  1. HI Folks I have a single storey intermediate terrace. The front gate and front boundary wall needs to be replaced. The current one has squarish pillars with steel fencing. Hello all, With our limited budget, should we go for a move in condition single storey house sitting on 2200 sf land or a double storey house sitting on 1600sf land that requires major renovation (ie to add another $300k)? And both are about the same price, and in same district. I noticed that most single storey houses are being torn down and being reconstructed into giant houses. My concern is that the single storey house will be dwarfed by neighbors' three storey houses in the near future. The fact is that we do not even need a three or double storey house as a single storey house fits us just fine. We are a pair of DINKs(dual income no kids) in our late 40s.. Our main reason for buying a landed house is becos we see more capital appreciated in switching from an apt to landed. The money will come in handy in future if we intend to sell it off and downgrade later. Your opinions appreciated.

  9. Thanks ! Ya.. I sotong already. Hoping can be done within $100k. I don't have floor plan cos in negotiation stage to buy this old inter terrace (more than 40 yrs old).

I have the same idea as you- I am intending to purchase a 40-year old inter-terrace (2 storey, land 2000 sf). I like the whole layout of the house and will not be hacking any walls. In fact, I might even want to keep the old mosaic in the rooms and flooring in the living room to maintain the retro-look. I have taken your list and amended it to suit my needs.     I read your post and what you plan to do would be what we hope to do. Add in another WC in 2nd floor; push back one wall (either the back of the house or the front of the house), as well as the usual flooring, add in garden in the front porch. What is the quote you have gotten and who are you using? Thanks for sharing. (P.S: Yes, buying a inter terrace of land area 2000sf +/-)

  12. The bankers these days are very tardy in their reply. My Citi R/ship manager told me that a construction loan's i/r is abt 5% p.a. ; max 2 years. That sounded ridiculous. When I called HSBC and UOB a month back and spoke to operators, no one called me back. I surmised that it was either that 1) the banks are too understaff 2) construction loan is not popular. I haven't purchased the house yet but have zoomed down to a few terraces in original condition that would require major A&A ( estimated $150psf onward). $600k worht of work is what most agents and renovators quote. Don't people take a form of loan to pay for the A & A or I am guessing that most pay off using hard cash? Appreciate if I can get some advise soon.
  13. Hello all: My first post. Been viewing this forum as a bystander for a while tho. I can't seem to find information on taking a construction loan online and on Renotalk. My plan is to do an A&A and the estimated cost could come up to $600k. Would appreciate if anyone can advise on the this- What bank offers the most competitive rates? Can I take a 30 yr contruction loan for this given that I am also taking a 30 yr housing loan? Thanks in advance!
