    i have similiar encounter before with my client. 8 years ago, i just enter the property industries, it was my 2nd deal at that time, my client brought a PR house whose wife is staying oversea. the seller (husband) forge the wife signature and go thru with the 1st appt....eventually the deal did not go thru and buyer was left with no house to stay.

    point to consider:

    lawyer will surely tell you that this is a sure win case, but at what cost?

    on paper now, the total cost that involve on your end is only 5k, how much more can the lawyer help to get from you?

    all agent will tell you that you can sue the seller for specific terms, however, there must be a comparison to show that you have no choice but to buy a more expensive unit and the unit for comparison must be apple to apple comparison.

    Loan shark unit is a no no. they had clear their previous loan, that only means that the current loan shark has not approach your unit yet.

    lawyer and agent say win win, but i look at it as lose lose situation, time and money on the law suit will delay your next buying. the compensation that you get from the law suit is very unlikely to offset your next higher buying price.

  2. In the case when oversea bank decide to close down their branches in singapore, they will allow a period of 3 to 6 months for all their customer to do a switch to other banks. However, as they are oversea bank they tend to be less stringent to you when u last borrowed from them. Now that you want to do a switch, it will be subjected to the new ruling, that also means that u may not be able to get as high a loan that you use to be having. all the shortfall must be make using cash....

    I have one customer who had a bank IPA done at 600k for buying a HDB. however, when the new ruling came out, his IPA become 120k. that is a very vast drop from what they use to have.


  3. Recalling more than 6 months ago when i go round singapore looking for ID and Contractor to reno my house.If i never recall wrongly, i have close to 20 quotes for my small 5 rm flat. Thats the start of nightmare.

    I remember telling all the ID and Contractor my requirements for my house, however, just a simple fixture wall i can have more than 4 different material recommemdation from them. shapes the same but all quote me with different material and worst all different prices.

    -It is totally impossible for me to compare apple to apple

    -Everything they said all make sense

    -some advice me to hack, some ask me not to as doing budget stuff

    -1 single item can have 4 to 5 different quote

    -some have only 30 items for my reno, and some come out to 70 items for the same house

    ID A (look nice but exp), ID B (cheap but change different material use), ID C (Not cheap and not nice), ID D (everything charge)

    Any bro or sis out there facing the same prob.

    I really need help. I am a first-time HDB seller and I am not sure that my agent has the best interest for me. I was told by my agent that I need to engage a lawyer to handle my Completion transaction as I had used a bank loan instead of HDB's. I do not intend to purchase any HDB or private property for now. Pls advice me. Thank you in advance.

    You need not get Lawyer to represent you for the completion. The correct term should be

    HDB: represent you for the sales of your unit

    Lawyer : represent you for the discharge of mortgage loan and CPF redemption

    By doing that your total fees needed for the transaction will be below $1000, however if you gets a lawyer to do this for you, it will be in a range of 1400 to 1800

    Please inform your agent that this can be done, as i have been doing it for all of my sellers who previously enage with bank loan.

  6. Please get the pest control asap. My house was attacked by termite too. I first saw a small effected portion on my wooden skirting. got a lousy pest control settle it. less than 2 weeks in the middle of the night, my cupboard toppled as 2 of the leg support was infested than kitchen cabinate and my bedroom parquet flooring. everything just happen in less than 2 weeks after i get the pest control in.

    source for another pest control. they advice me to vacate the house for at least 9 days so that they can fumigate the whole house. that it! i was left homeless for more than a week just because of termite.

    Can you advise if I have a room suspected to be invaded with termites, should I remove the whole parquet floor and reinstall new ones? What would be a suitable material as the room is located in kitchen area and we are a ground floor unit (near some greens)? Teak or laminate flooring?

    Is re-screeding still required if the old parquet floor is hacked out?

    Can you quote me if the room area is 3.6m x 3.6m?

    I need some advice and help from anyone here urgently.

    I have applied a Housing Loan from HDB but end up they could loan to me only at 92k, reason was that I have current flat and the cash proceed of 50% will be deduct but from my own calculation bull***T. They just don't want us to earn any cash out of selling my current flat. The amt of 92k plus my 100% cash proceed plus my cpf refund incurred interest is just the right amount to get my next BTO flat and that one too is just a low floor and its a STANDARD flat. And I still need to save up money for renovation.

    As for bank loans the interest rate quite appealing and at least I have some cash proceed for my renovations and my kids savings etc but I have heard lots of cases that banks do indirectly charge higher interest after the 1-2yrs lock in interest rates. Is that true?

    I am dilemma now which one to choose or decide.

    Please do comments or advice from anyone that experience in this matter. I got a month to think over this before I can decide.

    For HDB loan: your cash take back will be very much lesser.

    for bank loan: currently rate is attractive, however i have to remind you that the bank rate in singapore over this few years is around an average of 3.5% to 4%.

    a lot of people will tell you that after the log in period, if interest get too high, you can refinance. Please do take note that the singapore bank industries, increase their rate together, same senario as petrol kiosk, 1 increase all increase.

    there are a few things that you may want to take note of when going for house viewing.

    1. any paint drop on the floor

    2. is the main door painted to dark colours: Red paint need to be cover with darker colour paint

    3. is the metal gate repainted to dark colours: Red paint need to be cover with darker colour paint

    4. Why is the seller selling and where are they shifting to.

    5. why is the seller purely selling and why they do not need to buy another unit?

    6. Take note at the lift access for paint mark or tell tale sign of writting

    I ever encounter seller of EM Bukit panjan asking 70k cov and yet willing to let go at only 35k, best part the lady owner is working at the ECON just downstair. when ask upon their next lodging, they only say that they will be renting waiting for the housing price to drop. True enough Ah Long came right after the 2nd Appt while the new buyer was still doing renovation.

    As for the inclining COV , well i can only say that EM is a rare species as HDB no longer building this model. seller are taking the advantage of this point and the recent new record hit at 980K, 1 mil and 1.2 mil, more money who dun want?

    Close to 1 month ago, i received a personal email from a CCK seller showing me a cloudy view picture taken from his living room. he said " Edmund, i can see Genting from my CCK house and i want to sell my 5rm flat at $7xxK". In my years of service, i seriously never encounter any development in singapore that can see Genting.from the asking of 7xxk , i can easily say that this owner is looking at more than 200k COV.

  10. I have 3 young kids at home, dun mention pee, their tendency to spill water is many time more than pee. Previously i use laminate flooring, now change to the waterproof vinyl flooring when i have 3 monsters with superbly high chance of spilling. Went to Evorich, they quoted me $6 PSF (supply and install only), skirting extra charges, remove of current laminate extra charges. drop the idea after getting a quote with everything in. Happen to chance upon a facebook link for a new brand. their quote is more reasonable and within budget. 6 months already, so far so good. Love the feel

    I recently done up my resale Punggol flat with this contractor that was recommended by my new neighbour. I like his honesty and willingness in helping me to alter, make good the kitchen cabinet, wardrobe, wall fiture and false ceiling (all from previous owner). I have to say that the rest of the ID or contractor that i encounter either ask me to change all or price it so high that it will only make sense to do everything new. All this alteration and refurnish help me to keep to my tight budget. Very thankful for his help. Let me know if you need his contact


  12. yes I agreed with the smell that most of you mention. I was considering using the HERF for my resale flat when my contractor pointed out this killer fact to me.

    I than switch to a new brand call 'Galaxy Flooring' after doing some ground research. i realise that Galaxy and Evorich are basically similar product, one call it Waterproof Wood Grain Vinyl Flooring, the other call it HERF which is also vinyl fooring.

    so far so good for my resale flat after using for 8 months, especially when my house experience afternoon sun and smell is a no no to me and family.

    I was looking at laminate flooring previously but eventually i took up Vinyl flooring, and i believe 'Newbie' also referring to vinyl flooring after reading the long sales speech that was posted this morning.

    Both my wife and i were impressed with the beautiful wood grain that was provided by the vinyl flooring and the ability to withstand water is simply a thumbs up choice.

    We took up the 'Galaxy Flooring' for the whole house and even kitchen for our resale HDB in Punggol. During our house warming, everybody was impressed with the flooring especially the one at kitchen.

    Would like to hear from those who have either install solid surface on their bay window or laminated wood or solid wood.

    Please share with me your thots. I couldn't decide on the choice.

    Wood supplier told me solid surface is cold and after a nite's aircon, it will be too cold for our buttocks.

    Solid surface supplier told me laminated wood will pop out after under too much sun. (But I have only one small section with morning sun.)
