I met the boss( Raymond Seow) once at 7yrs ago when I wanted to minor reno my place. He is a very intelligent designer and can sketch on the spot. I still kept his sketch till now. He was also very humble at that time though he wasnt famous yet. However, he was already very expensive then and we could not afford to hire him. He was very much into retro theme that time..
My hubby remembered him till today. In fact he was the only designer whom my hubby admire. Hubby did ask me to contact him again for my reno this time round but also no reply...
Actually kind of know he might b too expensive to engage but still like to see how much he quote also. Let's see if he did reply or not. Pls pm me if you also met some other good designers from his firm. I might consider also....Tks alot..

I heard somewhere that cement screed for toilet wall will not be good because the moisture and the humidity (from water heater) will somehow cause the heat to be trapped inside.
Is this true?

Try not to use cove light in false ceiling. Needs regular cleaning and maintenance. Bad for lazy people like me

btw, anyone got ideas for a MBR toilet? Totally no idea on how to do it, especially when there's a standalone bathtub. again... no help from the ID, have to rely on RT... haha
To be frank, if there is no help from ID, then get them for what? Wait 3 months for designs is like crazy...

Just to be fair to the ID, I think he did mentioned that there is a minimum floor size. Also, I think the raised platform is consist of two parts:1) the laminated wood surface
2) construct the "frame" to support the laminated wood surface.
I am not sure of the two parts thing you are taking about. If you want to have a raised platform, isn't it a given that you need to construct the "frame" to support the wood surface? The wood is not going to float on its own.
Whats the height of the thing?
4 inch to 6 inch is about $8 - 10 psf
Above 6 inch is about $10 - 15 psf
These are standard ID prices... Your ID may have charge you more because of the small area. These are just estimations from quite a while ago (Last Year)

I think a good use for the bedroom 3 is to convert it into a study / playroom / maid's room
In fact, I think it is good for small families, maybe 1 child, or 2 young children. The children can sleep in bedroom 2 while bedroom 3 is converted into something more useful.
Another great way is to just hack the bedroom 3 wall, and have a super big living room!

I agree with karthy0105 about the RADAC comment. More importantly, these certs cannot really protect you. If there is dispute, RADAC and Case cannot help you out much. The most, they remove the guy from the listing. Most of the time, they would just ask you go small claims tribunal, because it's a civil case. Not even calling police can help, since it is still a civil case.
It's the case of good to have the certs, but no guarantees.
Thanks.If don't rely on certs, what else can we rely on ? There are too much self advertising here, and contractors/IDs pretending to be satisfied customers and promoting themselves. Even the reviews here cannot really be trusted.
Dear frostyapple, I feel exactly the same way as you. The forum is not reliable, due to to much self advertising and fake stories/reviews. To me personally, I don't think I can rely on RADAC or CaseTrust either.
I have been surfing underground for quite a long time, and believe me, I am also having a lot of headaches about solving this problem. When I figure out a solution, I'll tell you...

Well, if the thief really want to get in, you get Lonsdaleite windows also no use. Lonsdaleite is a material that is harder than diamond.
It's more for deterrence. Makes your house less attractive as a target. By the time they cut or demolish your window grills, the thief can get into 2 houses without grilles.

hi folks!
just bought a 4A condo-style layout resale. flat condition is quite alright.
kinda need help on how to go about renovating. for starters, we're thinking of changing the living room flooring to large homo tiles, redoing the kitchen, master room and master toilet. gonna leave the other 2 rooms intact for the moment. wanna use cove/down lights for the bedroom and living room. i'm interested in getting pole system wardrobes and maybe kitchen from opsh. want to hack of part of the kitchen wall to install a breakfast counter/bar top for eating.
if this is the case, what should i start with? should i go direct to an ID? will they work together with opsh? ID will charge higher for hacking/installing flooring right? should i get a contractor to do it first, then find an ID?
quite confused as to which party to start of with. how to integrate these elements together?
would appreciate some feedback. thanks!

I would suggest that you browse the forum for ideas. You are not the first newbie nor will you be the last. Look for topics where your question has been answered before.
You can go directly to an ID or contractor, it's up to you. They are essentially doing the same job. Don't be fooled by the name. ID and contractor is the same. Many IDs don't actually have design skills and many contractors are calling themselves ID nowadays. Use the term "renovator", since that is what they do: Renovations. They sell renovations, you buy renovations. As simple as that.
Don't think that ID always charge more and contractor always charge less. They are all trying to charge as high as possible. If you are a contractor, would you not want to charge high? There is no law to say contractors must charge this amount and below.
The final price depends on: Your negotiation skills, the renovator's schedule (if he's too busy or too free), whether he/she is hungry for your job and whether your renovator is experience or not. Big name renovators recommended here usually charge more.
My advice is to find a renovator who suits you and can help you keep in the budget, while the quality is acceptable. Prices can always negotiate. Remember, you pay peanuts, you get monkeys. See my signature for more tips.

Unsure what is PVC coated. If this means powder coating, then this is quite expensive.

proceeded down to starhub @ causewaypoint to sign up for the fibre hubbing plan and requested for the relocation of termination point. apparently the CSO who served me said that i have to approach opennet myself for the relocation as they don't provide such service as to liase with opennet and etc. so frustrating!! :curse: any members here got experience on this? please help!
You got to call the open net installer to ask them to install for you.
installation fee included in first bill, so don't pay the open net installer money.
