  1. Although I like chengai wood gate, I noticed that the varnish on the chengai wood fade and look quite old and ugly after sometime. Homeowners using Chengai wood probably value the aesthetic aspects of using wood over galvanised iron/ stainless steel. Compared to galvanised iron/ stainless steel gate which is "quite maintenance free", the owners of chengai wood gate will probably need to varnish the gate after one or two years.

    Whats the difference in price for the iron gate and the chengai gate?

    Which is cheaper?

    Which is more lasting?

    I just got my landed house.

    First time staying in landed.

    I hope your problem with leaking roof is already solved. There is one thing you need to do if it has not been solved, that is document all transaction with the management, by email or normal mail. You may also like to know that you are protected by law therefore the management cannot unreasonably delay its responsibility to rectify your problem.

    Hi, finally the management will be sending a waterproofing specialist to do the roofing!

    Previously I have emailed them but they never replied.

    The person in charge of the job keeps on changing, that's why the delay.

    So far my whole ceiling looks damp with some areas peeling.

    I hope the repair will be something longstanding.

    Btw, does anyone know how long is the guarantee for roof waterproofing?

    The waterproofing specialist came today.

    I am so disappointed that they did only grouting of the leaky spots on my ceiling and will not be doing the water proofing for the roof above my unit.

    Apparently the management did not mention that in their quotation.

    I am about to seek legal action.

    The problem is that I don't have my previous emails that I emailed to the mcst as they did not reply.

    How should I proceed?


  3. Need some good advice...

    The ceiling at my service balcony is leaking for at least half a year. We tried contacting the owner of the above unit to resolve the matter several times but they just ignored us. We even offered to share the costs for the repairs. Meanwhile, the leakage is causing us much inconvenience as we need to dry out clothes. There's a pipe partially concealed by the false ceiling.

    Can some kind soul please tell me what can I do about this? I read that there are some BCA rules that state the unit above is liable for repairs unless they can show proof that the problem does not lie with them.

    We hope to resolve the problem amicably but my neighbour don't seem to care :(

    Appreciate if someone could provide me with a contact for the repairs too cos I don't think a regular plumber could do the job. Thank you

    Hi calaislily i assume you are living in a private apartment or condo?

    As recommended by the other forummers, get management to issue a letter to the unit above.

    They are bound by the by-laws to ensure that they rectify the matter within a reasonable time.

    Otherwise you can take legal action.

    You have no obligation to pay at all.

    The upper unit has to ensure the problem is rectified and pay the contractor to do your unit once the problem is solved.

    In fact the onus is on them to get a contractor and not you.


  4. Guys, I just bought a condo with a relatively high ceiling, after seeing some stunning pictures online, I'm toying with the idea of building a loft.

    Before that, I would like to ask for some advice/ideas.

    - What is the usual height of the ceiling suitable for a loft? Let's say I'm 1.75m tall and don't like the feeling of sky falling on me.

    - what is the average cost of building a 100+ sqft loft?

    - If I want to build loft in both living room and bedroom separately, but combined area is just 100-150 sqft, is it usual for ID/contractor to charge me as 2 lofts?

    You need to get the approval of your MCST first.

    Then for safety sake, you should get an engineer to assess and build the loft for you.

    You need to make sure that the loft is safe and able to stand the weight.

    I know some people just get their contractor or ID to make that extra level, but i personally will be worried about safety.


  5. Hi, we intend to build a portable room on our roof terrace (1000sft) but can't find much about this in Singapore (Google directs us to mainly overseas sites), anyone know any service provider who help to build portable room (ie study room with air-con) on roof terrace? Thank you in advance.

    Is this allowed?

    Will the roof terrace will be able to take the weight of the room?

    is there any way to re-develop a 13m (width)x 34m (length) semi-D into 2 units of landed houses (terraces, etc) of separate addresses? The 13m width is facing the front road.

    Look at pages 23 and 24 which are applicable to your question.

    From the looks of it, it appears that you are not allowed to do so.

    But do ask your architects as they will be the one to provide you with the expert opinion.

  8. Sorry not that i don't want to reply but its quite basic i only know my builder contact and i don't think he'll be interested to do coz project too small. In fact for my friend's place, his dad did it himself. ie create 2 rooms over the high ceiling living room. the best is to look for those hdb type contractors for for kitchen/cracks/cover airwell. Ask them to outsource roof to roof specialist. I'd do this to feel more secure in the long run and not some kacang buteh contractor.

    Does he have to engage an engineer to do that?

    Is the extra level structurally sound?


  9. Flat tiled roof.. isn't that part of your unit's roof terr, and not MCST?

    The flat tiled roof is not within my reach.

    One need a key to access that area which also has the water tank and pump up there.

    If it were my area, I would have repaired it from the very start.

    It is really a headache as i will be either selling or renting out my unit soon.

    Also there is another problem.

    When it rains, a column of my wall becomes moist and now the lower unit neighbour is complaining that their ceiling is turning yellow and the paint is bulging out.


  10. Wad kind of roof do u have?

    steep slope? wood? Tile? Metal?

    If I was in your shoes, I arrange to fix the problem myself, rather than wait.

    MCST will fix the problem but by then the room internal furnishings all water damaged.

    They not going to pay for those.

    Part of the roof is tile and flat. The sides are covered with a metal piece and sloped.

    The area of concern for the time being is the flat tiled area.

    My suggested i do the water proofing using him and try to claim from the management.

    I know the chances of claiming is very slim.

    Oh dear... i did not know that the management can turn around and point fingers at me should things get worse.

    Then I better not......

    The problem is that I may need to sell my place or maybe rent it out soon.

    I need to get this problem fixed first.

    Do you think the contractor can do something from the inside?

    Will pressure grouting help?

    I am staying on the highest floor of a condo.

    Some parts of my roof are threatening to leak as the paint is starting to bulge out.

    The management has sent the technician to inspect it and has confirmed that it is an external problem.

    They said that they will submit it for discussion.

    But so far there is no outcome.

    What can I do?

    I can't wait for their decision as once my roof leaks, it is likely to damage my electrical equipment.

  13. The problem has been identified.

    It is the inlet pipe that is likely leaking.

    I collected water in a pail and used the water elsewhere keeping the floor of the shower well and bathtub dry.

    The seepage recurred in my neighbour's place.

    May I ask a question?

    Do you think the inlet pipe is in the tiled wall or the false ceiling?

    My contractor suggested a bypass of the pipe in order to save costs which means the new pipe will exposed.

    Usually what is the price range we are looking at?

  14. Based on your description, the leak is not at the waterproofing area. The leak is at the pipe called the floorwaste pipe, which connects the shower drain hole to the bathtub waste hole, and drains water into the floor trap. This 2 inch diameter pipe is embedded into the concrete slab, below the waterproofing layer. I dun think u wanna hack off the concrete slab, so.. I guess u need leak specialist to coat the internals of the pipe instead.

    Actually I consulted a leak specialist but he just simply asked me to observe by myself and he has not come down to inspect the lower floor unit except for the first time.


  15. It's not waterproofing lah. Get a plumber and a ladder, ask plumber to open false ceiling, there's a little tap which you need to tighten or ask him use those white tap to make it tight. The floor trap from your level goes down towards his level and it's probably ends at the bathtub area. Coz can't be so many piping and trap all over the toilet. I had the exact same problem and my tenant so frustrated with the neighbor downstairs complain complain then he cannot shower, we got a plumber to check interfloor leak problem and he didn't charge me a single cent...but don't ask me for contact coz i think he won't want to pick up my call also. If you got to pay probably for labour and transport.

    But that's just my 5cent worth..get a plumber

    It seems like a small problem after you have explained it to me!

    One question though, why is it that when i use the shower well to bath and later the bath tub, then the seepage occur? When I don't bathe there but use WC and sink, then no seepage?

    Actually I engaged a contractor who specializes in waterproofing, recommended by the condo and he did open the false ceiling to turn off the tap to see if the seepage would have stop which it did.

    I don't know if he tighten the tap.

    Would appreciate if you could share somemore.


  16. I stay in a condo.

    My downstairs neighbour complain leak from their ceiling.

    My toilet has a shower area at one end, and a bath tub at another end.

    The leak corresponds to the bathtub which I hardly use.

    After we turn off the water supply to the toilet, the leak dried up.

    When we turn on the water supply and started using the WC and sink, there was NO leakage.

    But when we started using the shower area, after a week, the seepage started.

    So we stopped using the shower area.

    The seepage dried up, but another spot on the ceiling occurred with paint peeling but no seepage.

    Then we started using the bath tub and the original area had seepage again.

    The other part where paint was peeling remained the same.

    So now we stopped bathing but continue to use the WC and sink.

    I wonder how the seepage can seep from the shower area to the bath tub area and down to the lower unit.

    Is that possible, ie the water travel from one end of the bathroom to the other?

    May I know if there is water proofing below the bath tub?

    Also usually what is a reasonable fees for water proofing the shower area and retiling?

    Shower area about 2m x 1.5 m.

    Also what is reasonable amount to remove the bathtub and close off the tap?
