  1. Yes grant was 40k back in 1999 i think. Just before they reduce by 1k a month after that till today's 30k. Bought mine for under 440k 3br and now should have no problem selling 700k+ but after that what's the cost of a replacement? buy a similar size condo in sembawang or yishun for 1m? You can only make $$$ if you have 2 properties or choose to downgrade.
  2. that's true. these days, sell high buy higher. the next seller will just up the price based on last done. interestingly, hdb resale prices still very resilient. i would thing that 100k cov should be the resistent level.
  3. I thought this is only true for mature estates near city.
  4. Lilydale 3br all asking for above 700k, guess they try to benchmark against Estuary. If I recall correctly that area is near some sewage treatment site?
  5. Don't see many flippers even from ST classified. I understand that like most new launches, small units 2br & 3br all sold out, leaving behind the massive elephant units (anything from $2m & above) for the deep pockets. This Interlace mammoth is definitely not for flippers....another bigger mammoth from Capland coming up at Farrer
