  1. Hi,

I'm planning on doing some A&A works (Additions and Alterations) to an oldish semi-D. Have worked with contractors before, mostly in condos, no major alterations, however this time we''re planning on tearing down some walls and building an extension to the house in the back.

Can the seasoned ones here advice whether a regular contractor (and or ID) will do, or would I need to engage a builder - who I assume is one more familiar with structural works? Will I also need to get proper plans done, and have them submitted to the URA for approval - in which case an architect might be needed? I am really not planning anything fancy, fairly simple, yet I sure wouldn't want any structure built to be unsound.

    Thanks!

    MBev

U might want to consider contractors or builders directly which they will work with a QP (Qualified Person) to submit the plans for u. But most impt is to take a look at the Builders to Avoid thread to watch out for the conman in the market.

  2. Hi all folks,

Is doing A&A currently and thinking to install the open net fibre in my house. Would like to seek those who are already using the broadband fibre in your home for some advice. The open net guys told me that installing the termination point at my level 1 tv console area might result in weak signals for places like level 3. He told me to install in my storeroom which then I can run LAN points to level 2 and 3 so that I will not have signal problems. Problem is I have trouble running the wires up due to the hacking job that will be involved. Is it true that the signal is really weak if the termination point is at level 1? Would appreciate any advices from users.

  3. Cove light diffuses onto the ceiling and bounces across the room. As long as the perimeter of your L-box is larger than the blade-span of your ceiling fan(which is usually the case), you do not need to worry about flickering effect due to the fact that cove light is an indirect light source.

it is not advisable to separate the tubes into different switches. All tubes need to be switched on to offer coherent cove lighting effect.

If cleaning once a year is fine with you, cove light provides excellent lighting from both practical and aesthetic aspect.

You can choose either T5 warm white tube or LED for cove light.

    Hi all,

I like the effect of cove light but is always hesitating for I know it will be a paradise for all insects and lizards. Owners who have installed cove lights at home, pls share on the maintainence. Thanks.

  4. Have experienced 3 renos, so far, 4th one will be in end 2013 or mid 2014.

First time very excited, buy this and buy that, ask here and ask there, do this and do that, almost everything DIYs, cut cost mah, still young, energetic but no much cash.

Second round, pocket got $ liao, "empowered" ID to designs with "my innovative ideas" input and "material specifications", insisted to see drawings with color, sense of achievement and satifaction achieved.

Third round, wow, lazy liao, no second thought, engaged same ID. Again my ideas, my specifications, but no need drawings liao. 8 pilers distributed around hall/dining area, "48" inch sliding kitchen dr, "big" mirror next to dinning table. Customised 8ft full teak console from indonesia, full granite (rms, hall, kitchen), 8-seater dining table with super "tokong" legs - soup won't spill off if hit table accidentally. All tables covered with glass...., very tired.

Now prefer everything back to simple, any table any chairs, rms no drs also can, no aircon only portable electric fan, no king size bed only "portable" "dunlop"....why like this, anyone can "explain"?.

Yes, my sentiments exactly too!! Guess most humans goes through this stage. I am at yr 3rd round now, have not upgraded to 4th round like you yet! :) The law of "Back to Basics".

  5. i got a quotation from this security company to install security system cost about 4k. Is this consider expensive? Then the guy said if no security system, insurance will quote me more expensive? True ah?

i mean i've been staying in landed all my life, never encountered break in before, choy choy choy touch wood, but maybe my houses are all very old and very super lok?

The only reason why i'm thinking of installing security system is becoz i overhaul the entire place so it now looks 10x better than the row of old neighbors and becoz still under renovation, i can easily conceal the wires instead of having them exposed?

QUestion : Is it worth to do security? Would dogs (sheepdogs) suffice?

    Hi pantieileen,

Care to share the contacts of your security company?

    Thanks! :)

  6. Come, we can shake hands liao. :P

We sold off our place in June. Technically, need to handover mid Aug one... but we neg to extend 2 more mths & of cos pay rental for Sept, Oct & 1/2 mth for Nov lah...

That's also why we want to move in ASAP. Dun want to pay more rental.

Really shake hands and hi five to you also! Our story is about the same, but I managed to nego and stay on till Dec since selling off last week. But yrs level 3 and 4 ready, by mine is level 1 & 2 ready, level 3 and 4 still ongoing. And I also plan to install digital lock for my main door. Yes...I cannont imagine living with dirt and dust but gotta no choice... Do not want to go thru shifting to temp rented place and shift again when ready.

  7. Really? You in the same area too? ;)

I need to move in by 13 Nov... for A&A works, the timeline I gave my contractors is super duper tight. They have only abt 1.5mths to complete the works.

They did highlight that 1st floor may not be ready in time but I have no choice cos need to hand over my flat to the new owner already. :(

Hey we are in the same shoes! I have in shift in mid Ded but only my level one and two is ready . Works will be ongoing cos I also need to handover my hdb in Dec. Full completion might be Feb or so.
