Yeah .I prefers the location of your main door. Mine makes the living room not 3 not 4. A bit more challenging to place the TV console and sofa. I was attracted by the size and the below valuation price tag. Seller's agent is a greenhorn, kena "eaten" by my agent.

Thought so too. Only on at nite. Waste a bit more of my storage space too. However, if on bottom cove lights, then no need to switch on downlights when watching TV. Hmm .. minus the nos. of downlights.

As mentioned, this is only an estimate on our part. Electrician came only yesterday. Official quotes not in yet. We are just psychologically preparing ourselves for the AXE. If too far fetched or negotiation failed, we will definitely engage another.

Wahaha, currently Andrew seems to be in this cove lights craze. He knew I dislike the maintenance of having cove lights (ceiling) and I agreed to have cove lights only in the entertainment room for effect. Now, he is getting me to have LED cove lights at the base of my TV console, base and also on the overhead feature of my storage breakfast table (also for effect). Reason: My decor too simple and plain - no wow effect. Put cove lights nicer wor!

Yeah lor! Just the wirings, light pts, 3 pt plugs, SCV, Data pts, tel(depends on the number of lights etc) will easily cost us $4-5K. LED, T5, Energy saving lights will cost another $3-4K. This is our estimates . If cost too much, may cut some unnecessary lightings which is for show nia.

@May - Zenterra will email me their quotes direct to me. I suppose they would have cushioned some % for Andrew too. We ever meet another of Andrew's electrician (Ah Meng, I think)who Andrew said has the best workship but he is a bit ex and being a one man show, slower. We saw him meticulously sealing all the gaps along the trunkings with the silicon applicator. It's a combined 3 rm + 3 rm jumbo flat. Seal like crazy!

It's Andrew's and it is near our place. Hubby and I went to the shop ourselves yesterday to see the difference between PLC and LED lightings, the price, brightness, quality etc.They also sell KDK, Fanco ceiling fans, instant heaters etc. Compare to Greenmax, Zenterra's LED lights are more EX but it has the "SAFETY" approved mark. Andrew also selling LED liao.

Andrew's shortest visit, hahaha. Came with Zenterra electrician Daniel and finalised how many light pts, double pts, LAN pts etc we need. Final review of 3Ds and this time, we are pretty satisfied with them all except the entertainment room. Girl wants a black feature wall for her TV console, not white. We opted for a simple, ordinary design and pale coloured tone throughout the whole house.

Andrew just left our place after finalising with the electrician from Zenterra on our requirement. We saw your 3D (1st draft) done by the potential new ID. Looks like photo hor!? Hubby says "Wah, looks like hotel lobby leh".

Hubby wants to set up the metal shelves in his office. Since I'm not working, I do the dismantling and packing lor. It's all done and hubby already delivered them to his office. During the day, I'm the packer as well as supervisor/nagger for my 2 girls. Hubby became house mover after work.

THAT is MAJOR . Original tiles are ceramic, I suppose. The discovery is actually a blessing in disguise. $$$ eventually had to be spent on the floor of that condition anyway, just much earlier than you expected . At least after reno, you can sleep peacefully instead of having a time-bomb under your feet. Get all your children to give Andrew the "cutie, fawn-eyed looks" so that he will quote you lower price for the additions.

As your reno is not a major one, I'm sure whatever obstacle that comes your way, it can be solved.It just might not be what you wanted initially. Hope things will proceed smoothly henceforth.

@sunsetsky - Thanks for the info on mobile shredding I managed to complete my assignment of shredding more than a 100kg of confidential papers with our trusting home shredder. Took me more than a week! @May - Thought so as much. Opennet will be relocated from kitchen wall(will be hacked)to our new storage TV console(ceiling to floor) just beside our main door. We'll have our opennet, SCV, terminal Lan connector, 3 pt plugs for TV, modem, SCV box .. there. TV console will be just a huge, giant storage cupboard with no design to talk about. Have to play with laminates liao. Very tired from dismantling the L-shaped metal shelves of our storeroom. So many bolts and nuts to unscrew Only 1/2 done.

With add-ons, will it affect the handover date?

Anyone had ever arrange Opennet to come twice, once for trunking and the 2nd to install the box after carpentry is up without having to pay extra? Otherwise, the backing where all my switches are may have to be a painted bare wall. If not, carpenter will have to make a precise cut in the wood backing so that the opennet box can be seen. Have to discuss with electrician next week on this.

Contractor trying to pull a fast one? When we purchased our very 1st flat at Pandan Gardens ages ago, the one who replaced the few broken parquet pieces outside the MBR toilet was the same person in charge of polishing the 3 parquet bedrooms. It's in the whole package of repair cum polish. You mean now you have to hire a contractor just to lay the parquet and another one to polish it huh? That's why repair and replace is no difference?

Christine (Andrew's admin staff)re-submitted my permit a 3rd time for "1 not approved item" on May 8 and I got a call from my HDB officer today giving me the good news that it's now approved. I should be getting the confirmation letter in a couple of days. I'm sure yours is submitted earlier than mine. Any idea why yours take so long?

After browsing thru RT and realised the long waiting period to have opennet pt relocated, I have decided to subscribe to singtel fibre broadband early so as to coincide with my reno. What's more, being a singnet existing acct holder, I'm offered a promo price (till May 20 only), so why not? Went to subscribe yesterday (12/5) and the appointed date for opennet to rewire my place is 15/6. Confirmed with Andrew that the date is ok so that the wires can be "shui shui" hidden. Singtel will activate our acct on 9/7 upon our request (1 day after handover date).
