  1. Dear all, I am thinking of installing a loft on the second storey as I have quite a fair bit of ceiling space. Thus, like to find out if any of the kind forumers here have experience in installing a loft and what is the estimated cost. I also saw a previous thread on simlar topic and someone manage to install a loft for about S$20K in 2010. Not sure if this is still valid now. Appeciate any feedback. Thanks
  2. Hi yuanson78, I also just bought an old semi-D with 3500ft2 land but a small build up of about 2800ft2. I am thinking of A&A on the following: Constructing a new balcony and re-conditioning the roof Converting the current dry kitchen to a study-room Re-furbishing the wet kitchen Internal renovations, new tiles, parquet flooring and electrical etc As such, will appreciate if you could also recommend me the builders' contact you have found.   5. Dear all, I am interested in a corner terrace with land size of 3500 sqft. However, most of the land is in the backyard and the front porch has only sufficient space for 1 car to park. As such, like to find out if is it allowable to rebuild the house further behind into the backyard, thus increasing the front porch space to at least 2 car length. This means the house will not be inline with the terrace beside it but further to the back. Thanks in advance
  6. Dear all, Anyone has installed a lap pool on their landed property and what is the estimated cost? I understand the monthly maintenance of the pool, filters, treatment may require up to $400-500 per month. Thus, thinking if the upfront capital investment for the pool and the maintenance cost will justify for a better return in future on the property's value. Though saw an article on Propertyguru, a pool installation could increase the value of the house by 5%. Will appreciate any feedback ! Thanks

  9. Thanks mkl22! Originally was considering putting in panel type partition wall. But later thought better to construct a concrete type wall so that it does not look like an "after-thought" room. Thus not sure if need approval to put in additional room with permanent walls and also the cost required.
  10. Dear all, Just viewed a 2-storey semi D in district 19. Overall, we like the location and the condition of the house. However, the only problem is that there is only 3 rooms upstairs and we need at least 4 rooms as our parents will be staying with us. There is actually a family area upstairs where there is sufficient space to create a room. Thus, can anyone advise if it is possible to create an additional room and what is the estimated costs? Originally considering to build an a new attic to create another room but due to budget constraint, may not be able to do so. Thanks in advance!!

To answer your questions: - In front is another house facing the opposite, divided by a small road in between, thus cannot tell if can consider as wide and spacious - No, on the right is another terrace house which is not taller - Yes, there is a huge wall at the back and above the wall is a bunglow house. However, there is a fish pond at the backyard.

  13. Hi, Thanks! Yes, immediate concern is flooding especially facing the back is an elevated bungalow. Thus, all the rain water will come down from the bungalow like a mini water fall... Btw, why the comment on next to cemetry?? Still thinking about the house, currently asking for less than $700psf...
  14. Dear all, Saw a corner terrace in district 19 with good land area in excess of 4000sqft. However, the house is built exactly on a slop. The land slop upwards until the top window of the ground floor granny room is actually leveled with the backyard. Any concerns of land on a sloping ground? And impact on the re-sale value??   15. Thanks for the suggestion. Personally, our family is ok with staying in a house with number 324. However, just concern for longer term, it may be difficult for us to sell the house... In any case, looking at it in the bright side, 3+2+4 = 9! so not too bad. Anyone care to share, if you're willing to purchase a house with number 324 even if other aspect of the propertymeets your requirement? Thanks
