	I am looking at renting out the flat so I don't really want to spend too much. I might just do a fabric re- upholstery instead. Do you have any recommendations?

	Actually it is 8 years. But the foam is still in good quality as it is hardly used. The leather was damaged as maid used strong detergent to clean it.

	I have a worn out L- shaped leather sofa which I bought for $2500 many years ago and I want to do a re- uphosltery. Is it worth while to do so, or should I just get a new set? If re-upholstery, any recommendations? TIA.

	Yup, mine is a new development. Thanks leechaorui, how come i never thought of building more than 1 floor in the backyard? I will definitely keep your suggestion in mind. Perhaps after the CSC, I will launch a plan to build a mini home behind my backyard. I have not measured it but according to the agent who mentioned she said it is roughly 10 x 10 m. Great to have you guys around!

	Thanks leechaorui and Lauer for your replies. Lauer, not intriguing at all, just a humble inter terrace which will be inhabited by someone(me) who has not lived in a landed house before. It is not a strata development but a FH land. The back yard is the size of 2 carpark lots. I will definitely take into consideration the dimensions you gave.

	Hi watchthewaves, I have never stayed in a landed house before. Thanks for the advice. This is the same advice that I got from my mother and friends, so I might abandon it. Now I am thinking of building a room in my backyard. My backyard is about the size of the front porch which can park 2 cars. Any idea how do I go about it? Thanks.

	I bought a new inter terrace from the developer which will only TOP in 2 year's time. I intend to tile up the void space of the air well. According to the housing agent, I could speak to the contractor on TOP and he would tile up the void area. May I know what is the procedure? Is it safe to get the contractor to tile up or should I engage an engineer to inspect the area. Also do I need a permit, and from whom? TIA.
