  1. if the unit is in "move-in" condition, it would be reflected in the valuation. thus, i don't think the COV should be that high. really sians see ppl asking for such high COV.

  4. i am starting to get a hang of it. does that mean the balance of $157268.28 shown is only the oustanding balance of principle amount, not inclusive of the interest amount? meaning if i pay the next month installment, my balance will show $157268.28 - S$320 = S$156948.28? since u mentioned i am paying only S$320 for principal repayment and S$500 for the interest repayment. if that is right, i think i already know the answer to my question. indeed the interest is crazy. one last question, does that also mean the lesser my oustanding balance, the lesser my monthly instalment will be? thanks guys!
  5. hi guys, i need help to understand this. i have talked to the hdb personnel on phone, and in person.. but i still can't catch any balls. blursx! zz my parents have not paid the monthly installment for a almost a year, and they are supposed to pay 820 per month. therefore, the outstanding payment have chalked up to almost 20k and outstanding balance 160k. i was looking through the mortage loan statement, and there's this 500+ per month - IM 3.82. the hdb officer said the 500+ is the interest for the house loan. but i thought 820 already included the interest? how do i calculate this figure? and what is this actually? btw this is their 3rd loan.
  6. when my agent friend helps to do the paperwork only. does that mean we selling as diy, or engaging a salesperson? if diy, i believed we can use him only for the paperworks. if engaging a salesperson, i believed we need to get another agent friend. am i right? for 3 party, we need to call HDB right?

  8. hi, i need to ask a few questions which i am unsure of. i am a first time buyer. 1) i have a friend whose mop ends on 30/08/2011, and will be getting a pte property. thus, i am interested in his house and most probably will purchase his place. when will be the earliest time he should get a valuation? thereafter, we signing the otp. 2) since we both know each other, and the trust is there. do you think we should just get an 'agent' friend to do the paperwork for us? this is to avoid paying the 2% & 1%. however, can we get the same 'agent' friend to do the paperwork for us? 3) any further advice from the experts on this transaction based on past experiences? thanks!
  9. hi all, my fiancee has a friend who is selling her house which happens to be a unit that we like. we are getting a friend who works an agent to only do only the paperwork for us. for buyer (my fiancee friend), does she need to get another agent to do the paperwork, or can also ask my friend to help? usually, how much "hangbao" we give for doing the paperwork? just curios. thanks!

  11. imho, that amount of COV for yishun is certainly not worth it. furthermore, as its near KTPH. i don't think its reasonable unless u really love visiting the doctors. haha. for 80k, i think u can easily get a EM at tamp infront of TM. do it slow and steady bro. sure can get other better units! jiayou.
