  1. Oh mine!!! your quote is so expensive. If i don't calculate wrongly, its $200 per sq feet for kitchen cabinet?

    And each lighting point @ 75? i got mine at 30/35 dollars only.

    Painting for my whole flat, 4A type, only $1200 for ceiling, walls, doors with sealant too.

    I didnt look through everything but I agree with May_dream the electrical stuff is expensive. Why don't you try May_dream or Mae29's ID? They seems good.

    The electrical works that the contractor quoted you definitely very expensive! $4.8k to do electrical works?! My contractor lump rewiring in my quotation, and cost only $2.7k, but I never accept the offer. I look for another electrician to do my house rewiring. If you are willing to do some homework, electrical works for rewiring of 4-room resale flats can cost $1.8k-$2.5k. I suppose your house is a new BTO flat?

    Nope, it is an over 20 years old resale flat. Yup, the individual items in the electrical wiring list caught my attention first. When i saw this already no mood..

    Ridiculous pricing

    1) Item 1.1. At 7.3 meter, I am assuming it's is about 3.65 meter top cabinet and and 3.65 meter bottom cabinet? each row of cabinet if it is standard wood laminate, should be about 100 to 130 pfr. At 7.3 meter total length, total feet run is about 21 feet. So, it should be about 2100 to 2730

    2) Item 1.6. At 4.6 meter, total feet run is about 14 feet. Solid top should not be more than 100 pfr, so max should be 1400.

    3) Electrical pricing is at least 2x more expensive than it should.

    4) Painting with top premium paint for your unit size should not be more than 1200

    5) Your window area looks very little... Is it full height?If not, paying 5100 for window and grill even for WPC is too expensive...

    Wah.. thanks for pointing out so many over quoted items. Do you know what's the standard price range for window and grill?


  2. woah.. ur 1st item already shocked me.

    using my quotation as comparrison, im quoted $1540 for laminated top and bottom kitchen cabinets c/w solid plywood doors. (total 34ft long). 34ft is abt 10.3m

    ur contractor is some 红牌 ID/contractor?

    He quoted me based on solid ash plywood with white spray paint. I didn't choose to use laminated cabinet.

    Anyway, i too think it is ridiculously overpriced. The total fee end up to almost 60K, for renovation, kitchen and 1 built-in wardrobe and 1 vanity top (which i didn't post it here). I think for this price i can renovate an EM already LOL. Crazy


  3. Hi all, I realised i have not really given my ID a good write-up for his good work on my reno few months back.

    Here it goes:

    Our 8 weeks of renovation work has finally completed.. Although the journey was a bumpy one as we have expected, we are definitely delighted with the overall work which is completed on time with reasonable standard. We can't let another day go by without thanking you sincerely for your prompt and attentive service, especially during the post renovation rectification work which we have encountered now and then.

    You have always been upfront, honest and open in your advice and quotation to us, which is the key consideration to us as we chose to work with you after our first meeting. Service like yours is rare in this business these days, and we do not want our appreciation to go unstated. Therefore, thank you so much for going to such great lengths to make sure that our renovation was valued for our needs and thoughtful to our budget.

    You can be certain that I will continue to patronize Summit Design Studio for all future home renovation.

    Although we have moved in for over 8 months now, I am really glad that Eric has been very responsive to my watapps messages when i need his help at those minor post reno thnigs (i.e. wall paint touch up, door frame paint touch up, plumbing work and etc). i realised the biggest value that he has to his customer is his fantastic "after-sales" service, which many of us will realise the significance when we actually move into our new place.

  4. Are you asking advice on how to save cost? IMO, you can reduce carpentry work like tv console, feature wall unless really necessary. (for example you have an odd-shape living room) I find these items not only take up space but also limit your way of rearranging furniture. It will go outdated eventually. If you intend to sell your house after some time, usually buyer will tend to look for houses with minimal built-in to reduce cost of hacking. Just my 2 cents

    19 Feb 2012

    Finished painting almost every room except for 1 guest room, half of the living room ceiling and MBR bathroom door frame.

    Special Thanks to all our kind friends who came down to help us! Not forgetting MIL who came down to see, FIL who came down to paint, and BIL for bringing lunch all the way down for us. :yamseng:

    3 quarters dead now! hopefully I can still make it to work tomorrow

    Well done beezebear! I always think that painting the whole house by ourselves give us a sense of satisfaction! I may also do that to save up some cost. Does this mean the contractor will have to stop other work while you do the painting? (for example, carpentry?) Hmm.. just wondering


  6. Went furniture shopping in JB with my ID last Saturday... The first sofa set that caught my eye is....

    Unlucky for me, my missus dun like it.. She worries that the design will easily get out dated. In the end, we chosen something more traditional:

    As they manufacture their own furniture, this furniture shop allows us to fully customize our sofa. Very useful if you want your sofa to be an actual fit to your living room or you have an awkard sized living room..

    For my customization, I requested:

    a) Material - 'huang niu pi' or yellow cow leather.. According to a friend of mine, this is rare to find in Singapore... not sure how true it is..

    b) Recliner - I added a recliner system to the 3 seater (only the two side seat.. middle seat remain original)

    c) Colour - White creamy colour

    Wanted to add a cup holder/Remote controls cabinet in the middle of my sofa but the sales person advised me against it.. Told us this design is already out of date...

    For my wife, the greatest purchase of the day will be our marble top coffee table..

    She managed to bargain with the sales person for a 50% discount! I guess they made enough money from us for the sofa... Oh yeah, she even managed to ask for a carpet and two pillows as free gift!

    Will be getting a maching dining table but still waiting for a quotation from them...

    Wow... your wife is definitely very good at bargaining! Your ID has very good service too. But i may not need an ID. My cousin has an interior design firm and i may just look for him to do up some stuff. See how things go. I'm always very last minute keke.. Look forward to viewing more pictures from you!


  7. After some search, we managed to get some quotations from the following IDs:

    a) Weiken - Casper

    b) New Creation - Xeon

    c) Darwin - Jensen

    d) Ideal Design - Wilson & Gregg

    Darwin and Ideal Design's quotations were real close (Around 33K). Darwin was having some anniversary promotion but they are charging GST while Ideal's price was higher but they absorb the GST. After some consideration, we finally choose Ideal as their designer, Wilson is showing real sincerity. He willing to drive to our place after my office hour (which is after 9pm) to discuss about our renovation. Till now, there is no regret in this choice.

    Congrats!! Me and hubby have just gotten our PR status too and bought a resale flat at bedok. Hehe.. but we are only able to get our keys in April.. Looking forward to your reno! 33k for those you have mentioned above? Do you change window grill etc? I'm planning to re-do my flooring and also window. I guess i'll faint looking at the reno price. Anyway, we havn't sourced any ID yet.

    The budgeting is pretty scary; a lot of things not bought yet which will add to the total. Stress

    I read through your blog and I love the way you hide the wiring and toilet pipes. Wonder if using concealed bricks to hide the plumbing pipes is legal for HDB? I would like to do it for my toilet too.
