  4. Bro, think 30+k maybe contactor can do it by the look, but with the length of cabinet and things like which type of doors, material and etc in detail it would be easier for a budget breakdown.

    ya 30+k should be ok, but u gotta find the price of all the equipments u wan 1st be4 u break down ur budget, got design n prce ranging.

    Budget include things to buy

    1. Fridge (Japan or Korea brand) $1k - $5k

    2. Dishwasher (optional, depend on budget) $250 - $800?

    3. Rinnai Hood and Wok (saw the package deal around 1.3k) dono~

    4. Build in Oven or Microwave steam Oven $400 - $1k~

    5. System 3 Air-con inverter (Mitsubishi) o.O

    6. 4 Ceiling Lights and 3 Fan ok la, not tat expensive, maybe $700 can settle

    7. Dryer (will consider city gas) $???

    8. Gas Heater (will consider City gas) $???

    looking for plumbling service and tiles co. for my bathrooms and kitchen first.

    Pls advise whether direct contact would be able to save money or should I drect look for ID? (:

    believe direct co that's do individual items will save some cost, but personally find that getting a contractor to arrange everything for u will be much easier and time saving thought it might cost u a little more, but save the trouble for arranging it yourself and also if anything screw up u have a contractor to answer for it.

    just my thought

    i do have both plumber n tiler, they are both dif group of ppl. i could help u to arrange them to go ur house to get it done. but gotta inform u 1st, getting contractors like them 1st they do not provide warranty, and you gotta arrange the raw materials for you house which is quite a mess, u need to allocate some of ur time to standby for the ppl who are delivery items like raw materials like sand, cement & tiles for tiler, equipments maybe ur WC bowl, basin or anything from the shop, open n close the door daily if u got important things inside. u will save more money la, but time wise, very troublesome.

    as for ID firm, they survive becos of 1 reason, they design, provide the services, save ur hassle and warranty.

    by the way, i'm from ID firm haha... but jus here to help, cos looking for ideas to buid my house soon too.. let me noe if u realli wanna get contractors to get ur house done, u can call me for enquire. my number in my signature.

    Thanks so much for ur reply...was constantly checking my post for updates and am so glad I have some replies !

    Well, here comes the exhaustive list n hopefully be able to do despite my budget constraint !

    Primarily, im intending to :-

    1) Parquet Laminate the entire flooring for the Hall (Excluding rooms as they alredi are with Parquet flooring, need polishing only)

    2) Kitchen Overhaul ( Flooring, cabinets etc)

    3) 2 toilets Overhaul (Flooring, etc)

    4) TV Console Area

    5) Wardrobe for Master Bedroom

    6) Breaking of existing built-in Desk, Wardrobes in other rooms.

    7) Full-House Painting

    8) Lighting Works etc

    9) Possibly intending to break the Study Room... (Need some ideas on this !.....cos this area if possible should be able to dbl up as room in the event we need to on a ad-hoc basis) !!!......Weird ?? Oh Yea.....its true mates !

    10) Aircon for all 4 rooms

    Would appreciate any ideas you think can enhance the layout or to make it more cosy !....... Any adivce on the possible costing for my reno ?

  7. actually buying off the shelves is better in terms nicer n especially the trimming edges. depends if u got feature wall anot, if u have feature wall best is to custom made, cos ready made is not able to conceal ur wires nicely. customized one always have the problem abt the joints n edges. ready made is by big factory wif big machine, ofcos nicer joints, but custom made is by hands, ofcos not so nice. haha..very much up to u....

    I met a carpenter he recommended me to change the whole door. Relaminated doors might not able to close tightly after all, common defect.

    I was quoted around 70 bucks per door with ABS trimming. Anti Slam ~ add 10 dollars (not BLUM).

    Is 70 dollars a good deal ?

    ok la. the price normal, not cheap not expensive. cos relaminating is alot of work, even more work than doing up a new one. but as u mention, afew defects n issues.
