Difference is the white/black theme, and TV console's rounded laminate top.
Master Bedroom Wardrobe
Decided to box up the open-concept wardrobe.
3 doors in total, the left side comprises 2 sliding doors.

Nah..don't think I want him to give my ID the Living Room fan challenge after all.
The place is quite windy, so we'll be alright.
Living + Dining about 20 ft long.
Already bought the furniture, not very sleek leh.
Definitely won't be able to put dresser.
Will be tight for the side tables.

pics are looking great bro. am sure the end state will be very outstanding. and ur furnitures are very classy, might i add. Thanks bro. I like your nick!

Living RoomInitially, we wanted a light with fan above the coffee table, but our ID insists it would spoil the look.
hai, ID never seems to quite agree with a ceiling fan to a more contemporary modern reno theme huh?
Yeah..he kept shaking his head whenever I bring it up.
No matter what look, he still shakes his head.
Maybe he'll agree if we have kopitiam/retro look.
Dining RoomThe Dining Room has a set of 8 mirrors, to serve as a feature wall cum backdrop.
Initially, we wanted a display cabinet but realised the living cum dining area is not long enough.
Notice the bottom right mirror is actually a sliding door for access to the bedrooms.
In addition, we realised that we can watch TV while dining whether we tilt our heads left or right..hmmm
sliding door to the rooms indeed! with the full length mirror creating the visual, yea.. your dining area will look very very deep
Hopefully, it really gives the deep look as you say.
Frankly, we all find the combined living and dining area quite short.
Master BedroomThe master bedroom will have a bed against a feature wall, with a suspended tv console.
The mirror (taller than what you see here) at the side is for my wife to admire herself.
whack a king size bed! sure looks ample space enough to put one
Actually the ID created a false illusion in the 3D design.
The space really not wide at all.
Will still whack king size though..sacrifice the bedside tables.
Bedroom 2think you posted a wrong picture, cause is the living room pic ya
Paiseh..have re-linked. You comments are appreciated.
Bedroom 4The last bedroom is actually a study cum guest room.
Will wrap the study table with solid top and round the edges/corners so that my child will be safe® from sharp corners.
would it better to box up the wall then you can really nicely balance the study table in the middle? jus my 2 cents view
Hmm..I showed him sample pic where it's boxed up to the top.
You are right..I'll discuss with my ID again.
all in all, the pictures are looking great! Thanks! We're praying hard the real thing comes close to the 3D design.

smallest 344 from $4xxxxx344sqft is so small..only the size of a living room.
-
Interesting read.
Hmm..so if one make lots of money from the sale of HDB flat, one should need $75K cash minimally? 25K for cash into flat and around $50K COV, is that right?

Bedroom 2
This bedroom is for our elderly mum who will be glad there is an attached bathroom for her convenience.
Notice the abundant shelf space for her to keep her barang barang from eons ago.
Definitely she won't know how to operate the laptop shown in the pic..keke
Bedroom 4
The last bedroom is actually a study cum guest room.
Will wrap the study table with solid top and round the edges/corners so that my child will be safe® from sharp corners.
Mini-Storeroom (Hacked Away Powder Room )
This mini store room used to be a powder room.
Quite a waste to remove the beautiful medical cabinet, mirror, marble top basin with cupboard and toilet bowl.
But a home with 5 washrooms is a little too much to maintain.
Don't you think?

Here are the 3D Designs (1st cut).
Living Room
The Living Room will be lighted by a set of down and cove lightings.
Initially, we wanted a light with fan above the coffee table, but our ID insists it would spoil the look.
Decided to do away with that light point all together, saving us a few hundred bucks at least..hehehe
Dining Room
The Dining Room has a set of 8 mirrors, to serve as a feature wall cum backdrop.
Initially, we wanted a display cabinet but realised the living cum dining area is not long enough.
Notice the bottom right mirror is actually a sliding door for access to the bedrooms.
In addition, we realised that we can watch TV while dining whether we tilt our heads left or right..hmmm
Master Bedroom
The master bedroom will have a bed against a feature wall, with a suspended tv console.
The mirror (taller than what you see here) at the side is for my wife to admire herself.

Nicely done, considering w/o ID.
Where did you get the stickers in your childrens room?
The solid top for toiletries idea is good. Don't mind if I steal it.

The floorplan of our 137sqm unit.

Nice place you have there.
Your ID did a good job.

Hi,
since you visited my blog, thought I'll drop by.
Having done reno for my current place few years ago, here's some info.
TV: My 40 inch is 10-11 feet from my sitting area. Size is just nice..maybe can go up to max 46 inch. If you are sitting 10 feet away, 40 inch TV is enough. I can't stand 3D TVs either (Movies I can). Better check with your kids also, they might feel nauseous.
Aircon: Keep trunking short and high is the best means to prevent condensation. Reason is the trunking usually slightly sloping down, so that water can flow quickly. High also harder to notice, cos don't always look up.
3D: I like your design. Colours must be careful. I've seen bright 3D designs, but actual colours are duller. You are right to relook your choice of colours.
Hope my suggestions help. See you around.
